- Looking to Rent in Iloilo Philippines? Where will affect your cost and cost of living greatly. In the city proper you will spend more for less. Go to a province town just outside the city and you get get more space for less money but you will need to commute to get to the malls, shops and fancy places to eat. A good province town still can lots to offer for food and you might just find yourself eating more healthy for less.
Today I share my friend Cap's rental house he just leased. It is a province town near the markets and main highway. Nice and with a large yard. A house like this in the USA would cost you $1200 to $2500 according to location but here it can fit his small pension allow him to still live happy.
We are a Fil Am couple sharing our lives between living in Texas USA and Panay Island Philippines. We share dealing with two different cultures, building our solid concrete cast in place home beach side and exploring/ seeking new things. We hope you enjoy and join to be a apart of a bigger family here on this channel.

I was thinking NO WAY I'd get that house, way to big for one person, no aircon, no water heater for shower, no wardrobe's, etc, etc. UNTIL you said P12,000 ($220.00 USD). That's pretty dog gone cheap! Anyway, wish Cap the best. The house will keep him and his GF busy sprucing it up.

I love the windows. Imagine it's less money than expected because it's not in Iloilo City proper. Such a nice property, especially once the yard is cleared up.

Iloilo? I spent 3 weeks checking out the city and surrounding area near Festive walk.
The area is clean, low traffic for a city, low noise,?mega mall is large and not crowded at all. To me and my girl iit was very boring with little to no entertainment. Went to Roxas city several times and it has an excellent beach and beach front area. A few nice restaurants, again clean, quiet and very little entertainment. If you want extreme peace and quiet Iloilo’s is your place. If you want a more lively area try Angeles City!

A great rental house find for Cap, and maybe Cap will need to "borrow" a few of James's workers to cleanup and do repairs to the back of the house, or just hire a few other locals to help Cap clean up the outside. The yard has plenty of space for a garden too, or maybe just some flowering plants. Also plenty of space in the house and outside to have a big party, after the outside is cleaned up, hehehe. Anyway, i located the house on google maps "street view" dated July 2022, and the house looks a lot better NOW, for sure. The street view image from July shows the house and surroundings before the house was painted the current color gray, which is a lot more appealing than the old color of dirty or mildew white, with the red ceramic tiles also painted gray, above the door and windows. Amazing rental price too, and good to use a lawyer for the lease agreement. Maayong Swerte Cap. Great video. Amping (*_*)
Nice house Cap. James and Melinda, you folks live in a nice part of the PI. The City of Iloilo has a great mayor who is very progressive. There's another UA-camr in your area that recently moved to Iloilo and had previously shown a meeting with the Mayor! So, I'm impressed to with the improvements to the City's infrastructure. Keep up the great videos James, but make sure you enjoy your life! You've been busy with videos this Holiday Season!!

Dude, he shoots, he scores! One thing I kinda noticed, the "Restaurant" looks like power is coming from the house. Definitely worth investing in a mini-split for that rent price! He could even sublet some of the bedrooms, if he's inclined to do so.
Depending on where that is I'd be tempted to ask if he'd rent a room to me. But I have a lot of stuff to get done here in the US, some months before I voyage out there.

He has furniture and large aircon already from his last place. We cut a hole in the wall for him today and Aircon ready now.
It does have good curb appeal, but indoors is very nice. The good thing about the yard is, its in the Philippines, once you get all the dead stuff taken away, all you have to do put in some pavers, and plants then you got er done.
awesome deal, thats great. I love older homes. Not sure of burning laws their, but id have a burn pit and burn alot of the limbs and debris to get rid of it. Im a country boy from mississippi, i drive to biloxi for work about 30 minutes also, so thats not a deal breaker for me. Hope to get over to philippines this year, im ready for the slower lifestyle, tired of the rat race here.
As the economy gets worse and obviously the supply is high and the demand is low, you can probably find some incredible deals. That’s a nice place and I’m sure the landlord is going to encourage him to stay and keep the rent low.
The economy is booming here and prices are getting higher n higher. This was a real lucky find.

I’m from the DFW area. I’ve been in Iloilo since 2011. I agree, we moved into the city and built a nice place. The Savannah hustle/commute was too much to bear. 😂
Now over by Savannah is about to be built into I high end area.
I assume this house must have sat vacant for some time. I can't understand how it's so gorgeous on the inside and looks like Sanford & Son Junk Yard on the outside. Regardless, that's a great house, nice price, and that yard can be cleaned up. Also, a much better deal and space compared to his previous residence. Congrats Cap, I can see how happy you are. 💙

Not a bad deal . Yard for sure needed a good cleaning, rake it all up in a pile and put the fire to it. I'm a country boy of course I'm married to a filipina that likes a city slickers life style. You can take the boy out of the country but you can't take country out of the boy. When I was a teenager, we be like free range chickens all over the place, down creek fishing, riding bikes jumping ramps. Had a wonderful experience as a country boy . Living in the city is for the birds lol

Could easily add hot water, aircon and just about anything else with rent that cheap.
That's something people need to consider.
What sort of upgrades you can do yourself to make a place comfortable.
Just be prepared to walk away from whatever you have installed.
If it's long term. You won't lose anything.

Thats a great deal. Also facebook marketplace is the easy way to find cheaper place. My sister in law lived in Lapaz she has a contact rental house for 6k Pesos 2 bedroom in Savanahh and 20k pesos 3 bedroom fullyfurnished house in Parc Regency Iloilo City.

Heck, I'll pay 15k for that house. For that price in USD, will not even get you a 2 bedroom apartment at least here in Las Vegas where I am now. I pay more on my power bill in comparison to that rent alone LOL!

That building blocking can also be a security risk too. Someone can easily hide and work on entry from one of those front windows being blocked. But otherwise yeah, great deal👍

He has a Nice Yamaha XSR bike so he can get around easy. He is leaving a 15k a month 4 plex near everything near megaworld. Space n yard is something he really wanted
I think this is a nice house, expecially for that price. The only downside I see is that the bathrooms are too small and a bit primitive for this kind of property. The lavabo is small, there no hot water and no separation between the shower and the rest of the bathroom, which means the entire bathroom will get wet, including the toilet. That would probably be a dealbreaker for me. Aircon can always be installed and if he buys a split unit, all it takes is drilling a small hole through the wall, so when he moves he can take the aircon with him - if he's the one who buys it.

The house wasted more space. A good designer can build 2 appartment units out of it. And if I am going to design it I could have made 2 units. More units means more income. anyway, maybe it was intended for family use that end up renting it. Owner must paint his store to match the appartment.
I would be pretty worried that I was going to pay utilities for the shop as well. Just saying...
