Keep furniture on the cheap . Can get good oak furniture land on Facebook marketplace for about 20% of retail . Same with sofas etc. Don’t get into debt on your first house 🙏
Not a bad idea, but we would have a tiny kitchen and we both don’t like the idea of losing kitchen space. Also, the only heater that heats the living room is on that wall 🤷🏻♂️

It’s hard to see where the kitchen doorway ends so not sure how much space there is. Could you take out the pantry under the stairs in the kitchen along with maybe the edge of the counter where the microwave is and fit a larger American style fridge or at least a taller unit rather than the two under counter fridge freeze combo? Shame to loose the storage cupboard as I know most uk homes can really lack storage space but might be something to consider, especially if you have enough wall cabinets and don’t need the pantry.
We have talked about this, but unfortunately not because that extra bit is where our gas and electric meters are and we’ve been told it’s a major support to the house so it can’t be moved, we also looked Into cutting the kitchen top where the microwave is but then we lose all that space too. It’s a silly designed kitchen, but we have plans 👀
I think you should get light color furniture because the rooms seems so small,congrats on your new home can’t wait to see the finished product 😊
