Have you ever said…
“What steps do we have to take to turn this into the modern house we want?”
“I have all these great images on my Pinterest board, but we could never get THAT kitchen in THIS house…”
“How much would a renovation even cost? They make it seem so affordable (and easy!) on HGTV…”
I can help you answer those questions, and have the comfortable, modern home you dream of.
Hi, Jake with JWK DESIGN here. I’ve always appreciated the personal connection I have with my clients, just as the families I work with have personal connections to the spaces they eat, sleep and live in every day. And I appreciate YOU taking the time to watch my channel!
I know that by asking the right questions, understanding the design and construction process, and building the right team around you, we can make your next renovation, custom home or landscape project a success.

Find An Architect, Landscape Architect or Interior Designer Near You
What about closing in a back porch to make a pantry?
If the community has zoning laws, then it stands to reason there will be a requirement for a building permit. Sewage systems are generally not part of the building department, but are permitted by the health department, which also make the inspections on the work.
In most places you need a permit to fart. Big brother ,watching
Suggest putting your area so people don't waste their time.
That was it?
That was it! It's been a minute since I've posted, but how can I help?
Ask yourself if Donald Trump would get a permit... LOL
How do you find good new build GENERAL CONTRACTORS, and ENGINEERS??? Please make a video from start to finish.
Thanks, as I am trying to figure out who to call, where to start, what I want. Very insightful.
Thank you for the very informative video. I just both a house with a HOA and i dont know where to start on how to build a storage building( i want my 3 car garage back ) . My house in the upstate of SC located next to a beautiful pond and the property slopes down. I have a lot of space in the back. I dropped by Tuff Shed but i dont want to make a mistake and just put a Box in the backyard and it will look like a sore thumb. It was 20x20 quote with a horizontal design hardie board and we got a quote of 26K without the concrete foundation. Not sure if i need to hire a contractor directly or an architect? Any input would be much appreciated.
The Fifth Amendment protects the right to private property so asking a permit for maintenance (no modification) like replacing floor, vanities, kitchen cabinets, valves, electrical outlets, water heater/heat pump (same size) etc. is unconstitutional.
I need help. I need to find a fair priced architect. I only need blue prints. Im building the home myself. This home will be in central ny so syracuse area. Any advice or help id appreciated it 😢
Davie504?
Good information. Sounds like someone is having a good time hamstringing locals with lots of codes. I get plumbing, electrical and structural coding but there seems to be a great deal of limitations in the local building codes. What are they guarding against.
Thanks for the video. I have a question for you. Do I need a permit converting half bath to full bath without footage expansion?
I have a project that I will need to replace sub flooring and add a new roof (just shingles) and maybe replace some old roof ply wood do I need a permit? N.C Wake county
Great video!
Just ask yourself, self, do I live in a communist part of the country? If you do, you will need an expensive permit every time you want to flush your toilet, you know, just to make sure you're not flushing any prohibited items, like tampons, q-tips, or wet wipes. The money you pay for the permit goes towards making more regulations that require permits, like how many times you can wipe your butt per approved number 2.
Ask yourself if Trump would get a permit.
Thanks good info.
Great info bruh!
This video title is stupid. All you’re saying is that it’s necessary to have architect, because it helps with building. Yes. Design and architecture business will help with doing all this. The best in my opinion will submit the design and engineering to your local building office. This cost like $4-6k. So let’s not pretend it’s not expensive. It is. Necessary or not.
I'm converting a small commercial space into a studio with a room for sleeping. Are there any creative ways to bypass the window requirement, maybe using a curtain instead of a door? My space has two exits, but the layout does not lend itself to having a window directly to the exterior.
If you're keeping the commercial zoning in place, you shouldn't have to designate any room as a "bedroom" on any permit plans. Whether your jurisdiction allows, or even pays attention to, commercial tenants sleeping in their properties is another (non-architectural) matter... Thanks for watching!
A very good video!!
Thanks for watching Erik!
Thank you so much!
Thanks for watching!
Hi i live in new jersey, can u draw a plan for me for the town to approve a detached two car garage and turn the attached one car garage into a room
Hey there Eva, thanks for watching. I grew up in northern NJ myself, and you'll actually need a NJ-licensed architect or general contractor (at least I'm pretty sure about the GC?) to draw those up for permitting. NJ, NY and CA (as well as other certain US cities/jurisdictions) require that state-specific licensure/stamp before issuing a permit.
very helpful thanks
I need some of tutorials in how to draw ground floor with scale ruler as beginner.I already have some knowledge in Architecture for a year
Nothing can stop you! Do not waste another day > Promo_SM!!
If your capable of reading a code book and are handy, you don't need a permit. All a permit is going to do is make you higher an expensive contractor and then if the improvement increases your homes value then your property taxes go up. And as we've seen from the last hot housing market, people were buying as is no inspections. So unless you want to pay 10x more money on completing the project, do it yourself. The only exception would be doing an addition where your expanding your footprint.
literally not true. "If [you're] capable of reading a code book and are hand, you don't need a permit." That's objectively false. Getting a permit also doesn't cause a 10x increase in the project price. You're giving bad advice.
danbiss doesn't know jack, he's likely born in 87 and still renting or lives where houses are still 400-500K .. keep your ass in the lil leagues son.
@@jayzswayz4897 it’s ok keep being a good little citizen and follow the rules.

So dumb that you have to lower your artwork and design for your own home because of the City
"Artwork and design", no (except in the case of Historic Districts). Size, height and occupancy are often dictated by local code in City areas.. just the rules of the game!
Hello Jake. I am looking to purchase a 24 year old home. While the finishes all need updating, the floor plan is solid. I am going to add a wall between the living room and the kitchen. I’m not particularly fond of open floor plans. My style is a combination of old world, French and meditation. I live in central California. I am binge watching your videos and it is exactly the kind of information I was looking for. I agree with Wot Wot that the views should be through the roof. Good luck and I am subscribing!
I appreciate that Jan M! Been planning a channel reboot... so stay tuned!
would i need a permit to finish my basement ? add insulation sheet rock lights ther is ligths alredy but add more bathroom toilet ?
What state, and city are you in bud?
Adding additional lighting AND plumbing fixtures typically require a permit. If it's just lighting, you can often just have the electrician pull a "trade permit" (as opposed to a full "building permit")...
Does a basement door count as egress for a bedroom
So long as it opens out onto solid ground DIRECTLY from the bedroom...yep!
Hi I live in the bronx ny and planning to break up Existing concrete and replace it with new concrete I am not changing the size of anything just replacing it would I need a permit for that?
No, that doesn't sound like it would require a permit. Unless you're in an apartment/condo community, or a neighborhood with an HOA, you should be good to go directly to a concrete contractor...
@@JWKDESIGN what?!?!? pouring a new driveway 100% requires a permit. they want to inspect forms, and rebar. they do in NY and in virtually every state.
Thank you
do I need a permit for replacing an existing interior window bye a new internal door
Probably not, but if the door is wider than the window, you'll want a licensed general contractor to reframe the door appropriately...
thank you architect JWK
Thank YOU for watching!
Can I cut trusses I want to create a open space but them trusses are in the way I ready drilled holes in them to run wires pipes but can I eat
3 months behind the ball here, but in a word...NO. Don't cut anything without a licensed general contractor or structural engineer looking at your trusses...
do I need permit to divide to two, open new main door and driveway for the second unite?
most likely...YES. but it all depends on your state/county/city/township/development rules...
Excellent video. Thank you for creating and sharing!
Thanks for watching!
So the number 30 on the engineering scale represents a 1/4. Correct?
Would you know if an egress window can be on the side of the ceiling that’s less than 7 ft in height?
Yes, I believe it can be, so long as the window meets the minimum required opening square footage requirement. To be classified as a "habitable room", the space must have a ceiling height of 7 feet MINIMUM for at least 50% of its area, however...
Would you please show me how too read the blue prints
Hi there Is it possible to trade mark a custum made home?
Short answer, yes.
Do I need permit to paint my house bricks?
Hi Moha, thanks for watching. A PERMIT for paint, probably not...BUT, if you live in a planned neighborhood or subdivision with HOA standards, there may be design constraints or an architectural review process to go through to have the final color approved...
@@JWKDESIGN thank you so much for the info!
Was the total cost including cement work and electrical over 50k?? How long to build?
I don't have the final figure, as the homeowner contracted directly with the builder, but yes, I'm going to assume it was closer to 100k... took about 6 months...
Personal taste is key to creating a home that feels home is unique and we are always on the lookout for new ways to decorate 've never used designers before but my best friend suggested to me that Snugverse be is by far the best decision I've made.
Very informative
Glad it was helpful!

Hi can i get an ewemple of ur question form that u give to ur clients and a design contract exemple, thank u
Honestly, my "question form" is all over the phone to start. I try to make the initial interaction as friendly of a conversation as it can be. It's really about asking more general questions at the start, and listening to where they "want" the conversation to go... as for my contract language, sorry, can't share that here! It's been built over years of experience working in different firms, then vetted by my lawyer and insurance agent...
