Husdon Yards is New York City's newest hot spot, earning it the nickname of "Billionaires Fantasy City." SO, my team and I decided to create a neighborhood just south of Hudson Yards. I call it SoHY (South of Hudson Yards) Get it? 😉 I'll give you a sneak peak of what it's like to live in a $10,000,000 penthouse and watching movies with luxury 4K projector over sunset just outside of "Billionaire Fantasy City."

Ryan Serhant began his first day in the real estate business on September 15, 2008 - the same day that Lehman Brothers filed for bankruptcy in the wake of the subprime mortgage collapse. While the real estate sector has steadily recovered, Serhant himself has quickly become one of the most successful brokers in the world, with agents under his leadership in New York City, Los Angeles, Miami and the Hamptons. The Serhant Team has been named by WSJ Real Trends as the #1 real estate team in New York for two years in a row, and the #2 team in the country, selling close to $1 billion in real estate last year. Ryan is consistently the youngest broker to make the Journal’s top ten list each year.
Ryan stars in the popular Bravo series “Million Dollar Listing New York,” which just wrapped its seventh season. On September 18, 2018 - the week of his 10-year anniversary in real estate - he will debut his first book, Sell It Like Serhant. When pre-sales were announced, Ryan was #1 on Amazon’s daily list of “Movers and Shakers.” As star and producer, this year he also debuted his new Bravo show, "Sell It Like Serhant," started a successful vlog ( / ryanserhant ) and launched an app (Agent Empire: NYC). There is nothing Ryan can't do. His motto communicates his professional and personal philosophy, "Expansion. Always. In all ways."
You've finally shown me a multi-million dollar apartment that actually looks like a 'home' that can be lived in.
If I could get views of the Statue of Liberty it would be perfect. This would be ten million dollars well spent.
@@jalabi99 With a view like that you prob looking at more than 10mil
Mr. Davis.
True.
Eggzactlyyyy! I've seen almost all the property tour videos..And my godd..This is abso-fucking -loutely crazyyyy.
Something that can be called a dream house. Everything is just on point. PERFECT. Even the art pieces hanging on the wall match my preference..Like the designer just got into my mind without me knowing. ❤
Rest all the houses he showed were more like hotels where you wouldn't want to stay for more than a week max..Not worth it.
I place with views of the statue like that will cost 15.5 million and this is actually a lot nicer aparment so exact aparment probably like 18 million
Your enthusiasm is addictive! Thanks for showing us the billionaire's fantasy city!
same name, nice
Fantasy? Reality, baby!
@@kays1x Yanggang2020!
Where's your morning sun rise?
Not too difficult living in NYC
Imagine paying $10,000,000 for a view of New Jersey...
Hey hey hey, I take that offensively. Can’t be talking like that about the garden state
Sucks!
LOOOOOOOOOL
@Tyler Billions Coming from Blenheim, I love Wellington. 😅
🤣🤣🤣🤣
Stop saying "you" like I can afford these places. I use this for fantasy thinking my dude 😂
shame on you for not being able to afford this.
it's a mindset shift away man. Maybe try using it for goal setting?
@@ChristopherCameron
I love the way you think dude!
Michael MacRae same as me, this is like therapeutic 😂😂😂
@@ChristopherCameron How about setting goals about changing the world for the better or creating something that makes you happy rather than materialism?
Love your enthusiasm but those rooms, all of them, are incredibly small. I'll take my 10 million and go buy Greenland.
Michael Taylor this is NYC bud
They'd be just the right size for me, I like cozy
anyone who does that sort of comparison is beyond any reasoning
Me: watching $10 million penthouse video
My bank balance: $10
you got 10$??wowww,u are rich
@@VikramSingh-cm2pq hey I was coming to say that
Dear Ryan, you are the most admirable person I have ever seen. Always so energetic, hopeful and full of new ideas and so interesting and create miracles every moment in life regardless of good or bad situation. You always put your best foot forward.
Why is everyone being so rude to Ryan he is just showing you a house
Yea it's his Job
I said it once, I'll say it again
Serhant can sell cats to mice
BT Shanyce -I freaking LOVE that expression "sell cats to mice". New one for me, I will use it from now on.
@@laken1804 hehe by all means
I couldn't disagree more. He makes things about him, not the product. Cheezy guy.
@@c4a5m3 very cheesy. Like "I can't tell if this guy is ripping me off" cheesy
Only to idiots, I think. It's obvious he's trying to bend you over and screw you. He should tone it down a little.
Probably one of the most homey feeling menthouse I have ever seen on this Chanel 😂 no bells and whistles just functional space and design
I am honestly so excited for this video, just 13 minutes to go. I just discovered Ryan's channel a few days ago, and I must say I am addicted to them. I love the advice you give and the quality of your videos. I am fascinated with your lifestyle and your routines. I admire you and your career, along with the way you have accomplished every thing you have wanted. I only hope the best for you in the future. Keep making these outstanding videos we all love.
Cozy = too-small for the "Master" bedroom
I am surprised, that they keep showing the bathtubs like that is a big deal most normal homes these days have big tubs, so its like nothing special.
honestly didn't notice that product placement.... buying it rn
Haha me too
That’s how they get you! Lol! Jk!
At that price you might as well pick up 2!
It's 6k
Lucas Hawranke it’s 6k
I love how Ryan talk about amazing houses with these relaxed chill areas, when all he do is work and never relax
"Look, its even got a little BENCH"....I did not hear BENCH the first time. 😂😂😂
Mr. Tattoo ASMR I thought it happened just with meee haha
7:26
I like that he’s a hard worker, loves his job, loves his wife and has grown up an enormous amount. He doesn’t act like some of those other celebrity people on BRAVO who are so into their money and status. He’s a hard worker and intelligent.
The apartment is actually free, it just comes with the purchase of a $10 million bench in your shower
or for 10 million you could move outside of manhattan and buy yourself a small town.
Or buy yourself an island
Or buy yourself a star in the far galaxy....
or 2 small towns and be come the Major of both
@@dannyfresh6697 I'd rather be the mayor rather than the major
@@valentinedpg that's what i meant lol
I just want someone to appreciate me the way Ryan Serhant appreciates multi million dollar real estate.
Hi....I have a lot filler n I live in the country in So. Mississippi. Our home is so far away from 1,000,000 too. But it is a gorgeous place. No city for me, too busy...
Love the shows n you are a great spokesperson, such vitality n charisma.
God bless u n urs.
There was nothing about this place that says 10 million. Maybe the projector raises the value...🤣
Carl Collins it’s in New York City’s Hudson Yards, unless you’ve been you could never understand
In real estate, the main thing that price is based off of is LOCATION
@@danren7527 Well, HY is a money machine maker not worried about anything else. Looks tall boring towers with s*** infrastructure.
Denny Toazza Shit Infrastructure? Have you even been to Hudson Yards? Or New York for that matter? Or how about do you even know what Infrastructure even means? Because if you did, you’d know Hudson yards is not lmfao.
In my opinion, the only thing I like about it is the location, the rest is mediocre and him fake hyping it makes it disgusting. Am I the only one feeling this way?
Ryan needs to stop saying, "this is the best I ever seen".---- says that in pretty much every video
Peter Chiung he doesn’t have a different one to say LOL.
Is this guy a joke? All of his videos basically are for rich buyers
Can you blame him? Look at the property he is selling. I’d be saying that in each video as well.
Its called being a salesman.
*An ad within an ad & I didn't mind it one bit! You were born for this! Dying over apartment & LG projector.*
An ad for the apartment, Hudson Yards, that LG thing, Million Dollar Listing, his UA-cam channel, his website, real estate course...it's a masterclass in Selling It Like Serhant! (PS Mission accomplished - I'm totally sold!)
Love the energy bro... But the apt is just not all that for $10M in my opinion and clearly not very high up in the building
You dont even wanna know the top floor price. They are bat shit crazy when it comes to real estate prices in NYC
@@chippies121 the top floors go for 15 million and up, then on top of that you t have to pay thousands of dollars of hoa fee each month then you pay thousands of dollars in taxes. No living space in Nyc is worth the HOA the amenities are not worth it.
Maybe like 4 mil..
SNAP. This is great, Ryan. I love how you highlighted the amazing architecture of Hudson Yards. Keep it up my man! Wish I could meet you someday.
spend 10 grand on his course and u will be able to
Another great video Ryan. But I have a question. Multiple times out the windows of this “penthouse” I see other buildings maybe the same building towering above. Any chance we’re going to see what’s on top of those buildings
Grats on 500k subs! I remember when you first started and had around 15k!! Keep up the hard work and stay positive!
Such a nice property, and that projector is amazing as well.
For $10M, that is underwhelming. It's low, so it will be noisy. The rooms seem very small for the price. The location is great.
@@lightningcat6382 Yeah, but the internet is my playground. I don't understand why people go out to shop these days anymore. If it were up to me I would never go outside.
I know this is a video to someone to buy this apartment BUT you're way over the top enthusiastic and you're coming off like a used car salesman. Chill, rich people will come to you. Its a beautiful apartment.
That purple shade of sunset is just AMAZING!
The balcony is bad. The living room really small. The best thing was the sky/sunset nothing about the place looks 10mil.
imma tell you right 10 million for that apartment is actually a bargain
Becoz it's at hudson yard, its no where near epic... at least not now
lamlam what’s wrong with Hudson yard ?
lamlam it’s still new real estate. Give it time, when people buy up properties it’ll then be good ol nyc prices..
Exactly my thoughts... especially with the sqft and with outdoor space! I want to know what the catch is!
Jimmy lol!! Same! 😂🤦♀️
Yes, this penthouse is really beautiful ..and cozy too, just miss some big green plants.....
I've been binge watching your channel, lovin' the content & your energy 😁
if I had 10 million for housing, it wouldn't be spent on this. I have seen cheaper places much more to my liking.
I would buy this for 10 million.
K why? It’s so cold
@@kyt6087 if you only had ten million and you spent it on this apartment you will be in debt by the end of the year with HOA fees and property taxes and property taxes in NYC is in the few thousands to hundreds of thousands.
The prices are so how because of Nyc
right! you can purchase a lot of properties for 10 million, rent them out, get a life of income every month, take the equity of the houses and buy more houses
*Incredibley HIGH CEILLINGS*
My mans this house gave me an anxiety attack
As a Floridian resident and living down the street from the Miami Dolphins training facility. I am a Fan of the Dolphins and we have a very smart owner of the Dolphins Mr Ross. Another great video you have up 🇺🇸
They’re the shittiest team in the NFL 😂😂😂
Vlog #49 - 9. january 2019, Ryan ,,introduced,, new neighbourhood in NY called SoHY with this corner penthouse. Wish you luck Ryan with selling it before 1 year anniversary
The kitchen kind of reminded me of the lab counters at school
He seems like someone that lies so much, he himself doesn't know if he is actually telling the truth anymore
he is probably an enneagram type 3, like me. he probably doesn’t even notice it
He definitely comes across as fake
So true
Lol I was thinking that when he got to the master suite. He called the bedroom huge which was a lie and then he was cringefully over exaggerating that tub in the master suite. Once he realized he wouldn't actually fit is when he held his legs apart in there instead tryna act like it's big enough to fit him which it wasn't.
Nah, I think he's just someone who gets really excited about things
I like how the kitchen is stone and wood instead of usual all stone. It feels warmer
Ryan is the best host ever. Keep up the amazing work please.
"isn't it cool? do u see all the colors?" like he's tripping rofl
I want to know where Ryan gets his Coffee!! Great energy!!💪🏾🏃🏿♂️
It's cocaine and speed
Adderall or Vyvanse
Ryan, excellent video and integration with the TV show filling in the gaps between seasons and generating interest and potential sale of the properties that helps feed the show's success particularly in a down NYC market (I follow the show, I don't know if it is still down). Another Marketing Genius Move Keep them Coming! Your also a great Dad and Husband!!!
Awesome and inspiring to follow your journey!
Tom Sparks
Ryan with every new place everything is the best I’ve ever seen 🤪
Cool penthouse! Hey Ryan! Do more exposed brick buildings!! Those (in my opinion) represent a nyc classic. Cheers mate!
Im so excited ! 2 am. in Germany🙏🏼
Same same
Love New York always wanted to live there. Beautiful penthouse love it👌🏾🥰😍
Really beautiful and Hudson yards sounds so cool! I’d fill that place with plants and a lot of color!!
its too funny watching other peoples reaction in the background. I wonder what are they thinking.
jasonman1515 they think he’s filming since he has a camera guy with a pro cam in hand.
Not worth 10 mil. No wow factors other than the windows but the views are horrible
Chavito L. I agree, that property is going to be on the market for years until they slash the price 40-50%. Anybody who can afford that price range is not going to be impressed.
I agree. It's like trying to make a mountain out of a mole hill.. maybe
I believe they will be able to get 7.5-8m for it. There are a considerable amount of people wanting to buy in Manhattan, especially hudson yard.
Nah the views are amazing bro!
Mr. Serhant...you are a professional. Superb walk through. If you were trying to relay luxury and fun at the same time...success.
“Today we are switching things up, we’re showing you one of the most epic places in New York”
Isn’t that what you do every video😂👏🏼
No wonder the dolphins are ranked dead last in the NFL. Steve Ross has his team on the back burner.
Ryan: “I just feel so warm and comfortable here”
Mate that’s the sleeping pills
Smoothest segue into an ad I've ever seen... I have no choice but to stan
very entertainy to watch. Got big laughs, thanks for that :D!
For the same exact money you can get the mega mansion the ace family bought 😂
Other apartments on the otherside can look right into your home...10m just to have no privacy. Good luck
Exactly what i was thinking. Not sure which building this is, but I was expecting something on a higher floor
Exactly !! Was gonna say the same. 10 mil and no privacy at all . The bedrooms are too small for 10 mil
its new york. people dont care about privacy.
I love all your videos !! Your a good person and you motivate me !!!
Is it just me or is Ryan so adorable especially his smile 😍😊
Half of the comment here:
"If I had an imaginary 10 million dollars I would do ____ instead." But I have no idea what it's like to be rich so let me tell you how you should spend your money.
$10million for that? Nah I’ve seen better for less 🙄😒
Kuol Kuol yeah buts New York so you know
Damian yes New York is very expensive but I have seen some apartments at $5million with better interior designs but I guess it’s because it’s 4 bedrooms
Your paying for the area
Yeah, but where? Boise? Birmingham, Alabama?
Sweet Video ... an incredible penthouse (and that view, wow) ... Hudson Yards looks like the place to be. Thanks for the tour!
That kitchen is sensational and the windows!!
Ok Ryan, what's the catch? 10 million for that department in NY and in hudson yards it seems very cheap. Of course I don't have that money (I'm poor), but for the one who can afford it I think it's a bargain
Jose Rodriguez I think the catch is that everyone’s expecting a market crash soon as we’re already well over due... Don’t think many would spend $10milli on a place right now.
Never seen a penthouse at ground level.
Your energy is infectious.
Hudson Yards is my favorite new place to go in NYC its amazing..
"Can you see it? Can you see the colors?" Shoutout to color-blind people for those who cannot answer that question 😭
Dw, the cameraman sucks and didn't even bother to change the exposure so it looked bad
Brown and white are brwhite colors.
@@laken1804 or whown. perhaps just coffee
_ Beferrr - I vote "whown". Lol!
Can you see the colors? Ahhhaaahhh. Everything is so trippy
Master bed/bath and kitchen was surprisingly underwhelming.
Awesome Ryan by far the coolest penthouse I've seen you 🎸 brother
I did photo shoots at the Hudson Yards when it just opened. Got some nice shots that’s posted up on National Geographic and had an Amazing time!
I can totaly see why this is on the market, and not bought
lol
Highest offer 500k
Your enthusiasm is crazy!
Just Amazing Great Work
I shouldn't have seen this. I feel broke
I can't even imagine being that wealthy, I've been poor for so long even if I had that kind of money I'd still buy something way less than a million 😂
I love the living room the most with the gigantic windows. I think I would sleep in there sometimes just for fun.
Penthouse,
an apartment or dwelling on the roof of a building usually set back from the outer walls.
any specially designed apartment on an upper floor, especially the top floor, of a building.
a structure on a roof for housing elevator machinery, a water tank, etc.
what does this apartment have to do with a penthouse?
I bought lottery tickets today js love the house b t w
Wishful thinking!
that projector is a joke
Why you say that? You don't need a TV when you can project TV from the wall!
Started watching you after you went on impulsive loved everything ever since keep it up and hope the little one is good 😎
You were REALLY happy in this video & I love it
"INSANE"
"amazing"
Ummm I thought this should be worth like 7-8 mill , 3 beds 2 bath lame , real smal square footage
it's probably the location more than just the size or the room itself.
U musta missed the 4000sqft, 4bed/4bath part... but itz still overpriced... thatz Manhattan, though 🤷🏽♀️
It’s a listing price with anticipation of going for less, especially in the current luxury market. If you’d like to submit an offer I’ll gladly submit it for you.
Ryan you are so freakin cool!! Enjoy watching your vids Bro!!
This one is a great inspiration for the interior of my new home... I really feel the 'sleek & sexy' vibe :)
Pretty much big tax right offs is why they did this
What please explain!
chris johnson creating this created 50000 jobs and that is already massive right offs but also all the housing and retail creates some as well
@@bradyb837 ok yes I agree I understand now thanks.
chris johnson no problem
This is one of the worst 10m$ you will ever spend....overlooked by everyone
Ok... it's insane!!! It's amazing 😍
Love ❤️ the features of this apartment . I’d love ❤️ to be in that space. God willing there’s one like it for me when I have $10 mil. See you then Serhant.
City life sucks, no neighbors within miles is the way to live
I always keep my shot gun on me all times, especially when I am in bed and online.
4:05 kitchen sounds pretentious.
Imported italian cabinets that look like garage cabinets, petri dish countertops, La Croix faucets.
so many pretentious names all in one place.
Keep up the good work Ryan!
Ryan, you’re so humble & nice
