Small town would be awesome. So many of us are so tired of the BS associated with cities. Areas maybe Northeast, Southeast, Midwest and West. I would love an affordable small town any day.
@@richardsteiner8992 I planned on moving to Iowa in a few years because it's safe with good jobs and not much crime but still has very low housing costs. I'm just afraid though that people are going to start moving there and it will become expensive before I get the chance. I hate when that happens 😓
@@johnschnellbach986 I bought a pretty nice house in a small town in Iowa for under 90k. I love it here.. it is about an hour drive to Waterloo though. not thaaat bad.
Lived in Cincinnati for 3 years. It’s a great town. Bought a house in College Hill for $127K that had been nicely renovated. It was small, but it was nice. Agree, that Cincinnati is a very affordable city. Lots of fun!
Bought mine for $29,000 two years ago. I've put $32,000 or so into it, and about to put a $13,000 new roof on it. You can absolutely find affordable real estate.
I look at the job market and how safe the neighborhood is. If the area is hard to find jobs and not safe, I would spend more money to have a better job market and safer neighborhood.
A similar video on homes in small towns under $100k or $150k would be cool! I live in Texas and have been looking at some of your small town videos for references and appreciate the content.
What about Amarillo, Texas? It's up in the forgotten part of the state. So, it's really cheap. The surrounding/outlying communities are even cheaper. And, very little crime or homelessness.
We will not live an any town that has temperatures below freezing. None of these cities are growing. Please research only cities and towns that are growing and have low cost housing. thanks
@@angelofamillionyears4599 if a city is growing that means there is a high demand for housing. Therefore it won't be affordable. You can't have it both ways.

I visited Pittsburgh for the first time last summer and really enjoyed it. Was surprised by how great the food is. People were friendly too. Went to a baseball game, another first. Its a beautiful city. Would love to go back, been meaning to look into the real estate out of curiosity.
Great video as always Mr. Briggs. I'm very intrigued and curious about Pittsburgh. Pittsburgh sounds like an interesting place to visit. One question; where do Tuscon, AZ and Albuquerque fall on this list? I've been to and really like both places.
Albuquerque has one of the highest auto theft rates in the country. One of the higher violent crime rates. Education is horrible, we are the State that Mississippi says “well hell at least we are not New Mexico. Homeowners and auto insurance have gone up every year at double digit rates. Healthcare availability is spotty and frequently has long delays for specialists. Homelessness is insane and open drugs use can bee seen driving anywhere along the Central corridor. Houses are getting so expensive. The generally mild weather and the availability of outdoor activities are the ONLY thing this State has going for it.
Love seeing my city Milwaukee on list it’s really a hidden gem 💎 very affordable compared to most of the USA and it’s not in a desert or where any major storms or earthquakes happen 😊
People who've never been there and see it for the first time are astonished at how beautiful a city it is. It's hands down a prettier city than Chicago, where I've spent most my life, even though downtown St. Louis is no comparison. But the neighborhoods, where people actually live, are nicer in St. Louis. Unfortunately the city, like all American cities, has lost it's manufacturing base which was a focus of wealth generation. If you don't have manufacturing the only other source to develop wealth is finance and services, which you could argue are extractive economic policies. But that seems to be the way America is going these past few decades: a few rich bankers and traders of financial instruments thrown in with some unicorn type sports, cultural, medical, and tech personalities and the rest of us working for peanuts. Post-modern economics looking a lot like feudalism.
I would encourage you to spend February in Pittsburgh before moving, same with Cleveland. I believe that the triangle of Louisville to Indianapolis and down to Cincy will grow the next ten years as the cities are all affordable. Tulsa is a no go as they and Mobile, AL, always appear on the First 48 (the show about crime)! I own real estate (warehouse) in Lville:)
I am not keen on sports. I would opt for a city with a first class symphony orchestra. It is always a good sign! Cleveland or Pittsburgh must be all the better for the music!
Culture ranks high on my list. Yes, they're cold cities: Cleveland, Chicago, Boston, NYC, and even Pittsburgh, St.Louis, Minneapolis. There's always something to do and somewhere to go. Theater, music, museums, and universities. Great life of the mind and easy to put on your hiking boots or trek skies too. You can keep those hot and humid Southern states (OK, I'll visit in the winter to thaw out) the rest of the year.
Its a lot cooler (temperature wise) living next to a lake rather than a river. This is especially nice in the summer, when its a hot day and you get that incredibly nice cool breeze.
In 1999 I bought a house from the owner for 30K ! Yes in a small town. 500$ a for around 5 years. Unfortunately I did cash out refi 1st once then twice right before the interest rates went sky high and got locked into a fixed rate instead of the variable rate I did have. I've lived in Louisville my whole life and I love it here. The cost of living is low, home prices aren't overly expensive, tons of things to do for the kiddos and adults alike. Plus, it has a small hometown feel despite being a city with a population of around 630,000. We also have several smaller cities in the metro area that are nice where you can purchase a home with some land. Brandenburg, Flaherty, Elizabethtown (aka E-town), as well as some smaller cities across the river in southern Indiana, all of which are less than an hour from Louisville, so you have small town privacy and are still close enough to enjoy things in the city.
Check out Miami, AZ. Seriously! I rented a nice cottage there for $300 a month! Only problem is there's Scorpions in Arizona and the only scorpions I like are the Band!
Lmao what? My 3700 sq ft house in western carmel is worth 435,000 which I bought for 370,000 in 2021. You can get 2500+ sq ft homes in Brownsburg, Avon, Fishers for 300K dollars lmao.
