Very nice views, well presented and maintained property. I agree about removing the curtains to let in more light. The small and small paned windows don't help either. Very little greenery that I could see.
It does require some updating but not a huge amount.
The price is high irrespective of where it is. They will have difficulty selling it for that and you've shown properties that have had to reduce their price in order to attract interest and potential serious buyers. I think that will be the case with this one too.

House is beautiful on the outside but very dated on the inside. I would also recommend removing the curtains from the windows to capture more sunlight.
