    This is so highly accurate. You detail many of the reasons I now live in another state. I battled my next door neighbor for 10 years over his very large very loud dog who barked constantly. I mean, from the moment this man left for work until the moment he came home his poor dog would just sit outside my window and bark at decibel volumes you can't begin to imagine. As soon as I could afford to move, that's exactly what I did. Btw: in the springs you can call the humane society and they will come out and ticket the offender. The fines steadily increase with repeated infringement, and after a third strike, the humane society simply comes and takes the dog. But what I found is that dog owners are often completely irrational. I consider dog ownership that kind of mental illness where you love your pet so much that you devalue your neighbors or, frankly, anybody else in the world. And most pet owners who leave their dogs out all night and all day are actually abusing these animals. They think they love Fluffy Fido, but what actually goes on is the dog is abandoned typically 20 hours of every day. They come home, they give him a brief petting, some food, and then dump him back out in the yard. That is not love. That is abuse. When you hear all those dogs barking at night, those are abusive pet owners. Dogs bark because they're lonely, because they're anxious. Because they've been abandoned, because they have separation anxiety. Which explains people bringing Great Danes onto aircraft wearing fake service dog vests when the animal is clearly not the service dog does not behave like a service dog. Or why people insist on bringing their dogs into supermarkets and restaurants. It's a fight I got tired of having among all the other issues you raise. And, so, bye-bye.

    Folk need to understand the micro climates of the Springs. In the NE near Briargate and Powers, windy and cold like Cheyenne Wyo. Downtown and south nearly like Pueblo but a few degrees cooler.

    I have traveled all over the US, and I've yet to meet anyone that has said anything bad/negative about Colorado Springs or even Colorado. Well except it's expensive.

    Colorado Springs is my hometown. The people who have moved here are rude a-holes. The driving sucks. Doesn't matter what day of the week everything is overcrowded now. It is super expensive here compared to how it was for so many years. The natural disasters have become insane. For the last couple years I've actually started saying that I just can't stand my hometown anymore. How horrible. I really think I've seen Colorado Springs decline for the worse in the last 12 years.

    We once desired to move to Colorado but it declined too much in the main cities. The crime rate in Colorado Springs was also disturbing last time I checked. How such expensive areas still house so many criminals blows my mind. We are coming this winter for the first time since Covid started, we cancelled because of the tyrannical setup at the resorts(we all know now it was a joke) Hoping this next visit will not kill our desire completely forever. A lot has changed in our country since 2020, so yea, fingers crossed.

    Colorado Springs is a cool place to visit but a miserable place to live in. I grew up in the northeast, so I understand I’m just accustomed to better city standards but still. It baffles me every time I hear someone call Colorado Springs a “city. CS is so spread out, car-dependent, lacking in robust public transportation, and isn’t very walkable.

    I’ve been looking at homes in the Springs the last week and there are SO MANY new homes on the market right now. Newly built and built in the last few years. It seems to me this is falsely inflating the numbers and could contribute to a bubble and crash. My wife and I are moving back to CO after moving away for a few years.

      I pull my stats from the Pikes Peak Association of Realtors. That's the hub for all the listings you see on Zillow and Realtor. It's technically still considered a seller's market due to the low inventory of only 3.2 months. 5-6 is more neutral. Average days on market is 32.     1. Homeless: Agree, hardly an issue in Colorado Springs (COS), though some parts of town do have it (and transients) like the downtown area along I-25 (Bijou, Tejon, Nevada)...but then most cities have the same issue in their downtowns so if you live near there, of course you'd might not like it. But if someone wants to move to CO and see/interact with homeless/transients on a regular/daily basis, Denver is more your city, not so much the Springs. Or, consider moving to Monument -- REAL close to COS just to the north...kind of like a suburb of COS in a way. ;-) 2. Also agree: Huge military presence in Colorado Springs (COS) with 5 military bases and lots of active-duty & military retirees/veterans there. And I like the Air Force Academy Base's Commissary! Have not been to the Commissaries on Ft Carson or Peterson AFB though. 3. Don't know about job/career opportunities as I've been out of the job-market loop for quite a while -- I'm retired so I bring my money with me! Which is kind of good, as retirees usually don't "take jobs from locals" as retirees aren't looking for jobs: They're retired (!) and it all that's OVER for them! But they still put lots of (their own) money into the local economy, which is good, yes? 4. Scenery: Definitely a major draw, VERY scenic in COS and the mountains are right next door if you want a full Rocky Mountain Experience. For one, take the Broadmoor Hotel's Cog Railway trip up to "14er" Pikes Peak (elevation = 14,114 feet) -- see it all from up there! 5. Housing: Agree -- Boulder and Denver are clearly higher-priced than COS. Pueblo I'm guessing less than COS. I've seen COS house prices in my COS Zip Codes of interest showing price reductions for some time now, not huge ones, but still notable ones and fairly frequently (even looking today). Also, Developers/Builders seem to be catching-up to help with Supply, even if only slowly. That should help reduce home prices, too...until current home-owners put theirs up for sale (when interest rates drop to their satisfaction I guess) and increase Supply in addition to new-builds coming onto the market. However, as in ANY market in any state/city, the mortgage interest rate is the main obstacle to most potential buyers...well, it's an obstacle for those who wouldn't be paying cash up-front for their homes and would need to carry a mortgage. And as well, for First Time Buyers who have trouble coming up with a 20% down payment...unless they're veterans and use a VA loan to get aroudn that...or use one of the other programs that offer reduced down payments. Or maybe incentives Builders are offering for new-builds. Still, given the higher interest rate, the P&I (Principle & Interest) is WAY higher due to that so the total house pay't each month is much higher also. It's amazing what a P&I pay't is for the same house price at 3% vs. what it is at 7%! Oh...and Buyers now (due to the NAR agreement) needing to pay their Buyer's Agent (if they choose to have one -- I will!) and coming up with the cash out of their own pockets to do that on top of the other house-buying costs. Not so easy? Yes, I'd say it's VERY challenging for a 'Babe in the Woods' Buyer nowadays. Proceed with caution! ;-) -- BR

    Too many apartments have been built. I expect some will do condo conversions. Avoid buying multi family units in cos. Prices will drop due to inventory as well as many having hoa issues

    Our entire life we’ve been told that owning a home is the end state of adulthood. “Marry the price, date the rate.” Stop waiting for home prices to drop if they haven’t dropped before. Go and buy that home, or two! There are so many different methods to get there once you understand the game of real estate. I’m not saying it’s going to be easy, but it’s not impossible to get ahead of that mentality.

    I bought it in 2017. Stetson Hills neighborhood. Powers and Dublin area. Refinanced in 2021. My total monthly payment is 1600 a month, all in prop taxes and insurance. 4 bed 4 bath 2900 Sq ft... I AINT GOING NOWHERE lol... oh yeah. I originally only put 3 percent down in 2017 and got rid of my PMI in 2020 due to the housing market boost. My org payment all in back in 2017 was 2200 a month. I wouldn't be able to afford my house now if I was a current buyer

      Hey thanks for the comment! Great question. A lot of people are waiting for a crash thinking home prices will fall drastically, but the opposite is happening. Home prices are still rising due to the lock-in effect and limited availability of homes on the market. Buyers are waiting for home prices to go down, but in the past 10 years, they have only gone up. I hope home prices go down for the benefit of buyers, but only time will tell. I hope that clarifies things :)

    Colorado has always been Blue 😂. I am a Native 4th generation. Northern Colorado had so many farms was quite now packed with homes and farms have dissapeared. Our mountains are trashed and people used to actually camp in tents, now you see RVs. That isn't camping. Lol

    We've always had high crime,the media and police have always been very good at covering it up......my car was broken into twice, in 2012 and 2013...on the West side.

    I remember s circle Drive had the most beautiful homes in the springs back in 1978-1998 it will never be what it use to be.

    It's also very convienient to have a Safeway store right there next to these condos. However, as part of the "divestiture agreement" Safeway must sell most (if not ALL) their stores in COS due to it's upcoming merger with Kroger (King Soopers)...so I'm not sure if this one by the condos will still be a supermarket after that. I'm guessing it will but what name/brand supermarket? Oh well, at least there will still be Black Bear Coffee nearby -- that's definitely something! ;-) But you're right...the Broadmoor Bluffs area (foothills) is definitely "upmarket." -- BR

      @@LivingtheSprings Yes there are bitter days but that's to be expected. If you live in the mountains it's definitely worse but on the plains, it's not that bad compared to our Canadian hugging states.

    It’s because the state went Blue. Let’s cut the BS. The year this state went blue and local politics started to switch, the state and the cities all went to shit. Cost of living sky rocketed, rent through the roof, taxes shot through the roof, utilities quadrupled in less than 2 years, crime rate his gone up, combined with the cold and non plowed roads during the winter, unless you’re a native and genuine just love the state, why stay? There’s no incentive other than…..yeah can’t think of anything.

    Try going to a store in Denver or any other major city. Everything is from deodorant to baby formula is locked up. I love it here, moved down here from Denver 7 years ago, best decision ever

    A city with lack of Urban Planning. One freeway on the western side of the city, and a huge bunch of 2 lane roads heading east. Urban Sprawl. Reasons for road rage. Huge distances from one place to another without freeways. Mega churches and Trump flags with white supremacy on display. In-laws live there and we visit every couple of years. Cheap gasoline keeps climate deniers happy. Amazing how crime is out of control in these conservative cities yet all we hear about is San Francisco and Chicago. A conservative hellhole.
