      I think that more homes will become available as rentals, hopefully that will soften rental prices some more. I know that vacation rental market has exploded in Cape Coral.

    Houses are way to big more then 4/5ths of the time... a smaller lot smaller house is practical.. it's not the lot size it's the ridiculously large house built on it.

    People write comments that are total nonsense so for one of them bellow.. Yes, the City of Cape Coral’s Utility Expansion Project (UEP) is indeed a significant undertaking. The North 1 West and North 1 East areas are part of this project, which aims to extend water, sewer, and irrigation services to these regions1. The project includes the installation of new lift stations, upgrades to existing ones, new master pump stations, irrigation storage tanks, replacement of storm drain pipes, and newly paved roads1. The cost of $35,000 you mentioned is likely the assessment fee for property owners in these areas to cover the expenses of these extensive infrastructure improvements1. This project is expected to enhance property values, improve public safety with the installation of fire hydrants, and provide a reliable source of drinking water and wastewater services

    If you bury electoral power, you will have ground transformers in your yard. What about septic systems vs city sewage. Both are trouble in flooding when a hurricane comes.

    Florida in general is a transient state. It’s people either moving from other states to retire or tourists visiting for a short time. With that comes a general lack of community because no one has permanent roots. The natives are a different breed and only a small segment of the population. So if your looking for a sense of community anywhere in FL good luck. Even in FL “ gated communities “ neighbors barely know or interact with each other.

      It definitely can feel the way you describe. However, I will say that we've experienced the complete opposite. There are many communities that are tighter knit. You have to know where they are and you have be willing to be out making friends.

    Stop glorifying cape coral. Inform the people about the corrupt city council that jus gave themselves MASSIVE pay raises... Inform the public of that crooked mayer jon gunter and how if you speak up about the corruption and city issues he will have you arrested.... Talk about the massive increase in crime, the poor roads,the flooding, the high utility rates,ridiculous insurance rates one of the highest in the nation, or how the city is buying property instead of fixing infrastructure, roads,street signs ETC. Tell the public the truth. It's a overpriced ghetto

    This home is the 2nd most expensive waterfront home in Cape Coral. This is the most expensive: 5735 Riverside Dr, Cape Coral, FL 33904

    Weather? Try Wisconsin. 9 to 10 months of hell on earth. 100 inches of snow. Cannot even see at the end of the driveway due to the piles of snow. OR, how about being so cold, snot freezes in your nose or you can't stand to touch the frozen steering wheel. How about no real sun for most of the year. How about, snowstorm over night. You must shovel out before work. Then after work, you have to chip off all the frozen ice pushed in front of your driveway by the plow. Lets talk about the snow boogers that stick to the bottom of the car and slowly melt into a black tarry mess to track into the house. Lets talk about low humidity. So low that coming near anything metal has shocks hitting your body. Lets talk about heating and water bills. Because it is freezing 9 or 10 months of the year, heating costs are about 300.00 per MONTH! Water is also over the roof in the midwest! Now, lets move onto taxes. When you work for the government you find out that people come from all over, especially southern states to get all the nice free crap from the goverment. Housing, food stamps, child care! And what does that do? That makes taxes unbelievably high! We have lived in Cape Coral for 14 years and we still do not pay as much in taxes as we did in Wisconsin. Our home there was built in 1994, our house here was built in 2005. Shopping, everything where we lived in Wisconsin was at least 20 miles away, with traffic. How does it take 30 minutes to get to the edison mall? I could get to interstate 75 in about 20 minutes. It takes 10 minutes to get to the Edison. Ugly??? OMG!!! have you ever seen cities in Wisconsin, especially Milwaukee. Old, moldy crumbling buildings, highways swirling every which way. We LOVE CAPE CORAL! We would NEVER move back to horrible Wisconsin!

    You must never leave the house. The traffic there sucks. There are too many places to live that have a nice Beach and water that's not polluted. Living the dream in santa marta columbia

    You can't park your boat at your house, basically, in a coastal community in Florida? Well, Cape Coral is off the list. Karens have to ruin everything...

      Cape Coral doesn't have a problem with a boat at your house unless its in the front of your house. Residents park their boats on the side or in their backyard. Most cities have adopted similar regulations. Only way around it is to have some property.

    Do the math, taxes and insurance doesn’t make sense. I would have already bought a vacation home around 250-300 but it doesnt makes sense with the uncertainties of taxes and insurance cost. I was just gonna buy and rent out for a few years until i decide to move. Im only 36 so i have some time. A lot of people waiting, at least i see in comment sections of similar videos. Be interested to see where it goes. The locals are getting ->o

      This true in some, maybe even a lot of scenarios. There are also a lot of scenarios where this isn't true. For instance we're selling newer construction homes right now in the no flood zone. So no flood insurance and homeowners is a lot less because of the home meeting all the current codes. As for taxes, yes they are a burden. I agree. However, they are not much more than they are anywhere else in the country. As of right now our taxes are par for the course. At least we do have exemptions for certain things, like the homestead exemption. Thanks for watching!

    In 1979 Dad and I built a house on SE 12th St, off Del Prado. It was my parents primary home. My wife and I lived in Nevada. Mom passed 4 years ago @ 91 Dad 3 years ago @ 92. I sold it last Nov. We had many good years in Cape Coral and a lot of very good times. I miss my good friends still there after all these years. I worry about them.

    Cape coral has allways sucked. They charge money on the bridges to get there . When you leave for Fort Myers it's free. Cape coral sucks big time .

      I hate the tolls as well. I've found that to be the case in most coastal locations in Florida. Tolls everywhere. I think it's obsessive taxation. What are we going to do about it? Thank you for watching!

    Looks like property taxes will be at or over $12000.00/year. Any idea what flood and homeowners insurance might cost?

      That I don't know without calling some insurance companies. The home is newer and built to more modern codes. I think insurance would be lower because of that.

      North side of Cayo Costa Island State Park, on Intracoastal side. When you look on Google maps aerial view you can see a sandbar, zoom in and you will see Pelican Bay.

    They were discussing why they aren't burying power lines in Texas in another video. The power company in Texas discussing this says that the flooding of power lines underground is the issue. Also, underground power lines lose energy to the surroundings more efficiently than when suspended in the air. Maintenance costs are more expensive, especially when it's replacement time.

    So no appreciation in Florida it’s the opposite? Most of it was inflated around the buying frenzy I’m assuming when the rates where low

    Being on the water in the Cape is cheap because the water coming down the river is absolutely horrific! Blue green algae can make it hard to breath and it kills thousands of fish. We used to have birds at our dock when cleaning fish, but now there is not a bird in sight. If you are moving to Florida for the water, do not choose the Cape!

    We moved here almost 3 years ago and love it. Prior to our move, we vacationed here for 5 years, and it was harder each we had to go back home leaving the Cape behind. We knew this was the place for us. Having a home on the water access to the gulf. Cape Coral is alot more reasonable than other areas. We love boating and fishing. People are very friendly as well.     Great Video... the old Real Estate adage... Location-Location-Location... That is SE Cape Coral. The history and beauty of the Cape is in the SE. The older Wider Canals are in the SE.

    Taxes are half of what they are where I came from, maybe even much less than half. I'm always amazed when I get my tax bill. I paid over double this 18 years ago in N.H. I love the weather. In NH you got 2 months of pure summer if you were lucky. Then you stay in for 6 months. I don't think these people know what what they are talking about.
