Yeah most of the east side of the river is pretty flat!
Does the Nob Hill area have single family homes close to 1200 sq feet ?
Yes they do exist but are harder to find there than other places in Portland. Condos and large SFH are much more common in NW specifically nob hill.

West,south west and south Portland are the best hoods in Portland.
