Inventory in Cape Coral has increased significantly. There are currently around 3500 homes and condos on the market, and about 2300 lots. Insane and increasing. The number of lots is interesting, suggesting speculators and or developers are bailing out.

My Ft Lauderdale condo fees went from $400 to $1,000 and expect another raise soon. On top of $35,000 assessments last two years. And our seawall in a mess and needs to be raised per new laws.

I would like to see single level condo sales vs the multi floor condo sales. Insurance is up for everyone and yes, when the value of your real estate doubles..so does your insurance. Problem is real life is catching people off guard. Near zero intrest rates are gone for now...just like the boat and 2nd car you thought you could afford.

Averages and mean does not mean squat. You should be running away from Florida, Texass, south in general.

Real Estate has about a 2% return over the long term. (You will never hear anyone in that business state that fact) Carrying cost are really what Ben is talking about and they are going through the roof. Most people in RE ignore carrying cost in their off the cuff ROI on RE investments....But, he's right, prices on carrying costs are skyrocketing. Its not just a Florida issue,, but Florida is seeing the insurance hit due to reality of living in the subtropics. Meanwhile, treasuries are paying nearly 5.5%. That's where your cash should be...

HOA fees sky rocket to cover repairs for bldg conditions that no doubt had been deteriorating for years even decades thanks to ownership who vote NO for repair/maintenance assessments/increases. When Surfside collapsed, the owners (the ones who survived) sadly had only themselves to blame.

People are trying to park their cash money. Historically it is done in gold or real estate. People choose real estate.

A simple question Are condo prices still above their 2019 prices . Given that monthly HOA Fees are far above their 2019 levels (even not including special assessment HOA ) and given that property taxes and property insurance has soared since 2019 , condo prices should be FAR below their 2019 levels. While single family houses usually do not have HOA fees , property taxes and property insurance have soared . This means much lower prices than 2019.

I’m guessing prices are up in Florida because the high end cash sales are selling better than the more affordable homes rather than actual home values rising. Some of it obviously is seasonal.

Ben, why are the houses in Waterford not selling and when they do they're after price slashing and taking a long time to move? My house value keeps going down on Zillow in Waterford Estates, dropping like a rock.

I live in St Pete these days before I bounce abroad. Walk my dog a lot. I imagine that the market is super bifurcated. I walk my dog around South St Pete near the golf course and I see lots of super nice new builds going up in the nicer neighborhoods, but in the rougher ones I see the same for sale signs up for half year now at least
