September market update - Are prices still climbing?
Your Edmonton and St. Albert Real Estate Market Update for September 2024!
August Numbers Paint a Picture...
Markets, much like most things in life follow a predictable pattern (barring unforeseen craziness **looking at you COVID**). In real estate August tends to be one where the sales taper off as people get their last vacation days in before September craziness begins.
This is what we saw this past month. Continued strength with prices remaining stable and still strong sales.
I anticipate when we get September's numbers, we will see more of the same. Continued growth and pressure on homebuyers as inventory is limited and competition heats up for those well priced listings.
MARKET STATS:
EDMONTON - YEG
- Single Family Homes prices were UP 10.2% year over year, and DOWN 1.1% month over month to $546,000 ($552,000 the previous month)
- Semi-Detached Homes were UP 10.9% year over year, and UP 1.9% month over month to $415,000 ($407,000 last month)
- Townhomes were UP 14.7% year over year, and DOWN 0.5% month over month to $291,000 ($292,000 last month)
- Apartment Condos were UP 5.1% year over year, and DOWN 0.3% month over month to $204,000 ($204,000 last month)
ST. ALBERT SINGLE FAMLIY HOMES
- Sales: 103, (97 the previous month)
- Days On Market: 30, (26 the previous month)
- Average Price: $562,000 ($715,000 - some high sales. Median price was $625,000 last month)
- Highest Sale: $1.06 in Pineview
- Lowest Sale: $315,000 in Sturgeon Heights
- Months of Inventory: 1.05 (1.3 last month)
Total Inventory levels: SELLERS' MARKET
Total Edmonton Inventory sat at 5,798 properties for sale (5,866 the previous month)
Total Sales for last month were 2,591 UP 15.8% from last year, and DOWN 11.8% from the previous month
Days on Market for single family homes sits at 35, DOWN from 45 the same time last year and UP from 32 last month
Months of Inventory are at 2.3 MONTHS OF INVENTORY
UP from 1.9 last month
We are sitting in a SELLERS' Market
(0-4 months is Seller's; 4-6 months is Balanced; 6+ is Buyer's)

Total renovated means it has to legally be brought up to the present building codes so it has a had an asbestos abatement and a radon mitigation system installed?
Hi there, thanks for the message and good question. To have a home renovation done it does require city permits and inspections. Older homes actually don't need to be brought up to the full new home construction standards (ie. radon mitigation) but they do have other safety standards to meet to ensure the homes are safe.
