While I don't disagree there's uncertainty on the horizon and that since Alberta has historically experienced boom and bust cycles, we have to be careful... The effect of the tariffs will be dependent on how much of a tariff we get. Immigration, employment, housing and productivity remain problems and Canda as a whole still needs more housing, even if immigration going forward is significantly reduced. Even though many creative programs have been launched, they are more so for developers to hold/ build long-term rental properties and all of these programs encourage more housing for renters than home buyers. I see risk for investors as I feel that when all these rental properties are finished there will be an oversupply and rental values could be reduced. Vancouver and Toronto investors were never cash flowing, unless they purchased many many years ago. The math stopped "mathing" a long time ago in those markets. Also important to remember that even though Calgary has seen significant price growths and a tight market the last 3 years, people are still chasing affordability, which compared to other markets, they can get a whole lot more bang for their buck in Alberta.

Here’s to hoping….Trump is delaying the possibility of tariffs so we will see what his next move is…we need a bit of a price correction so badly but also don’t want see tariffs…

@@LisaSmith-i9c Alberta still has lots of room to grow, while I see more room for price corrections in more expensive markets of Canada. While there will be ups and downs (like we saw in Q4 of 2024), I still see real estate prices going up in Calgary over the long-run. We're already seeing the market pick-up A LOT in just the 21 days of January that we've had.

This Unit sold over asking at $271,500 - Ps. For Calgary's inner city, condo fees between $500-600/month are the average and very hard to find anything lower unless it is of a significantly smaller size, with a significantly different building - ie. no underground parking, in-suite laundry or any extra amenities
