  • CBSLA's Kristine Lazar reports on the on the long waits and difficulty in finding affordable housing, even for applicants who have been approved for Section 8 vouchers through Los Angeles County. Experts say there is simply not enough housing, nor are there are a lot of landlords eager to take on Section 8 tenants, both of which contributes to the problem of homelessness.

    I live right by a section 8 apartment complex. I've seen brand new Lexus, Chargers (not your standard v6) and even newer Tahoes. If there is an issue finding section 8 for those who truly need it they can thank those who take advantage of it.

      Doesn't mean they take advantage(although some do) . Could mean they have good credit, or visitors or a job. You can work on section 8.

      @@zettagooden3358 Any type of social programs (Section 8, Medicaid, Food Stamps, etc.) put the income thresholds so low that people cannot legally qualify unless they are really below the poverty line. Two income households will definitely not make the cut. As a result, there are people living on the property who are not part of the lease. They use that income to get ahead on below market rent. When government officials come by to check on the properties, the people not on the lease clear out their belongings beforehand. I grew up in a Section 8 household so I know how it works. A guy making 40K a year, but paying a 1/3 of an $800/dollar month can definitely get a souped-up Charger.

    It’s not always the tenants fault on why some landlords don’t accept section 8. It’s because of the bureaucracy of the section 8 office and program. They are a nightmare to deal with. Worse than the DMV. At least the DMV functions somewhat. HUD and section 8 case managers need to fix how they run things. Maybe do a news story on that.

    Section 8 tenants tend to have a history of ruining property. Some, NOT all. So owners won’t rent to them.

      Yea, have read alot of posts of any trash a place for some reason so makes decent renters look bad and so owners wont take hud due to past problems any. i hope when i can move i able find a decent place and not wait forever before help runs out any.

      That's why u rent the property through a reputable rental agency that does proper background checks. You don't just judge every book by its cover. Landlords miss out on so many good tenants this way. Crazy thing is, section 8 or not, any person can damage the property and NOT pay the rent.

    I once rented my property to section 8 tenants. Never again!! I once got called to change a f’ing lightbulb. There was a MAN, his girlfriend and 2 children. They called me to change a lightbulb. I had to also change the battery in the smoke detector. The sorry a$$ man disconnected it because it chirped instead of just replacing the battery. I would’ve taken the money out the rent had they simply called and asked. They damaged my ceiling fan and crack the toilet tank. How in the world they did that is beyond me. Some really nasty, lazy people.

      You as the landlord knew those batteries needed to be changed out often. After all, they were battery operated fire detectors and carbon monoxide detectors. Why didn’t you just leave a pack of extra batteries with them? You were trying to past the expense on to your tenants. It’s so obvious.

      @@052970, no one is thinking about smoke detector batteries for tenants. If it starts chirping, it only costs about $5 to replace the battery. As I said they simply could've called and asked for it to be subtracted from the rent if it's that big a deal, instead of disconnecting it. The way I found out what they did was the inspector put it on the report for me to handle. This is why I no longer rent to them. I only rent to responsible adults who can communicate.

    If a guarantee of monthly rent from the federal government, a sign-on bonus of $2500 and up to $5000 of reimbursement for renovations, there must be some really big resons why landlords don't want it. Really big.

      Probably because that 5000 cap on reimbursement for damages is not enough to fix the condition of how some people leave the unit. The one instance that my husband and I agreed to accept section 8 on a condo, aside from the calls from the sheriff three times, we were left with 11K in losses. After a lengthy eviction all the appliances were missing, the carpets ripped out, rolled up and smashed through the windows. I mean they really left a terrible taste in my mouth and I never accepted them again. That's just my experience I'm sure most are considerate

      @@spirosmith1389 that was similar to my experience. They caused issues, it was hard to get them out, they caused 40k in damages at the end when they finally left. Given the opportunity I would not rent to a section 8 tenant again, the risks are too high considering the lack of control you have and the lack of responsibility the tenant and housing authority have on the unit afterwards.

      The honest truth is if you have two applications in front of you, one with a stable income that meets the requirements, good credit, and good references and someone with a section 8 voucher with a lower credit score, lower income and no references, which one would you select to trust with a very expensive asset? Honestly I had fallen for the idea of the guaranteed rent and the idea that the person would be incentivized to take care of the property since they’d not want to jeopardize their voucher. My experience was further from the truth. I had not considered that the same person who can’t afford the rent themselves, can’t afford the utilities and bills completely, let alone any money for repairs after they leave. So there is no incentive for them to not destroy the place. The housing authority will also pit the tenant against you, ie they damage the unit before inspection (ie broken windows, doors etc) and will hold the voucher hostage from the landlord. So as the landlord you have to pay out of your pocket to fix it if you want the voucher, the case workers will tell the tenant this. Of course housing authority will give the verbiage that it’s the tenants responsibility to the landlord, but it is lip service. If they want to fix it, the housing authority needs to a) during their inspections note the condition and if the places is trashed, really look at removing them from the program b) be financially responsible for all damage done to the unit and not just $5k. That isn’t nearly enough.

      It sure isn't! Tell the truth many landlords gave sec8 a chance & got burned by the tenant & their providers that have no regards for their lease. Then when many are called on their violations they damage the apts. I'd never do it again!

      Actúally there are section 8 in very unexpected safe places surrounded by million dollar homes in Orange County. It’s very lowkey.

      It absolutely does! I had hopes of taking my voucher to get better but somebody targeted me, I Lost My two-bedroom apartment due to them not repairing in a ceiling caved in, they lied sent my rent back claimed I didn't pay it, my son left I lost my animals, I also believe they hired this man to pretend he loved me using me to go on the road and worked with him I think they used it to trick me, it was nothing but emotional mental repeated abuse, I absolutely believe he was hired that he works with the housing authority as well as the landlord here why they do not want me moving anywhere, no repairs the light cover put on underneath is so hot it's the last before you put a cover on it it was black on the ceiling so they'll probably use it and blame me if something happened, I do believe now they absolutely use us that are vulnerable they use vulnerable people. This is how they get richer they use us wrongly!!!! Some!! I don't think everybody's corrupt, but I learned the hard way as well as in trapping me here making false lies about me I'm an isolation, and work with the corrupt I believe that because it's been 7 years now I wanted to believe the best for too long and I think I'm one that's just use for their money, for any hopes to move to feel free again I was told when I got in here if I don't leave now I won't be free it has taken 7 years but I am realizing there reasons why, were only used, some of us, they walk on, for there money, no landlord or anyone he knows should be on MY phones or personal info..for ANY reasons!!unless they are doing something wrong!.. thinking I came a long way only to find false hope never mattered, because once these people find out we're in counseling or something they will use that or anything they can to hurt us and seem to get away with this

      My neighbor is here illegally, a felon, and the 2 kids that approves him, for this assistance, has to clean up after the people he hides inside the house because they for one, aren't supposed to be there, 2 - one is the mother that abandoned the kids to begin with. They park all over the streets, shoot off guns when they are drinking, steal everyone else's mail, ask people for shit, cry about their personal relationships. Yes of coarse his belly is to his knees and he has rack of tits he is very proud of, while yelling at everyone else. 😂

    My friend has a section 8 voucher she can take anywhere in the country. If you cant find housing where you live now, then move elsewhere where the rents aren’t so high! It sucks but keeping a roof over your head is the most important thing! And, stop having so many kids you can’t afford to take care of them! It’s sucks that a lot of people trash landlords properties that have these vouchers too! That’s why they by and large won’t take section 8 vouchers anymore. Too much riff raff and more people residing there than what is allowed, such as family and boyfriends. I don’t blame landlords at all, I blame the tenants!

      That's not how that works, Section 8 vouchers are by county. Some counties have a port in to transfer from one to another but not all do.

    In my neighborhood, their is known rental houses. On one occasion the landlord of a rental property disclosed to me that a renter did not pay his rent for over a year. The renter took advantage of the moratorium on evictions. The landlod said that he lost about $12000 dollars because he could not evict a delinquent tenant. When the tenant had to move, he trashed the rental priperty.

    My parents own well taken rental properties and they rented out one of the houses for a total of 8 years to section 8 and every family that lived there did serious damage. I know its not all section 8 do this but a vast majority do.

    Local governments also need to be audited as they have audited the people who live on the vouchers. They lie on Section 8 holders an owner's caused them to be trapped in situations where the voucher holder is has to pay back $800,000 and or face jail time for not cooperating with their scam.

    Well considering how many people on section 8 trash houses and neighborhoods it doesn't surprise me. Neighborhoods with section 8 tenants often see an increase of crime, loud and rude people moving in, nice houses get trashed, and graffiti gets sprayed everywhere. Section 8 wouldn't be an issue if more screening was done.

      @@arearesident5152 No, not every resident behaves this way, but too many do. Have you ever been through a section 8 neighborhood? Where I used to live, before section 8 came along, it was beautiful, clean, friendly, and welcoming. Once section 8 started, suddenly there was trash everywhere, people scream, curse, fight, and blast gangster rap all day and night, drug dealers are everywhere, and the crime rate soared. Houses that had clean yards were bought and rented to section 8 tenants and suddenly the lawns were overgrown and littered with fastfood bags, cigarettes, and shopping carts. The idea of section 8 was to allow lower-class people to move into middle-class neighborhoods with the belief that they would adapt, make positive changes, and become middle-class. Instead, we learned the hard way that forcing low-class scum into clean, charming middle-class neighborhoods doesn't change their behavior at all. They remain trashy and take advantage of the welfare system. Single mothers with one or two kids suddenly had five kids yet no father was in sight. Those kids grow up undisciplined and damage property because they can. The cold, hard truth about section 8 is that it invites lazy, loud, rude, violent, drug-dealing scum into nice neighborhoods and over time those people destroy the once lively, wholesome streets

      @@BeanBag343 it is EXACTLY why I live in a neighborhood with a HOA. There is NO renting to Section 8 whatsoever. We aren’t allowed to at all. People hate HOAs but ours is only $28 a month and our houses are really nice. I made sure we did that because I know my husband wouldn’t have kept up with the house like I wanted him to. Now he has no choice whatsoever. I told him that I wasn’t going to live in anyone’s ghetto when he retired from the Army.

    I was on the Section 8 waiting list since 2014! I gave up on California as I just can't afford to live there! I moved to Florida and I now live in a nice house and only pay 500 dollars a month! Screw Section 8! It takes over 10 years to even get approved for it! By then a person may be dead!! To those trying to get on it, dont!! Just move out of state!!! It is cheaper to live in another state!!!

    I was in property management for over 10 years. I had tenants with 750 credit scores, new cars, excellent rental history etc who destroyed the rental unit. 90% of my Sect 8 residents always paid their share of rent on time, kept their unit clean and respected the rules of the property. There are always a few bad apples in the batch. The factors that are most important are their rental history: paying in timely manner ? Evictions ?Would the previous landlord rent to them again ? and proof of income. One eviction would be ok but they absolutely require a co signer with income as back up. If yes to these screening questions then "Welcome to your New Home"

    I'm going through the same thing with sec8 voucher I have been trying too get a 2brm apartment on the first floor for my son and me I'm currently on disability and my son is also I have been in a car accident and had a mild stroke I've been trying too get a extension for finding a good place but it's not easy-going for people who have sec8 landlords don't want too accept section 8 voucher s they're giving you

    I have section 8 it’s a blessing , at the same time the more I progress , the more it could be tooken away .. the more you make .. you’ll still struggle to try and pay rent.. at the end it’s all the same ..

      I never had section 8 which is why I was able to progress so fast and afford my own place without government assistance. You never realize your full potential when you have to rely on others. The goal is to get off of welfare and section 8 it’s not meant to subsidize your lifestyle for the rest of your life.

    I have a 2 bedroom section 8 voucher but I live in a 1 bedroom with my child and have for 5 years. I can't get a two bedroom in my neighborhood because the price is too high and goes over what housing allows. Rent in Seattle and the surrounding area's is so high you can't find anything with section 8. I was told to downgrade to a 1 bedroom and use my 2 bedroom voucher allotment. So i was able to keep my 2 bedroom voucher and use the amount they give you for a 2 bedroom voucher to rent 1 bedroom. I gave the bedroom to my son and sleep on the couch!

      @@JANET.DELGADO yes!😊 If you have a 2 bedroom voucher you can utilize all that money to get a nice 1 bedroom...and you still keep your 2 bedroom voucher! You can do the same thing with a 3 or 4 bedroom voucher. For example...if you have a 4 bedroom voucher you can use it, and all the money they allow for that 4 bedroom voucher to move into a really nice 3 bedroom house...Your just downsizing bedrooms but your 4 bedroom voucher stays the same and your still allowed to keep it...your just living in a 3 bedroom but you would still be a 4 bedroom voucher holder! So down the road wherever you move you would continue to have your 4 bedroom voucher. I hope that makes sense! People on housing will be doing this alot in the future because you can't find anything with the money they give you...if a person is willing to downsize it's alot easier to find something. It's the only way i could do it out of the hood.

      Exactly you must didn't see my other comment on the other video I worked in healthcare and I know for a fact every time I asked a certain people to work I can't work past a certain amount of hours I don't want to mess up my section 8 and I said in the other comment section they need to do away with this whole program see what you do then you either will sink or swim and by the way I really don't give a damn I'm retired.

    I’m confused on why he would need Sec8. He has no children, not a caretaker of an elderly relative. He’s going to school great… but he’s a single male. He can easily work two full time jobs as well as go to school. This is Ridiculous.

Why take a housing voucher opportunity away from a homeless family with children or an elderly person and/or disabled person because you want to take the easy street and be lazy. He is not disabled, he is not a full time caretaker of an elderly/ disabled person, and he does not have children.

    It's against the law to not except a tenant with a Section 8 voucher. So what the landlords do is exceed the rent amount that the Housing Authority will pay.

    I’ve rented to a section 8 tenant in the past and given the opportunity, they would not be my first choice. While I feel like the person interviewed is the exception rather than the rule, you do end up with a tenant who doesn’t have any skin in the game to take care of the property. You also get stuck in between the tenant and the housing authority, ie. Tenant’s boyfriend/girlfriend moves in and they are constantly fighting, breaks windows… landlord ends up paying to fix it if you want to receive the rent from the voucher. They’ll say that the tenant should repair it, but ultimately you’re put between a rock and a hard place because if you hold that line, you’re going to need to do an eviction and that takes even longer and more $ out of pocket. The $5k reimbursement is not enough to cover the damage they can do, if they want landlords to consider the voucher, they also need to be on the hook for any damage the tenant causes. I had originally thought that the ability to stay in the program would be enough incentive, but clearly it isn’t the case.

    Landlords don't need government incentives. We need the government to stop making laws that make it harder to get rid of bad tenants. If we could quickly and easily remove non-paying and disruptive tenants from our properties, maybe we would take a chance on those barely qualified to rent from us.

    Neighbors upstairs have section 8 housing for which they’ve lived over 15 yrs on that apt. Always the loudest, trashiest neighbors who have 4 children, mom, bf, and 2 adult teens living in that ONE BEDROOM apt. I have no idea how they pull it off. However I hope this man gets back in his feet !

    I was born and raised in LA. It is now a dirty, crowded and expensive place to live. No one wants to rent to sec 8 because of a reputation of sec 8 tenants with multiple kids and baby daddies destroying people’s property. Most also have unstable employment and poor credit history. The rampant unchecked illegal immigration also doesn’t help in an already overcrowded expensive city.

    I lived through this exact situation & had a great credit score, very little debt, great rental history, no evictions, stable income from disability...but once your homeless you have a break in your rental history-which could be explained by a # of things like travelling or living with family; but landlords will take ANY excuse to block you if you have section 8. It should be a CRIME!

    Programs like this should go to the elderly and the disabled people. Just because you have children doesn't mean you can't work and support you and your children. I was in a store once with my niece and she said her friend was pregnant again. I said you can have as many children you can afford without welfare. The lady behind us said preach. Say it louder so the one's in the back can hear you.

    I love in Kansas and I have a voucher. The bad thing is they are building apartments all.over the place but no one can afford them and they don't except the voucher. The place I had was bought by another company and that company decided that they didn't want to accept to voucher anymore. That has happened twice and I'm a teacher.

    My condolences to this young man. Not having your mom (parents) so young is tough. More Section 8 should go to college kids, seniors, vets, working people, young married couples. Wishful thinking. Baby mommas have ruin the reputation of the Section 8 program. I'm glad he found an apartment. Now he better kick a$$ at UCLA.

      It's hard because the "baby momma" culture has basically been in effect for two generations now. I was a product of a "baby momma" situation, so I lived it. Not just talking smack. Many poor families have very dysfunctional and self-destructive habits that are passed down to the kids. It's a very vicious cycle and pretty much systemic. The Section 8 issue is just one aspect of the fallout.

      Actually, Veterans shouldn’t be included because we have our own type of Section 8 and home programs. We literally take care of our own. We have our own food programs and all. When I see fellow veterans mention being on Section 8 and having issues, I tell them which VA lines to call. There are programs where it’s Veterans who own multiple homes rent out to fellow Veterans who are down on their luck. We have programs to help them with employment and all. You will not believe the amount of programs we have specifically for Veterans alone. We also have our own events for Homeless Veterans. We have our own clothing programs. You will be amazed at the amount of help we give to each other. Whenever I get free food packages, I definitely make sure that even though my son doesn’t live with me he has food. I just gave away some food to him and other people yesterday that I got from a food bank. I give food to a Homeless Shelter. We have our own Veteran Nursing homes and all. We have our own Homeless Shelters. Unfortunately, some Veterans don’t know about those programs.

    Sad to say, but the affordable housing ship has sailed. Society tried it in the late 20th century. Housing projects and Section 8 were everywhere. That's why so few people were homeless then. Unfortunately, one bad apple spoils the bunch, so affordable housing now has a huge stigma. But more importantly, there are so many new renters who make enough money to pay the high rents (tech remote workers, wealthy foreign students, etc.) that landlords no longer have to consider Section 8. It's just the new economic landscape.

It's just me and my children no friends. And live in the same apartment and this is my 1st on my own now for 7 yrs and ppl here don't even know my name still (neighbors). So not every Sec 8 tenant is PROBLEMATIC

    I live in Pennsylania. The Average rent where I live is $1250 per month. That not furnished. I'm disabled. I finally got a section 8 voucher for $800 but had to be everything included. There is nothing and you are only given 2 months to find a place or you lose the voucher. Hit seems like a scam. Its more that the amount allotted for the voucher should be raised to a reasonable amount. At least the "Average" amount that the apartment rents are in any given area. I have a lot more to say but you get the picture?

      Private property owners/landlords are not compelled to reduce their rental income to match the government subsidy. What you really want is the government to subsidize your rent AND provide the living unit. That is the definition of government housing.

      Well the govt created this problem. As a landlord we got the snot beat out of us. No evictions for going on 2 years, tenants that didn't pay for as long. And never had to prove any loss of income New laws that empower tenants. Our leases were totally void. So welcome to our club I don't feel sorry for ya. I have 1 tenant that paid faithfully & honors the lease. As a result I wouldn't dare raise his 1 ,000.00 rent. And he has a 4 bedroom

    My daughter and I had section 8 in LA for 9 yrs. We only got it because she was a minor and got diagnosed with cancer. We had a house in Koreatown, IRANIAN owner who was a SOB! We were great tenants, took care of things, did no damage. He wanted us out so he could redo the house, (it was a dump and INFESTED with cockroaches). All the yrs we were there, not once could we use the oven because as soon as you turned it on the stench would make you throw up, from all the cockroaches and other bugs in there. We also had RATS! All those yrs we complained about it abd Section 8 did nothing about it. Anyway, we had to get out and there were absolutely NO PLACE TO GO so we lost our voucher. We had to split up. My daughter went out of state to stay with a friend and her family, thank GOD. But me, I've got noone and had nowhere to go so I ended up homeless in my vehicle. Its been 4 yrs and 9 mos and I'm still homeless. And btw, they put illegals in the house we were in. LA takes care of the frikn mexicans, including the ILLEGAL ones, before taking care of an AMERICAN. FACT!!!!

      I bet they got rid of those roaches instead of just complaining to the Landlord and it’s why he rented to them. They probably made some minor repairs also. I have seen this play out plenty of times. If I don’t like something, I handle it. If roaches and rats were a problem and the landlord didn’t handle it, I would have handled it myself because I’m the one who has to live there.
      I own a house and we don’t have those issues because I handle it before it even becomes an issue. Most people don’t even pull out their stoves and refrigerators to clean behind them. When you live in a place, in order to make it comfortable for yourself, you’re going to literally have to do the work. I’m not living uncomfortably for anyone.

    I have a friend who had several section 8 properties in the Palmdale area. He rented out to one property to an African American family with 4 children. Within one year they totally ruined his house. Practically the property was unlivable. The county ordered them to move out because they failed to keep up the property to a livable condition. Yeah, many private owners will be very, very scared to put their property in section 8.

      The idea of section 8, as I understand it anyway, is to allow lower income folks to live in middle class areas with better school systems, infrastructure, etc.
      Projects don’t work, never have, never will. School systems in those areas are typically bad, roads and sidewalks are not taken care of. People get stuck in it and it becomes a generational thing. Section 8 is different and I hope it ends up working long term.

    One sided narrative. I had a house that I planned on renting to section 8, but they told me that I had to remove all the roses in the garden because they are dangerous to little children! I opted to sell the house.

    I got a voucher.. then lost it after me and my 2 kids were in a house for 2 weeks. We lost it because I refuse to let my kids live with roaches.

    You guys need to get a news crew on section 8 inspectors. These inspectors are egotistical, controlling and have a lot of unresolved childhood issues. I've been told to move my co detector down 6 inches even though it's been there for 7 years. Then one year move it to the left 8 feet. I've been told to add a trim over a closet door because it'll "look better" even though there hasn't been a trim for the last 6 inspections. It's not a safety or structural issue. They show up to the wrong unit and left a note on the wrong unit for inspection then threaten to cut our rent bc no one was there. We had an accent wall with distressed wood and they said it was termite infested even when we explained it was a design. Now, they expect the landlord to wait 8-4 pm at the unit and wait for a virtual inspection while the inspector sits at home telling the landlord what to test in the unit. Voucher holders have to be held to a higher standard and that should be part of the program. They don't know basic cleaning habits and the landlords rent gets cut.

      You work 3 or 4 jobs necessary to qualify, plus side hustles like Instacart or Uber.
      There is no "housing crisis" just a laziness crisis. We all have 24 hours in a day.
      You can choose to be a bum or work your ass off.

    People like these deserve a chance. Some people take advantage of Section 8 and landlords don't want multiple kids in units. This type of person is who a landlord should want. Most likely to succeed.

    I don't know how it is anyone else's business why someone is on section 8 or disability or social security, etc. Why they don't earn a lot of money, why they have so many children, it is none of their business. Is anyone asking them why they are costing so much for their Medicare, why they need so many tax breaks, why they have what they have and making sure they deserve it?
    People are being really stupid mocking the poor. If you don't need help, don't take it, simple. I am sure you took whatever help you could get along the way, grants, scholarships, loans, etc. Why judge people for being poor? If you think that is Christian, remember the beggar at the pool who Christ healed. The disciples said, why was he born blind, and Christ answered, so that this miracle could be done. When you help the poor, it is like giving to Christ and doing a miracle for someone.

      Everyone isn’t Christian and people are tired of being taken advantage of. The government needs to go back to having their own apartments buildings to place them in like they used to. This way no one has to deal with Landlords and people can get housing.
      They also need to put a 5 year cap on able bodied individuals so they aren’t on Section 8 forever.

    That's not here, Because housing gives you a waiting list , 5 year waiting list, And number 2 Avery landlord gave up renting price and they get MORE MONEY SECTION 8 , RATHER THAN THE REGULAR RENT, they have ares confused on theirs , idk gydnit

    I live in a 3 bedroom 2 bathroom, 1 has a jacuzzi tub,2 living areas front and back deck..$500 and includes water,trash,and yard maintenance
    Before this we lived in a city of 137k
    Had a 3 bed 1 bath,garage,fenced back yard on a cul de sac for $625
    Current LL bought land and our place was on it. He built a house and uses rent as extra income not to pay his mortgage. I am only saying this because if you can afford to relocate its worth the research. This country needs more section 8 housing for sure. Tiny houses cost about 30k to build,people are renovating portable sheds to live in which costs less than a tiny house.That could be affordable way to help solve lack of landlords who don't take section 8
    I worked as a case manager for a homeless shelter. Its extremely frustrating to find non existent housing.
    I am beyond grateful for my rent situation and never take it for granted

    Section 8 pays up to 2700 for rent, what a fool I was for working my whole life. That a good chunk of change, just to be handed to you. Work your whole life, and I think the maximum social security pays is 2500. Out of principal (something for nothing
    ) I would never rent to section 8, let alone a myriad of other reasons this program is bad.

      I believe $4600 is max for Social Security. If you invest in something like a 8 or 12 unit apartment complex in a poor section of somewhere like Memphis, the Section 8 program is great for the investor. It's guaranteed income from the gov. but the people you get are not the best and have multiple kids (out of wedlock) that usually are harder on the units. But the investors I speak to who own multiple properties always have one or two on Sec 8 because it smoothes out their returns. (ROI).

    SEC. 8 VOUCHER HOLDERS = Police arriving constantly, Loud domestic fights, Kids screaming and crying, weed smell and smoke, cigarette smoke, Loud Music at 3am, stairway sitting blocking entry, cat calling, Public urination, Beer bottles and plastic cigar wrappers and weed bags on the property, Loud phone calls screaming profanity all day and night, Drug dealing, Fights, And worse is the entitlement and pride of these animals when confronted with thier actions.

    People on Section 8 housing have a list they have to go by rentwise and the utilities and if they pass all that and send in the Rifta housing can still denied because it doesn't meet fair market rent for that zipcode. So if say you find a place 2 bd for 2700 and it meets the housing requirements and the landlord sends in the Rifta packet but housing says the "Fair Martket Rent" for that zipcode is only 2200 then housing will denie that rental. It happend to me and housing wont give out a list of the fair market rents they look for so you can find one that meets that.

    5000$ thats a Rent for Flat in Westeurope for 6Months or 1 year in Easteurope..including electricity and heating,i now pay for a 3 Room flat in total 800$ a Months..it was 600$ few years ago..🤔🇪🇺🇺🇸

    What? A sign up bonus? I didn’t get that. I need to ask my property manager. It is in a nice neighborhood. The rent was pretty high. So I had some reservations.
    And the government moved so slow and made us go through hoops of paperworks. And I didn’t get a rent for almost a month, because the inspector didn’t show up to give the place an approval for several weeks. The section 8 sucks. But it is a guaranteed rent. This particular tenant for some reason had a good credit.

    We do not rent to Section 8, period. Too risky. And the fact that Section 8 is offering "landlord bonuses" shows they themselves are aware of the reluctance. It is foolish to rent your $300,000 house to people who are entirely dependant upon the government for their basic needs. We don't want Section 8 people, the neighborhoods don't want them, and that's just the way it is.

    I don't understand why that guy got section 8 or HUD to begin with there are 40 million people in California God knows how many hundred thousands are homeless that are not even able to get on a HUD list or section 8 at all the waiting lists are closed 100% for years at a time and then they allow 50,000 people every three maybe five years to get a voucher but somehow he had to wait up to 5 months to get a voucher and get an apartment and the whole new story is focused on him what about the tens of thousands of people possibly every day in California that try to apply for HUD and get denied because the program is closed down
