This is another house the developer has rushed to completion, they were so far behind that the decorator was still working in the room above the garage.
Ther were a significant number of issues in this house despite the homeowner giving the developer a snagging list with over 100 items on it, before my report as the developer had given the customer 48 hours to submit a snagging list. This is rediculous and shows how bad this developer is.

This House is BAD another year-end completion from a developer who does not care what state they hand one of their houses over to the customer. There were over 240 snags in this house, which leads to one conclusion, IT SHOULD NOT HAVE BEEN HANDED OVER TO THE CUSTOMER. Year-end completions boil down to one thing GREED, as simple as that. Developers need to stop handing houses over like this one....

Happy New Year Guys, here we go again, another poor year-end completion that has been rushed. Having seen some improvement in quality in 2023 I was hoping that developers would stop rushing to complete numbers and concentrate on quality. But as usual greed and satisfying share holders is the only way they know. New build home buyers are at the bottom of the list of priority for some developers....

Poor quality control and checking by the site teams is unacceptable, this will only get worse with the run-up to Christmas completions. You have to feel sorry for the new home buyers, speaking with a site manager today he was telling me that he has to get two houses ready for handover the the client before...

This is a Miller home which has been completed for a few months, the customer received their keys on the 17th of November. I don't know why these issues had not been picked up and rectified well before the legal completion, but it is clear no one has fully inspected this house. This house is on a small and very select development, I spoke to the site manager before starting my inspection, and he was happy to tell me that I would only need a small pad for the snags, Never believe what you are being told by the site manager a there were nearly 200 snags in this house, granted the externals had not been finished and trades were working on completing the work. What a mess, this house had not been cleaned and was lacking a lot of TLC, the customer said that the previous site manager had moved on and the new one did not know they where getting their keys. I don’t know much about how these houses are built in the UK, but how are these actually “signed off” if you want as fit homes? Is it done via the property builder? Or a separate party? 😅sorry to sound so stupid!

What do people expect from new builds. All the work is on price per job. The work is rushed and often not done by seasoned pros. That why good joiner/plumbers/sparks are 250-400per day because theyre good

Hi Gerard, Depending on what the snags are, your developer has a responsibility to rectify them under your warranty agreement.
A lot of nitpicking normally, but i had to agree with you on this particular house, poor work indeed.
And to think, someone has said this is OK to go to someone who has paid a lot of money for it and wants to call it a home, it appears so little respect is show them.
The developers treat their customers terribly and have been doing so for years because they keep getting away with it. It is time the government stepped in and regulated the developers to protect customers.
Lucky we have the NHBC to protect consumers :p
The NHBC are like a chocolate fire guard, useless at protecting consumers.
@@LivelyProfessionalServices If only the new Ombudsman had teeth. Large fines for any property found to have significant defects. Fines for the developer, NHBC and Approved Inspector, with power to strike off any inspector failing to carry out inspections properly. Then we might actually see some improvement. The lobby is so strong this will never happen. Too many MP's enjoying a day out at the races etc.

I literally viewed a property today brand new, grouting missing from tiles, massive gaps around sockets as they have cut the hole too big when fitting the back boxes, skirting loose and flapping I asked the estate agent if all these things would be rectified was told no that's how it comes I said the whole house just looks like a rush job and she just rolled her eyes at me like I was some sort of nobhead😂

I have too say I am not a fan of snaggers, its the easiest job in the world to pick fault in other peoples work. Thats why most are disgruntled site agents. However what you point out is usually beyond obvious and are usually claims that will be sent to the site management to be rectified. How they miss these items may or may not be understandable . Site agents do a check but it's fleeting, they have so much to do they have to rely on trades or NHBC to find this. TO BLAME A SITE AGENT IS PUSHING IT< NHBC SIGN THE HOUSE OFF.
Hi Scott, The site manager is ultimately responsible for the overall quality of the house, yes, trades have a responsibility too but you get what you pay for and developers are notorious for poorly paying subcontractors. The NHBC do sign the house off as a final inspection, if they checked the houses properly the majority would not pass the inspection.

New house! This looks like a 60 year old rental property. The gloss looks like Dulux 1 coat, badly applied, in cold weather, in the dark, by a site labourer or someone lower than that! I'm trying to find a word to describe it. Give me a while and I'll try and come up with some new words to describe the new standards of the UK housebuilding industry! IAN man. sometimes I have trouble sleeping after watching your video's!!!!!
HI Jim, never lose sleep because trust me the developers don't. When you find the right word to describe these hoses please let me know, I have tried but without swearing it isn't easy

hello Ian, I watch all you do and am not a "commenter" normally. However, this is way past disgusting. I have been in the building trade a long time, mainly in decoration/tiling/.installation. i am utterly lost for words. Although I am now retired my regulars still ask me to sort out things that have been "done" on friends and relatives properties. Apart from the verbal attitude of some they employ they find it hard to get things settled... I find the whole industry depressing. It should never get to this .... Bob (Weston super Mare)
Hi Bob, thank you for watching, I totally agree with you the industry is depressing, I have to say not all developers are like this and there are a number out there that do a good job. Unfortunately, half-year and year-end plots are still happening which is purely dow to greed on the developer's part.
That must be one of your worst inspections Ian. There has to be Government intervention in this industry similar to what is being considered in Australia NSW to protect the purchaser.

I came away from the new housing electrical contracting in 2015 and it wasn't like this then, even with the rush up to Christmas handovers. Either the price work is so poor that the job is being rushed so a decent wage can be made or there are not the experienced tradespeople out there.
Hi Anthony, it is a bit of both, subcontractors prices are tight and there is definitely a skills shortage, both with trades and site managers.
No sympathy at all. Stop buying these new builds! Why would the developer do a good job when they can get away with poor cheap housing.
You wait until you get to the trickle vents that drop to pieces when you touch them, house comes with free 24x7 air con due to this! That is if they’ve even bothered to fit the ceilings above them! Cheap sh*t vents and even the supplier knows it!
I couldn't agree more, the trickle vents are cheep and nasty.

This is where the house buying process is all wrong, When you buy a car you check it all over before handing over any funds. The prices paid for such a small crappily built house in this country are just out of order. Much like road building in this country nowadays everything is done in a half assed manner to get it done rather than making an acceptable job that will last. The site managers should not be paid for the job that they do not do.
I agree the buying process needs looking at, mortgage lenders and solicitors have a role to play in ensuring newly built homebuyers are not being ripped off.

CSCS said all managers must have an NVQ 6 because we need professionals in charge to provide quality and confidence in the new builds - think they need to re think that one!
I've seen old Victorian and Edwardian houses with less cracks than this pile of garbage. I live in an old house and would never ever buy a new build exactly because of this.
Year end completion says it all, get houses over the line no matter what the cost and this site agent has done his job

Looks like the bricky's did the painting! This house is absolutely horrendous, Heron homes name has taken a battering on this one, and quite rightly so. This is one of the worst houses I've seen on Ian's channel, and he's had a few beauties I can tell you!
Hi Jim, This was clearly a year-end completion, the customer should not have been handed this house it was clearly not finished properly. The problem for the customer now is they know they are going to have to fight to get the house to an acceptable standard by the developer.

Wow!! That is absolutely horrendous, without doubt the worst one you’ve shown for a while. Definitely part of the December dash for half year completions and the poor family handing over hundreds of thousands of pounds have that to face when they receive the keys. Heads should be rolling for that being presented as acceptable. Keep up the fight and enjoy the stiff drink 🥃🥃

As a decorator of 30+ years this was simply done on the cheap paying “someone “ with no experience, no references asked for…… the the result is to completely redecorate it . Doing things on the cheap ALWAYS bites you in the arse !! …… classic example 🤦♂👎🏼
