Gap Between Dirt and The Edge of My House?!?!
It is HOT in North Texas and homeowners are starting to see not only cracks in their yards but many are seeing the dirt pull away from the edge of the house. We promise the concrete isn't moving it is the SOIL. Soil in North Texas has a high clay content. Therefore when it is hot and dry the soil shrinks, when it rains the soil expands. Best thing you can do now is setup soaker hoses and properly begin watering the foundation of your home. We DO NOT recommend adding dirt or putting a hose in the cracks. We’re in South Central Texas. And it’s still 83°. Should we still be watering. My daughter just had a pipe burst on the side of her house and had a bunch of foundation work in the spring but does not have a sprinkler system.

Thank you so much for this video. It explained everything that I needed to know. I bought a house in a rural area and it had one of those soaker hoses around the house. I had no idea what it was being a city boy. It was broken in places and I thought it was just a garbage water hose so I removed it. I have noticed the separation of soil from the house and started to put two and two together and figured out what that hose was. I came to YT and yours was one of the first videos to pop up. Thank you for that tremendous education. I feel like I learned more in this video than I did in college. LOL. Great information on the who, what, where, when, why, and how. You have a new subscriber.

I have a sprinkler system around the house, would it be enough to replace a soaker hose?
They checked out everything and said they could stop the spread from $20 G’s . I asked if they made it worse would they fix it if they busted the sheet rock or the brick split in the process ? He said that was cosmetic and , no they wouldn’t!!! Is this common with all structural company?

Thank you all so much for your honest guidance in helping consumers. I wish you all had locations in the Memphis, Tennessee, and Northwest Mississippi area. It's hard for residents to locate honest and reliable structural engineers and honest foundation companies. They all seem to work against residents getting the help they need. It's all about how much money they can scam you out of. Some of them even work together to cheat the residents. 😢

We purchased a home, we had a transferred lifetime warranty. We started having problems, cracks and doors getting stuck. we had a hydrostatic test done, our plumbing is clear. Now, the foundation Co, is giving us the run around. It’s terrible situation. They’ve came out and did a foundation evaluation already… we’re at the point where we’re gonna have to take this to court.

honest opinion ok, can a home just be fix in one section of the home instead of the whole home that way not to brake wallet.
Is it normal if you have stucco?
Those soaker hoses cause more damage than preventing one. They don't distribute water evenly and can be easily damaged. Two sections of my house got cracks because of those suckers.. one got damaged, possibly by animal bite open, caused the water to accumulate in the middle section ...Drip irrigation system might be better and place them away from the foundation, possibly 3 feet or more. However, it is not stress-free. You still have to check from time to time to see if there is any damage to prevent overwatering. A little dried soil is ok... better than overwatering. I learned it the hard way by following all the recommendations from the experts. Lawn sprinkler systems might be the safest way.
Thanks for providing all of the great info. My only question is regarding the driveway expansion joint. I've read that you want to keep the joint sealed with something that can flex to minor shifts. Sealing the joint will prevent water from getting under the concrete and causing pre-maturing cracking. Based on what I've read and what you're saying, it seems like you have to choose between your foundation at that part of the home or the driveway. Is that correct?

How should you water if you have rocks around border of house versus dirt? thanks
Rocks around the border of the house can often help hold moisture in a bit better than vegetation or mulch, but also the rocks can get quite hot in the summer and contribute to drying soil, plus the rocks can hide the visible signs that your soil is too dry. So we really recommend watering in rock landscape areas the same as you would around the rest of the house: with a soaker hose placed 6 to 12 inches away from the foundation.
Thank you for your tips. I was going to bury my soaker hoses, but you gave excellent reasons not to. I appreciate this video. I hate our soils and they've been hell on our foundation, mainly because I didn't understand the severity of the problem, so thanks. I'm playing catch up now. :(

Great example of what happens when water is forced under a home
I did not do my homework before hiring someone for my foundation repair last year. Now, what I originally asked was not done and my house is worse. I spent just over $7,000. Now, they want additional $3,000 . I feel ripped off and my roof and ceiling is separating , along with my doors sticking more than before. Thank you for showing there’s a company with integrity out there.
