    Firstly I don’t buy coffee or tea outside of my home as I’m not insane. It’s literally coloured water so why would I pay someone else’s mortgage. I drink only water whenever I eat out as that’s what we’re made of hehe Here in Sydney Australia coffee starts from $4.50 to $7 depending where you go and the fact that Turkey now costs $4.50 then all I can say is that the country is nothing short of a rip off because wages are minimum a quarter of here. Secondly we’re a 2 trillion dollar economy with 26million people while Turkey is a 1 trillion dollar economy with 80 million roughly, so tell me how a coffee can cost that much? It’s as I said before, Turkey has become a greedy nation and is definitely not worth traveling to anymore, there are beautiful and much cheaper countries to go visit or move to today anyway. I will not name them as I’m keeping them to myself so what happened to Turkey will take a while longer to happen there. Coffee in Italy is cheaper than Turkey and that’s saying something.

    Currently living in Harare, Zimbabwe. a cappuccino costs 4 US dollars in most of the cafes. Beef is 6ish dollars per kg here though. A bag of local coffee beans is 6 - 8 dollars. I've been to every interesting cafe here and found that the cappuccino is pretty average. Recently I hardly eat out or have coffee in cafe anymore although I can afford to do it. I can't justify the price so I just make my own coffee at home which is better than the ones from cafe.

Ofcourse we have the Cyprus matter but that doesn't affect tourism and business between us. We want them to have good time here and live peaceful together as neighbors, both goverments agreed on that and promote ways of unity. What goes up must go down....The currency will fall lower to historical levels...when the currency will be 10 tl to $1...Interest rates will be 10%....Rather simple...But you can't have 5X the property values of since the Turkish Lira was 7 to to $1.....So?....Turkiye is a TL country.....Not Euro or Pound...Or dollar...😂 There is the problem...Turks use...Make...Trade in Lira...Selling property in Inflated TL to rebuild in the same exchange will hurt later when the prices crash...And they will crash!...They have to....400.000tl flat years ago is 1.600.000 now...Small flat...You think when the Turkish Lira strengthens to the exchange rate of 7 years ago you mini flat will be worth 100.000's of dollars?😂😂😂😂🙄Rents up 50% no problem..Normal...Crash is coming... Beware borrowed leveraged purchases...Buying a flat for 15.000.000 TL now with 50% down will hurt when it returns 4.500.000 tl value with a 12 tl to $1 exchange...7.500.000 tl debt note...4.500.000 value..Again Turks use TL not dollars or euros. ..

  • @IsmailHamadFCCA
    @IsmailHamadFCCA 22 дні тому

    You mentioned that the Lira will be stable. To keep the lira stable means to maintain a higher interest rate. The latter will deter new investors in the real estate sector for two reasons. The first reason is that investors will direct their capital to fixed deposits to earn 50% rather than invest in real estate. The second reason is that a higher interest rate (maybe more than 70%) for borrowing will deter investors from taking loans to finance their real estate purchases. Everyone will adopt a “wait and see” strategy, hoping for a further decline in the sector, especially since the real estate sector cycle is longer than in stock markets. Let us not forget the new rules for real estate renting, including higher rent income tax, which will make buying for rent an unfeasible strategy. I guess, the real estate sector will take a little longer to reverse course, possibly beyond 2025.

    • @mgtowski395

    • @IsmailHamadFCCA
      @IsmailHamadFCCA 21 день тому

      @@mgtowski395 That is a difficult question to answer. Any answer will be to the best of the knowledge of whoever address this question, myself included. My personal expectation depends on two factors. The first one is the level of interest rate. If the central bank maintains it at the current level for a relatively longer period, that should help the Lira stands on its feet, possibly appreciate in value. Should the central bank reverse course too early, that would be detrimental to the Lira value and vice versa. Hence, the central bank role is to strike the right balance between moving earlier or too late. The second factor is the government spending and imports. In both cases, the economy is doing well because the foreign currency reserve is growing and recently reached its highest level ever. Overall, I am optimistic that the Turkish economy is doing well, fingers crossed.

    Are you serious? In BRICS "everybody is equal"? China, that is the key part of BRICS, is going to talk eye-to-eye with Turkey? They don't even do that with Russia. Or Brazil. Relationships within BRICS will be transactional. Or, of China wants, coercive. And Turkey joined because an authoritarian leader like Erdogan feels at home with other authoritarian leaders. Nothing wrong with that. Happens all the time in history. But trying to give it such an ideological, even idealistic, slant is detached from reality.
