Hi Todd. Well, we don’t see a decrease in numbers of buyers at this point. There is a bit of resignation that prices are just high, like everything else. We do see a lot of price reductions once a home has been on the market a few weeks. Some sellers just need to move- job, family, etc. we wish we could say exactly the reason. Also- your uncle would also say , we don’t set the price, the sellers do, inspite of our counseling. All the best

I have been watching your weekly summaries for 6 months or so. The market trend I am seeing is that 6 months ago a significant fraction of homes went for over asking. In the last month it seems that only about 1 home per week is going for over asking and the premiums are smaller. To me that says one of three things. 1) There are not as many buyers so there is less competition and fewer competing offers. 2) Sellers are looking at broader trends and are starting to believe that the market has peaked so they are taking what ever is offered (more or less) or 3) the realtors are losing touch with the market and overpricing homes (to make sellers happy?). Of course #3 can't be the case because realtors are always totally on top of the market. At least that is what my uncle who was a successful realtor in Longview always said (with a grin).

Congrats on 600 subscribers. I am just in the process of doing the numbers on manufactured homes in parks versus a more expensive stick built home. I have to say that the much lower price for a manufactured home makes them very attractive. On the other hand there is the crowding and the uncertainty in the land lease cost. I am going to have to decide if the downsides are worth the financial considerations. I am old enough (75) that a manufactured home is not likely to fall apart during my remaining life.
