I also make it abundantly clear to the client that I know how to file a lien against their property if final payment is not paid when job is finished. Also it’s important to have clients sign a “Job completion form”

A customer had a new car, she told I could use her garage, gave the keys to her new car to back out each day. After that and one house I was to install trim in, was wall to wall furniture, king size bed, dressers, and more in the 4 bedrooms, the living room was just as bad. I created a line, the contractor must have unimpeaded access to the work area the items are to be moved by the homeowner, then return to their place by the homeowner. I have all you spoke of and couple extra. Instead of scope , call it duties assigned,in 3xtact detail. You ever thought of going 8nti business law? Your that good,all the newbies need to learn the trade
We have something similar in our contract and add that they will be subject to a remobilization fee and/or additional per hour labor or waiting costs if the building or work areas are not readily accessible.
Tom I honestly think a contract is needed no matter how big the job is and contract covers you and client I learnt the hard way over turf damage when in my contracts I do not replace turf damage when equipment is required I screwed up and Tom is right as much as it is extra work

In Virginia, can you have and enforce a contract without a contractor’s license? I’m licensed, but a lot of work happens in my market by unlicensed “contractors.”
Handyman Expectations here, I do Bathroom, kitchen remodeling i never leave more than 10% on the bone as final payment!!!! In my contract, my progress payments 50% down 40% halfway 10% when the bathroom or kitchen is complete that's how my contracts are written,

I emailed him a contract with a contract # in PDF format and said if you find this agreeable, you can email back, "I accept contract # HG105. He did. A month later I take an employee to the house. Ouch, wrong house and by this time, I don't like the guy. Been selling since 1984. I keep getting that feeling. Not a dime has changed hands. He is out of town, but his "handy man" is there. He owns a trailer park. I sent a nice email saying I quoted the wrong house and offered to do a few things for free to make up,for the confusion. Every contact with him, he makes things worse. Hassling calls constantly. The last one said " I reviewed my home cameras. You guys were there for 30 minutes. What did you find under my house. I need to talk to you. I was only hoping to keep my relationship with the home inspector in tact. Now, I don't even care if Zionist keep that. I just want this guy gone. Again, he didn't sign, nor did I. And no money changed hands. I own my business and I have NEVER been wrong about a person. Ever!!! He's trouble. I want to tell him "I REALLY JUST DONT LIKE YOU AND I DONT WANT TO DO YOUR JOB." We even swept off where we walked on the sidewalk. Weren't there 30 minutes. This guy is trouble. I can be too. Suggestions would be appreciated.

Clear payment terms is the best advice in this video. 2nd best piece of advice in this video is enforcing your payment terms.
It’s faster and cheaper to take off Sheetrock with wallpaper and install new Sheetrock . Done it many times
