I'd say that's $55k well spent, absolutely beautiful job. Love the gentle mix of Scandi+Authentic Japanese design
Wish I had trained in carpentry instead of electrics 😂

Never, ever underestimate the importance and value of a skilled and efficient electrician. It's a critical skill set so you don't burn down your meticulously renovated home AND your neighbor's homes on either side. ; )

@@le_th_ in my case its just unfortunate as I cannot obtain a Japanese visa with my electrical skills, they're looking for carpenters and machinists!

Nordic and Japanese designs are my favorite -- so combining them is delightful.

One of the most critical parts of a house renovation project is the work of subcontractors, in terms of their competence, scheduling ability (when to start, duration of work, costing of materials and labour, contingency planning), etc. You had videos showing the frustration of dealing with the first carpenter (and his wife) to remove the post, and the satisfaction of working with 2 young carpenters (after replacing the first carpenter). How would you characterize your overall experience with local Japanese subcontractors, including for things like electrical/gas/plumbing, etc.? You have lived in Japan for several years, speak Japanese fluently, and know people in the trades; as such, you are certainly ahead of many foreigners who are considering to buy and renovate an akiya in Japan. They will inevitably run into the proverbial brick wall in many instances, especially in dealing with the subcontractors.

You mentioned how there was zero value in the house in your short. Did it really say that on the paper? Of all my houses in Japan, no matter how old or bad the condition, NONE of them ever said zero value on paper. And none of them were even that close to zero. My biggest project (which was my first big one as well) in Saitama took me 8 months on my own and 2.5 million yen to complete. Congrats to you. I know it's a lot of work, but I also know it can be a lot of fun...especially when you get to the end and you think, "Did I just do all that?" lol

The price quoted in the video (55k USD) are only the renovation costs. I would estimate that the land purchase price would be as much as 5-6 times this in that area of Tokyo, Bringing the total price of the house likely between 350k - 400k USD. Still, pretty amazing job!

I am interested in taking a long vacation in Japan several months I have a construction background and living there sounds interesting I will definitely keep watching your channel the heated floors was a bigA+

You did a lovely job with your house renovation. It's small by American standards, but certainly large enough for an AirBnB. Considering what you pay for a terrible house in many parts of the world, $55,000 isn't a lot to pay for a house. However, not many people could pay that much in cash as they're rebuilding it!

I'm very interested to buy an house in japan and get the Hotel licence. Wouldn't it make more sense to purchase a slightly more expensive property that requires less effort in renovations? Especially considering the costs (not very high individually) but that, when summed up, still add up to a considerable amount?
