      That’s true. More inventory means more negotiating power for buyers. You can take your time and not feel pressured to jump on the first available property. And price cuts could lead to more affordability in some markets, especially where prices were overheated

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets

    The vice president lacks the exposure to tackle the economic situation of this country. Trump is more open minded to trying out new things. At this point I don't know who will win. Am I better off re-investing into Gold as it seems stocks are a little too unstable right now?

      I agree. There's a lot of potential in the market. My friend introduced me to a fiduciary advisor in 2021, and even though I was skeptical, I went on. I finally was making enough monthly dividend to quit my soulless job and pursue my dream to start a restaurant in New Jersey and still earn five figures in monthly dividends.

      When the value of you house goes up that's an unrealized gain if you're not selling. You'll pay taxes on that and it's not just for those at the $100 million mark, it's everybody.
      You house gains $100,000 in value you will have to pay $25,000 in taxes every year. That's the 25% unrealized capital gain tax.

They would have to sell assets, they would have to realize gains they’ll have to pay more taxes on the following year. If they Sell stock to pay those taxes, the market will crash and crush everyone. 401ks, retirement funds, personal investment portfolios would get destroyed. Such a massive sell off in stocks would be the exact same scenario that lead to the Great Depression.

    I'm eagerly anticipating a potential housing crisis to make affordable purchases after selling some properties in 2025. I'm also thinking about investing in stocks as a backup plan.     Incorrect!! This isn’t what is being proposed! What is being proposed applies to Grant and his friends that are worth more than $100 million. I think the number I saw was a net worth above $100,000,000 and don’t already pay at or above 25% rate on their income. So Grant and his team are protecting their own wealth and claiming they are looking out for our best interests!! This doesn’t apply to most of us and hasn’t passed and it won’t pass!

      False, although it's targeted for the ultra wealthy people it also affects the middel class because of these reasons:

The tax also doesn’t apply is person impacted is paying at least 25% on their income!! Anyone with a halfway decent accountant would artificially surpass taxable income and sidestep the tax implications assuming those would be larger!!

      1. We dont pay capital gains on our primary residence.
      2. we went from 50% to 66.% is the amount you have to pay capital gains on.
      EZ math if you bought a 2nd house for 500K and sold it 10 years later for 1 million thats 500K profit.
      We would have to pay tax on 66% of the 500K.
      Idk this hurts rich guys but I think its better for the middle class who dont typically own multiple properties.
      This would really hurt Grants real estate becuase hes not even paying down the massive loans he has. He is just hoping that the property values increase.

      You pay capital gains tax on investment property. Your primary residence can be sold tax-free after 2 years living in it up to 250k if you're single and up to 500k if you're married.

    I want to start by saying I like grant cardone, but this message is factually incorrect for most middle class home owners who are selling their personal homes. First, the gain on the sell of a personal home is excluded from taxable income in the amounts of $250k for single filers and $500k for married filing jointly. Second, 1031 exclusions would still be allowed ( shielding gains by investing in new property). This will not impact middle class Americans selling their personal homes. This will impact investors but not the middle class.

      1031 exchange is not so easy to pull off, the funds from the sale of the home need to be held in escrow, if the seller ever takes custody of funds then 1031 exchange is not an option. Most people dont know this and just sell their home thinking this is an option, at which point its ironically too late.
      You also have a 1 year timeline to make the transaction. I know from experience it's not so simple and wayyyyy harder to do than it should be - you typically need to hire an expert (ie. More expenses eating into your equity) to do it right. And I'm not rich, just a normal middle class american that doesn't want 30%+ tax on the sale of my home.

      @@JasonP2 again there is significant disallowed gain for a non-investor selling their personal home IN ADDITION to a 1031 exchange. If the total gain is less than $250k filing single or $500k filing jointly, you wouldn’t pay taxes anyway. Not to mention, if the desire is to sale your home to buy a bigger one, proper planning makes a 1031 exchange fairly simple to execute.

      ​@@xenos0121 1031 is just for an investment property. You can't 1031 a primary residence. Some older people in high-value areas bought their homes for $100-$300K and raised their families for 30 years. Their spouse died and now they want to downsize. The house has gone up 300-500K but as a single person now, they can only exclude 250K. With the increase of home prices over the last 10 years we need to raise the exclusion limits. This is really screwing the elderly and people that want to downsize their primary home.

    You forgot to mention the first 500,000 on top of what you paid for married not taxable ? since you have a degree as you claim, are you missing that? I understand in the portfolio. Tax the rich sounds good in theory but the rich will find ways to cover this tax by reducing labor, reducing wages, reducing benefits, closing business, increasing cost of services aka more inflation etc. WE end up paying for it one way or another.

    this comment will probably get lost, but what grant fails to mention is that the capitol gains tax will only effect people who have a net worth of over 100 million. i dont know anyone in the middle class who has that. grants net worth is 600 million so he's affected but my mom, brother, sister, neighbors and co workers wont see that tax. stop reading headlines and read the actual policy for yourself.

Reduce spending on FHA loans and for first time home buyers, reduce spending on our children’s education so they can go work for someone else and make them rich. And sure it did start with taxing the rich but who was responsible for making it trickle down, I’ll give you a hint…..

    You're completely wrong Grant. You've made millions and you're still trying to get an angle to increase your wealth that you don't need instead of trying to help working people that can't even afford to buy my parents home. $1 million is enough for 15 families to buy 15 affordable homes, 15-20 cars, 15 weekly grocery store purchases, and on and on. You blew $50 million on a private jet you didn't need, and bragged about how you took it as a deduction (if it wasn't necessary for your business, expect the IRS to rightfully audit you and every flight you took on that jet). You are the one that is a drag on our economy because you hoard wealth, blow it on non-productive things, and only look for ways to get more. Over 70% of economic output is from spending by the middle class, working class and poor people, not you. You and people in your income bracket could leave the US and working people would be better off. Your wealth has become your God and you don't realize it.

    If people actually read the fine print that the government always likes to out into their bills. The 25K down payment for first time home buyers is not for just anyone. There is a section in it that states, ( for first time generational home buyers ). That would tell me. It is specifically for the illegals that have been coming across the border. More of our money that is not mwnt to help actual Americans.

    The point is she's trying to charge an unrealized gain tax. So holding on to the property isn't going to help you. It will just be so expensive you won't be able to hold the property anymore, you'll be forced to sell.
