  • Hello everyone! Roxane and I unexpectedly met someone in town that would let us pick his brain about building our house. He gave us some really good guidance and we got to ask him a ton of questions. He was a really nice guy! This will be priceless for us when it comes to future projects on the house. We also started to wire Wyatt's room for power. Thank you for being here, we appreciate you all! Enjoy!

I'm with Cyndi Brown, you will need more outlets in the kitchen. You automatically have a separate one for the stove and fridge, but you will need one for your toaster, coffeemaker, mixer, crockpot etc. I live in a senior building and i only have 4 in my kitchen. I have to run extension cords sometimes to cook for holidays, etc. You do such a professional job on everything and keep everything so neat. Also, I lived in a mobile home before which is similar to your shedominium, you should heat wrap your pipes under the house because if the power goes out your pipes will freeze. I learned the hard way. Keep sharing your homesteading growth with us. Love it!

Carol I’m with you on on electrical outlets in the kitchen.. you can’t have too many in my opinion.. better to have more outlets than you need, than not enough through out the house..

You should have two circuits for the kitchen. Toasters, microwaves, etc., use a lot of watts.

Outlets in the kitchen area is always an issue. We built a house that the electrician put double gang plugs every 3 feet in the kitchen cabinet area they had 16 outlets plus the refrigerator and microwave. A year after completion the homeowner had the electrician go back in and install a double gang outlet on 3 sides of the island cabinets. So the issue can be enormous and still not have what is wanted where needed.

You can never have too many outlets!
Also, when you are doing your plumbing be sure to put cut offs at each water inlet. Bathrooms, and kitchen sink. That will be a huge help if you ever have a water break or things freeze up.
Good advice from the plumber about getting a professional when dealing with septic.
You guys are doing an awesome job. Great progress.

I haven't seen it mentioned but have you thought about putting turn off valves on each one of your water lines in kitchen and bathrooms? They come in real handy on the toilet if you have to replace the guts in the tank. Also my experience, you can never have to many electrical outlets.Just a couple of things to consider.

Be carful with exposed piping under the house, even drain lines. Even with skirting around the bottom of the house, pipes can still freeze. Any pipes between the bottom of the floor but still above the floor insulation will be ok. They will get heat from the house. Any pipes below the insulation will need to be wrapped in heat tape then covered with pipe wrap insulation. Try to keep all supply line close to the floor decking

    • @olgringo-421

Properly installed drain lines shouldn't be a problem, however unprotected P-traps can freeze.

You may also consider isolation valves for each separate room. In the age of renovations and emergency repairs I have seen where being able to isolate a bathroom from the rest of the house has proven invaluable. Most showers don't have easy access and may require extended outages to repair so it aids in being able to make repairs while still being able to use the rest of the house.

A gray water tank will save your main septic system. The soap from sinks, showers and cloth washer will kill the yeast in the septic, slowing or stopping the process of the solid breaking down. Also recommend flushing a pack of dried yeast down the toilet one’s a month.

Great idea talking to a professional. My family has always been DIY yet my dad always told me, "You can't beat a man/woman at their own trade." My parents live in a double wide manufactured home. They had stone skirting put around the bottom of their home. I know you guys plan to use cedar which will look great! They had 2" pink foam installed on the inside of their skirting which pray foam to seal the edges. Their floors are so much warmer, they haven't had mice or any other animals getting under or in the home since. This was a big deal because animals would get underneith their home and pull down their floor insulation to make a nest. They also have all their water pipes (sewer pipes won't freeze) insulated plus put heat tape on them. They do not have any water lines freeze and again, we live in Iowa. Your house is going to be amazing. I also thought of one other thing on your electric. Here in Iowa we are required to have smoke detector/carbon monoxide detectors above each bedroom door. They must be hard wired into electric and battery back up. Iowa code of course.

Remember, all appliances on their own breaker. Such as, refrigerator, A/C unit, dish washer, microwave, cloth washer, etc.
Need a ceiling fan in each bedroom and one for the living room? Many some Outlets that work off switches for lamps? Recommend Two-way switching for living room light, a Switch by each exterior door. Real easy to do. Just need 2 two-way switches and a piece of 3-wire cable to run between switches. Power to the first switch and the power from second switch to the light only needs the 2-wire cable like your already using.

I would add.... you can NEVER have enough outlets especially in the bath and the kitchen! We bought a premade, 489 sq ft Park Model and spent nearly an extra $900 on added outlets in the house and on the outside! Sooooo very glad we did! I agree with a former post that large drawers ( big enough to hold pots and lids, small appliances etc are great space savers and keep your counters clear! I also love the idea of a loft bed for Wyatt! Gives so much more living space on the floor! I love watching what how you both are learning and doing! Hugs!

That was great to have a plumber come out and go over all that. I would definitely have him come back out if you can like you were thinking.
Picking where and how many outlets and switches you need can be challenging. I guess I'd think about all the appliances, regular standard ones (fridge, stove )and those that are more flexible. Also, if you have say a kitchen aid mixer , that you maybe use all the time, do you want it to have a dedicated outlet, appliance garage or appliance drawer that pops the appliance up for use? Since you like to cook, and you're building your kitchen might as well make it efficient and exactly how it will work best for you 🙂

From watching other channels, this thought occurred…with all the shortages and the long wait times for appliances and and other building supplies that need to be protected from the elements, knowing you have limited storage space, as well as Mel and Gary, what about considering getting a container or even each could possibly locate enclosed cargo trailers that would be useful to store appliances and other supplies, that you need to have have at critical times. Not having the space to put them and needing to wait till your closer to doing that project could delay due to availability?? It would be also a space that could be locked up👍🏼 Just a thought😃👍🏼
You could once done with the cargo trailer convert it for when you go on trips, if you are planning on selling the trailer you are utilizing currently?? You can check out also what Josh on “Wild Wonderful Offgrid” did to the cargo trailer they had. Or maybe you will keep that for when you take get-a-ways from the 41.36. It’s nice to have a home away from home, you can save on meals, have your own bed, and restroom.
Just throwing out thoughts out to consider/contemplate. 😃👍🏼

Just a thought and maybe you have thought of this, but if you plan to mount a television or do wired networking this would be the time to add those in as well. I hardwire as much networking as possible to ensure i'm getting the most out of my network uplink. A box of Cat5 network cable online is pretty cheap and making your own cables is pretty easy, but fishing them through finished walls later isn't that fun.

I totally agree Terence. I worked in the cable industry for over 10 years. I used to do wall fish and run Cat5 and Cat6 cables all the time. It is definitely easier to do it now rather than later lol

It's coming along! I love that you got the things needed for the bathroom and then started to do the work. Makes it so easy to "see" how it will turn out and not have to worry if measurements are off or items being out of stock when you get there. Good job Ant & Rox. Will be awesome when done.

Hey guys, may I suggest insulating the exterior pipes, especially those under the house, and might I suggest running a surge protector in the house. The surge protector does exactly what it says. It protects your electronics from experiencing an extra burst of energy coming through the wires from an unexpected source. They don't cost that much from what I hear and it is sure a lot cheaper than trying to put out a fire in the house. Is just another layer of protection for home owners such as yourselves. Also, be very careful not to puncture your wires with anything sharp so as to prevent the system from arcing and shorting out the system. Is a pain in the butt trying to troubleshoot the situation after the fact. Just a though. Take care and be well guys. Much love from Vancouver Canada.

You will regret and auto vent under the sink. They smell.
Hook the kitchen and your bathroom vent pipes together in the attic and then run one vent pipe through the roof. Not sure about code where you are, but the other bathroom vent pipe (if not too far away) may also be hooked to the other two vents in the attic so you only have one vent pipe going through the roof. Where I am, we tie all vents together for the entire house in the attic then one pipe through the roof.
