My mom used to aggravate me too but she passed away three years ago, and I still listen to the last phone message she left me just to hear her voice. Be nice to her because she might not be there tomorrow. Take care and be good.

My mom died in 1994 on Christmas Day due to my Father's stupidity & carelessness....I was approximately 2 weeks away from turning 3 years old & she was 7.5months pregnant with my lil brother(he was born 2lb 3oz & is now a perfectly healthy 29year old PAIN IN MY ASS) hearing him talk about his mom like that absolutely makes me IRATE....bcuz I would give ANYTHING and EVERYTHING I OWN IN THIS WORLD just for 15 more mins with her ...Let alone be able to call her on the phone....😭😭😭
I'm not looking forward to Mother's Day. Mom passed on May 12th last year. Had no idea, one year later is Mother's Day. I still read Mom's last text. She was 10 days from 92.❤

I used to be the same way with my mom and then my dad died and a couple of years later my sister passed then it was just me and her and I saw things in a different light at that point.... Life is short and our parents won't be here forever, act accordingly or you'll regret it....

Differences in price for the land is because some areas are known sink zones. Underbrush appears to be just outside of that area. You have to be careful. There is one house that's just about only a mile from your property that has been condemned. You can see the house sinking into the ground and cracks everywhere in the building. If you build, make sure you do proper groundwork and ground studies.
Also, if you are not on City water, then getting a well is not like how it used to be. It's more complicated and requires basically a trade of water rights or else extensive fees for certain areas. Make sure you do very good due diligence into water availability before you build.
I live in Pahrump and I hate the heat too. BUT, we only have a few months of it. The rest of the time the weather is good. We have some wind and rain. But no humidity, fleas, ticks, snow maybe for a day. You can ATV and ride horses most the year long. If you are an early morning person you can do stuff almost 365 here. They have train groups and plane groups and garden groups (we have about 6 underground rivers here) and this all used to be farmland. So, don't hate on Pahrump so much ;)

I had an old mom come in my auto shop that was born during the Great War. She tells me about her kids that are in there mid to upper 80's. She says that when she was a kid her town got its first traffic signal and they had a parade. She says her family had a picnic next to the light to watch the parade. She went on to say that the people in the parade walked in a circle taking turns at the light. She was told not to cut in line. She said they would stop walking when the light was red and walk when it turned green.
My elderly friend just died a few days short of 106.

Park a camper on it and head there after Thanksgiving and go back north for Easter,

Its freezing there in winter, too high up in elevation. Might be nice in spring and fall, probably scorching in summer. Only redeeming quality is that Vegas is just down the mountain.
That's what I would do, put a camper of some description so the property is at least claimed properly. Next, get the surveyors out to mark off the boundaries so you know what is yours and what is the neighbours. Next, put up that dang fence to stop the "tumbleweeds".
Nice little plot, superb uninterupted 360⁰ views and a good investment.

As others have said, I'd put an old camper van on there and use it for holiday breaks, get some winter sun 🌞😊
My neighbor just moved there. He is retired in his 70's military retirement and social security. Think he is living pretty well.
In today's financial environment probably just surviving, hopefully he's got his house paid for so he's mortgage free or moved into a retirement residence subsidized by the military and the feds.

A freind of mine had property in Prescott Arizona. Hadn't seen it for years. Got it cheap as there were no utilities there. But as the City grew towards the property, she started getting notices for weed abatement. No weed problems for Avery.
I ended up in Pahrump by mistake with my RV back around Christmas, it was freezing. Nice mountain scape though - but not much there. I got my azz back down to Palm Springs where it was warmer

Hi Avery, I’m out of the Country right now , I have a home in Pahrump, and I know the area very well, the weather from October to June is what attracts the snow birds, the town grows in population by about 12,000 people. July, August, and September the extreme heat makes it miserable. I hope that you enjoyed the Road Trip.

My mom had a friend who lived in Pahrump. I went with my mom to visit back in 1989 when I was a very young man. I loved the smell of the desert air.

We rode our bikes through Pharump on the way to Death Valley making a stop at the Sonic, there were a lot of Classic 50’s cars there that day owned by older locals. The guy I talked to said they can be quite affordable, he would have sold me his 56 BelAir for 23K that was in 2018, they are not show cars but these guys drive them, it was very cool.
I have similar looking property in NM. Just as matter of information, I found your property in first 4mins. of your video while you were talking Mom. You could have saved all that aggravation by finding it on the Nye County Assessor's site or GIS.
Obviously, he needs to still suckle a nipple.
What is the adventure in that. Besides it is nice to say I have been to the land, if he ever inherits it.

foaming up the neighborhood has been a project of mine a long time ago. Not only did I lace the fountain (which basin is about 150 feet across) with soap but also with food coloring (three kinds) which made for very interesting pastel colored foam chunks being blown across the place...

many do not live in Prump or Wages 365... from mid October to mid June weather is VERY tolerable contrasting months are very HOT 98 degrees to 122 degrees.. there may be times the mercury wont dip below 100 for weeks on end .. AC runs continuously . .
if a guy did decide to reside permanently it would take anywhere from 2-5 years to fully acclimate, at that point there ARE winters, the stick can dip below 30 in pahrump, 20 on the hump in the valley 30 is the least, average Lo is like 47, Ave High 57 .. when acclimated you roll windows up and turn on the heat in your car, the heat goes on in your home with anything above say 78 degrees, which is going to feel cold... shirt weather or anything above say 84 or so you will want the AC to bring it back down to 78-80 .. room temp bumps up to say 79 in the south W., if you were to walk into a casino, grocery store, office whatever and its 72, you will freeze, specially wearing shorts and a beater like everyone does in the summer . . so i think they try to compromise for the birders and locals set it round 75 ish?
there are winters in that region, and it does get cold, all depends on what you're acclimated to . . .its just not cold for visitors form the north, dint yo notice at the car show or the race track everyone had on jeans and a jacket, you two from the great white were comfy at 65 whatever... that's why folks will "winter" there... spring to me is the best time of the year a nice soft 85ish when its normal.. wont get into the 100's at night till mid june or so and fall back to the 70's at night till mid October.. so for the northerners that's a good 6-7 months or PERFECT weather, generally sunny altho this year we have had so much rain and clouds its like being in Seattle or Vancouver BC no jokes, I think the lake rose 30 ft here in the last 3-4 months.. not kidding ..
if you guys holla next time, I have spare room, sleeper couch, spare bikes and a spare car for visitors .. maybe even a nice side of beef on the barby as well . . .

Pahrump has a winter. Temperature gets as low as the upper 20's.

You can get used to the heat although our deserts here in Australia only get to about 40 degrees Celsius, Darwin is only around 33 degrees Celsius nearly all year, 😂 wishing you all the best with it , thanks for sharing
I've been to Pahrump once in my life. I think it was 2008 or so. Bought a Honda GoldWing on an "auction site" back when it was an auction site. Flew into Vegas and got a ride into town. Went to the DMV and rode home to British Columbia. It was a trip I will remember forever. Not sure if I would want to live there though.
Used to live in Pahrump, twice. Was nice then, probably just as nice now. Miss it, hope it stays quaint.

The max Property tax rate of let's say 3% in high-priced cities would result in an annual property tax of $ 210. There is a "little problem" in that calculation. Something - is upside down. Totally impossible rations.

Why the growth: no income taxes in Nevada. Vets moving here for the new VA Hospital in North Las Vegas about ten miles from Nellis AFB. LEGAL Prostitution. LEGAL Gambling. Las Vegas one hour drive away, but a mountain range between Pahrump and California. And yes, most lots big enough to own a horse, a donkey, some goats, some chickens, etc….

@@nickviner1225 true: that lot has lain fallow for 30 years - still is just bare sand - to get that land to grow enough grass for even a donkey would probably cost a small fortune in water - it would be costly to keep a horse there - here ( Mississippi ) a lot left fallow for 30 years would have an impenetrable forest of 80 to 100 foot pines and oaks on it
