Absolutely agree. At $2.5M I should be looking at inset cabinets and not looking at GE Cafe appliances either.. I do understand the sellers are going to charge the buyers more for materials because the price for materials has gone up. Supply and demand is crazy in this country.

Supply chain has little to do with the absurd price of this home. We are well past that problem. Just be honest. You're pricing at what the market will bear in this area. @joepiersongroup

Oh my goodness....over 2 mil., for that!? Ridiculous. For 2 mil., here in the greater portlad, or., area, in rural, you can get a big house, swim pool, 6 car garage & multiple acerage...like 8 to 15 acres!

The retaining wall was obviously designed to create a flat and functional backyard space, which can be challenging on lots like this. That said, I think using stone or a different material might have elevated the aesthetics more. Thanks for sharing your thoughts-every feature of a home sparks interesting conversations!

​@@joepiersongroup I understand you gotta work with what you're given, but this hardly qualifies as a 'backyard'. Not to mention the yard space is effectively shared with the neighbor's. I guess you could add a fence, but then you'd be enclosing an already tiny yard space. Not to mention the fact that the houses in this development are literally set 20 feet away from one another. At a certain price point, this is something I could live with. However, for $2.5 million, I would expect at least SOME privacy. It's going to be fun for the owner to take a bath with the neighbor's house directly overlooking the primary suite bathroom.
