My husband and I are first time homeowners and have never noticed the water in the tracks before. We saw it in the tracks just recently and absolutely panicked. And I did what every other person does when they have a problem and googled it and your video popped up. After watching your video and checking outside for the weep holes, we realized that it was okay. Thank you so much for creating this video!!!
As a professional I have a little issue. Water in the track is not really a leaking window. It is how the window is designed as you showed. But this is probably VERY valuable information for the homeowner. My issue is the video should actually have been titled something like “ is my window really leaking?” But a well done video that I feel needed to be made.👍 What a lot of people don’t understand is, this is often the difference between a cheap window and a quality one, how well the weep system is designed. In cheap windows the weep system is very easily overwhelmed.
Thank you for this so much. I just had new windows installed like 2 months ago and saw this tonight. Arizona just had a rain storm in all this heat. I instantly researched how to file a claim with the warranty until I decided to do some research and saw your video. I feel much better. ❤
@@americanwindowconceptshi there I have an issue where the water in the tracks exit through the weep holes but also down the frame under the window. I made a whole in the sheetrock and can see how the water drips down. I have Mr Glass 300 Horizontal Rollers and wonder how do I remove the window and tracks to try and apply a silicone under the tracks and at the screw sites under the tracks. Pleas help how do i take the window out and the side bar/tracks and expose what is under the tracks. Thanks!!
@@erickvillafan3609it’s the middle of our rainy season and Always high winds, I cannot take the window out because of the weather so how can I fix the problem? The water is seeping down my wall the track gets so full
We get several typhoons here on Okinawa and the water pushes through my aluminum window seals. Seals are very much like the ones you showing in your video. However, if we do not block them, it will overflow onto wall and the floor. This just happened during the last typhoon with one of the windows we did not block. It puddled onto the floor and leaked to the bedroom ceiling below that floor. Lots of damage. During a typhoon we usually block all the windows with doggy pads and even diapers and just change them out as they fill up. It’s like a reverse fire brigade that never stops until the rain and wind stop. I would love to know a way to fix this problem.
I had new horizontal windows installed a couple years ago but ever since in my daughter’s room the wall is getting wet under the window and under the sill. You don’t notice it until it’s too late. I checked all the caulking and everything and even cut the old caulk out redid it all. Is there supposed to be caulking around the bottom mounting screws supposed to be called ? That’s the only place I can see it coming from.
Same here! I have Mr. Glass 300 horizontal rollers and the weeping holes are clear and water exits, however I have a leakage under the tracks/frame. I made a hole in the sheetrock and can see it leak. I wonder how to remove the window and tracks to be able to seal underneath the tracks. Did you fix your problem? How? Thanks!
It creates a dam, and that water will be sure to overflow the main frame...which is what you do not want. The best thing is to allow the water to weep itself out between wind gusts, because this is the only time (usually) when you will see water pool up in the window tracks.
Great content as usual Sean. Informative, short, and to the point. This is coming from someone who has participated in hundreds of field water testing of windows and doors. You may have said this already and I believe service techs make best window installers.
Thank you Nathaniel! I appreciate the feedback. And yes, I totally agree, service techs do make the best installers....they know what to look for in order to be sure an installation is done properly. Thanks for watching!

We just had 2 windows at the back of our house repaired because it was leaking. It started leaking again when it rained and so our contractor opened the stucco again and added a channel. It leaked AGAIN and now our contractor wants to tear down the ENTIRE inside and outside walls of the back of our house because he thinks that that part of our home (which was an addition/extension) was not wrapped. The house and extension was built in the 1960’s. He is charging us an additional 15k (not including materials) to do this! We already paid $3000 for the initial repair? What should we do?? It’s leaking from the top, btw.
Hi Sheila, I would take the same measure as your contractor honestly. I would cut back the siding or stucco, and redo the window install with nail flanged windows and new flashing. Also, I have seen roofs create major issues with windows as well, but that usually would be in a condensed area, and might show water bubbles in the drywall above that window. I hope everything goes well and this gets fixed for you once and for all.
What about leaking window in older 1945 window? (Wood frame on outside, single pane sliding side-to-side on aluminum track.) Water pools in track when rains. Is showing worst effects-paint peeling & moist wall-at lower corner. Can good caulking, sealing & repainting job remedy this? Other comments / guidance appreciated. Thanks in advance!
My new window is filling up every rain and its concerning. Initially, it was overflowing so they reinstalled it. Its still filling up but its no longer overflowing or hasn't for the last 2 rains. My neighbors used the same window company and style window but theirs is not doing it. I live in Florida so we get alot of rain in certain seasons. Its stressing me out and my home improvements are put on hold until I get answers. I did a water test on the glass only and it filled up quickly so I don't believe its coming from anywhere else. Any ideas on what is wrong?
In my town, lots of school buildings have a problems. After the heavy rain lots of water leakage phenomenon happens at the window sill . I really dont know how to fix it.. all of the schools have red bricks as ornamental tiles. Is there any solution to solve these problems? If there is, how should I repair? Im not good at english.. I hope you could understood..
When they installed my new windows I noticed that the windows aren’t flush against the wall of the building or recessed. The seem to stick out a bit which the installer put this black caulking around to seal. Is that normal? Do I have to worry about the caulking failing and water seeping in ?
This can happen when you have wind driven rain. there really is no way around this type of storm versus your window with a weep system. The biggest thing to remember if you see some water in the window track is DO NOT put a towel in the window track. Let the weep system do its job...that is to weep the water out of the track and frame between gusts.
I’m at my wits end. Have an older brick home. The window in my son’s room, single pane, appears to be leaking. I’ve had a window company come out & tell me the window is fine, I should call a brick mason to have bricks around the window repointed. I did that but water still is coming in. It appears to be coming in from the bottom(pooling in the sash) during a blowing rain storm & dripping water into the room. The floor is damaged as well as the ceiling in my dining room(below my sons room). Roofing company came out & said roof looks fine but took photos of another window and said there is no caulk. Had a handyman caulk that window & water still comes in. Looks like the caulking around the sill is gone. Any thoughts? Could it be the window? Most window companies don’t want to replace just one window because they don’t make money off of one window. I have 24 large windows in my home & cannot afford to replace them
I’m having the same problem. I just changed my windows to Impact but the floor Is already damaged in my daughter’s room. I had to replace the drywall below her window because it was wet and full of mold and in the garage ceiling as well. The garage is under her room. My association takes care of the roof, and they sent a roofer who said it’s the window, the window company says it’s the roof. I’m soo sick of this!!!
I have one window that doesn't drain properly and I am not able to get it the manufacturer to fix. It has never worked properly is there any way to drill down the weep hole to open it? Is there any other way to fix this issue myself?
First off is I had a leaking window, So I sealed it completely with Silicone Sealent. It still leaked. So, the next year I sealed it with Flex Tape and silicone. The leak slowed down but still leaked. Next I put a small gutter over the window and the leak stopped for 2 years. But suddenly with the heavy rains in New England this winter it started to leak again. I am absolutely perplexed as to why this window is leaking again. Any advise from anyone who knows how to fix this will be appreciated.
I'm sorry , but what I got out of this video is that you work for a company that sells leaky windows. How about selling Windows that don't leak. At the end of this video you finally got to the to the meat of the matter poor installation or manufacturer defect

What if it's a stucco exterior and you do not have the seams like you would with a vinyl or wood siding home?
