I've just had the builder of my house trying to explain that using a flexi hose duct from a bathroom extract fan which is over 1.5 meters in length to a roof tile vent and secured to trusses with duct tape is satisfactory and is compliant with Building regs. I have quoted chapter and verse with the Builder and even printed an extract of the Building Regs to show them explaining why and when a Condensate pipe is also required, but they are either ignorant or simply refuse to accept they have done it wrong. They come across all nicey, nicey saying weve checked with our designers and they are telling us its satisfactory etc. I've said I'm not accepting it and I will look to NHBC to remedy if they won't. Also asked how their Building Control certifier could sign off. I've also got an extract vent that is located in the external wall under the bearing end of a window lintel that intersects within the 45°angle from the end of the lintel and again he tries to tell me this is satisfactory. I will start to name and shame this builder if I don't get a satisfactory resolution. Also had repairs to a shower wall where they refuse to tank the plasterboards and tape joints and holes with butyl tape or similar to tank/waterproof prior to tiling as required by BS5385-1 and NHBC C9.2.5. they just filled large joints between boards with plaster filler and tiled over, just not acceptable.
Hi Elfin, OMG, how do these guys not get it, especially when you are giving them the answers to the problem which they have created. It goes to show all the lunatics are not in the asylum. I would raise this with your warranty provider and if you don't get the answers you are looking for raise it with either the New Homes Ombudsman or if they are not registered with the New Homes Quality Board, the Consumer code for New Build Homes. Good luck and keep fighting.
I'm sure Persimmon Homes have SOME decent sub contractors, but maybe not. It could be that any tradesman worth his Salt ( and reputation ) just will not work on new builds because they know what it's like, hence you end up with second rate subbies!
Hi Scott, the NHBC only recruits graduates, at 64 I am well past that, however, if they needed some training on how to inspect a house then I am up for that.

Hi Jim, yes, they do have some decent trades, but as usual, the site manager is not checking properly, and just allowing these snags to go unrepaired.

The NHBC generally employs failed tradesmen or managers suffering from Little Hitler Syndrome.
Graduates who know F**k All.!!! Still think you need tradesman to fill these roles aswell building inspectors.!!
