    Demand in the Dubai property market is driven by exogenous factors (for example, economic or political disturbance in other countries), which are very difficult to contemplate. That being said, it makes it even more difficult to predict and forecast the future outlook of the market . Below are some of the conventional economic principles that get challenged every time : - no significant rise in the income level of the population. - Significant spread between the ask and executed transactions. - emerging suburban's areas priced in all expected future plans, which are supposed to be implemented in 10 years down the line. Due to which suburban price converges closer sometimes at par to prime location. - prices of new ready property is 20-40% cheaper than off plan market due to speculation in off plan market. As many brokers induced, investors are allowed to liquidate the property after just paying 30% -40% value of the property. When the property gets ready, it's very difficult to find tenants (especially in emerging areas), making it less economically viable for foreign investors as this will suppress the purchase yield) - Incredibly smaller size units are priced equivalent of good-sized units just for the sake of a few years of newness. - Some brokers even tried to convince me that the price of this area will double in a few years and will be way more than that of the prime location like downtown. - They treat the real estate asset class to rise continuously every year without any expected fall. Brokers in Dubai are one of the prime reasons causing this artificially inflated market for real estate. They keep on convincing sellers not to sell the property and quote higher prices for property by betting on the seasonality of the winter cycle which is not necessarily promising for every year as they are being agnostic about global market conditions). Due to which sometimes, sellers get stuck for many months to liquidate the property, thereby losing the opportunity cost of investing the money somewhere else. Dubai offers one of the best ROI n the world, and it's an attractive destination from a tax perspective as well . However, I always believe that stability in this promising market is badly needed, and such practices should be curbed. Otherwise, there will be a lot of sharp movements(volatility), making it less suitable for foreign investors. On top of that, everyone says the population of uae went up from 9.5 to 11.3 mn from 2020-24. How much of this population is contributed by the construction workers and blue collar in this market?what market should be looking is an increase in the sub-strata of the population that is eligible fot mortgage. Also how many of these cash buyer buy in full most of the cash buyer in off plan just investing 30-40% and flipping it later causing the market to rise problem comes when things slows down it becomes really difficult to flip it.

      Great community for endusers and tennats. Not much capital appreciation there, so if you buy, hold it for more than 5 years. 2.8 is a good price.

    Well your analysis is flawed because you assumed that the target of 7.8M by 2040 will be achieved. Looking at annual net migration, i am highly skeptical.

    Simple math to get a biased result. Problem is that you don't take into account the current occupancy rate which is not public by the way. The secondary market time to sale a property...plan is about 6 millions I believe. It's a vision which bind only who believes in it.

    Hi, seems to me you are missing half of the equation. Meaning how is Dubai doing on it population growth target? Unit supply is something that can easily be adjusted. And purchasing power as well by modifying mortgage rules ... but having people moving in and stay is something else. So I wish you also have analyzed population growth, trend of average years presence in the city...profile of this population (single, families etc...) this would tell a lot more about the outlook if not for the next 10-15 years, maybe for the next 5..thanks

    I actually am/was thinking seriously about expanding my (green) biotech startup company to dubai but honestly the legal situation what is allowed and what is not allowed is so complex and confusing I dropped my plans, and even saying this openly here gives me this weird feeling I would be critical of dubai (which I am not, its a business decision), not sure whether this will have negative consequences, and thats exactly the problem, it makes me feel uncomfortable

Always the same story.. why a new buyer should buy your property paying you a profit gain when there are tons of new projects every week? Too many.. i think they're trying tò create a fake demand to make you believe THERE'S a real one.. but it's not true.. Im in Dubai at the Moment.. Marina Dubai.. and in any area.there are new projects.. everywhere.. but people stay at the most 15 days in HOTELS and then they go away .., Sometimes I wonder if it'd be better tu buy a hotel room and renting it.. but the prices are fakely expensive as an apartment...🤦🤦🤦🤦

    Supply is 200,000 new units from mid 2022 to mid 2024 over the last 24 months. 50,000 units last 6 months of 2022, 100,000 units in 2023 and 50,000 units in first 6 months of 2024. 100,000 units per year is a lot. It will not be a crash because most of these units are purchase for golden visa for vacation home etc... However rent will probably decrease a little bit and I think the government of Dubai wants them to decrease to be more competitive... Otherwise people will not come in large number if rent keep increasing. Most people in Europe are interest in Dubai because real estate is very cheap... if it becomes expensive we will not be interest anymore and I think the government of Dubai is smart and know it. So the government will probably increase supply unlimited in order to keep off plan average price around 1000 - 2000 psf ( we are currently at 1,700 sqf). So they can achieve population growth target.

    Beware of Dubai South and the problems residents are facing because of the Sewage treatment plant emitting Intense sewage gases and coming into homes. The Pulse District and South Bay beware! The plant is only visible when zooming directly into it's location. The Intensity and frequency of the gases is increasing from 10pm - 9am and it's so intense that residents can't sleep and are getting headaches. The gases are in the air and are suffocating. Too many owners of the units and an unwillingness to post about this issue affecting residents just like the International City plant that made residents sick

    I went to book a 1bhk unit recently for a new Tower launch on Sheikh Zayed Road and dint get even a chance to offer a price and all the 188 units in the tower was sold out in 24 hours . Project name : One B Tower Developer : Al Wasl Location : Sheikh Zayed Road Dubai So there is no chance the Demand is going to reduce in the near future !

      The issue is not the demand to purchase a home. It’s about who will occupy these homes. A lot of buyers are investors and worst speculators. I myself invested recent and expecting a market correction. I just hope it’s not going to be too brutal and the government will limit the supply to avoid a catastrophe

      Sometime its even brokers/agency who buy and immediately sell it to make a neat spread of 200k atleast. Population growth is just one number one need to look at strata of Population who are eligible for mortgage and also strata of millionaire who buys these properties on cash.

      @realestatematedxb no, so spent my early time there in Abu Dhabi where expats couldn't purchase outright good real estate units until around 2019, by that time I was itching to leave so didn't invest there.

I’m curious to know when the combined supply from ongoing projects and those in the pipeline will reach the required 51k units + Given the decline in supply handed over this year, it seems likely to catch up in the coming months alongside ongoing and pipeline developments. It would be great to see a trendline on this. If we’re nearing breakeven, what should investors watch out for to avoid getting caught up in the hype? With your local experience do you think the government might intervene by halting permits for new projects? Also, is the decline this year due to bad weather and infrastructure issues that surfaced recently?

      Hey! My theory is, there is possibly a lagg in the data or lagg in the contract registrations. I won't be surprised to see the stats look different by the end of Q3, coming into alignment with the high 30,000 averages we have seen in the past 3 years. Luckily the entire landbank of Dubai is not zoned for development. There are only 5 Zones in Dubai, which is the focus for development and preservation. The DLD is in control of supply. They will stop issuing smaller developers licenses to build when that time comes. Real Estate contributes over 14% to Dubai's GDP, so we have to assume they will be bullish. Not getting caught up in the hype, is to avoid buildings shapes like Sparkly Diamons 🤪, and being told you can flip it dor a profit 6 months later. You are referring to the storm? It was all back to normal, business as usual in 6 days. As if it never happened🤣. And seen no impact on transaction volume or prices. That trend pipeline sounds like a great video. I'll credit you 😉

    there are plenty of new projects right now with unsold units....even projects already handed over....sitting for months in the market....your theory based on a population figure that may be meet in 16 years is highly speculative.

Here are the Gov sources for the "Speculation" dubai2040.ae/en/ So, not a theory, but rather a goal and objectives. Empty Units: Demand and supply. If its sitting empty for months, then the price is wrong. There is no demand for overpriced stock 😉. Show (Comment) me a well priced ready project that have plenty of developer stock, and I'll give you feedback on it.

      He is totally correct moreover there is a lot expats like workers who are gaining salaries below 5k and living in sharing and bed spaces like 15 person or more in one flat and bunker beds those are totally out from that equation also and competition with Saudi Arabia in the future which started to seize headquarters of companies will make that target harder to sell all of these projects and will lead to ultra bubble real estate market
