Traffic wouldnt be so bad if the damn developers would stop building 300-500 home and apartment communities on every piece of open land. The Spotsy Board of Supervisors caused the overpopulation of the Southpoint/Massaponax areas..yet, the western part of the county are still nice and rural with little to no traffic.

Thanks for the great video! We did a temporary move to Land Or from Fredericksburg a couple of years ago while building our own home just outside the neighborhood. I found your review to be quite accurate, however I would like to add one thing to consider that I did notice...Caroline is not the place to be if you want to own nice cars, boats or RV's as there is no personal property tax relief like Stafford has. Stafford only uses about half of the blue book value, then adds a 50% tax relief on top of that, making it quite affordable. Caroline uses full value, no relief. When my pp tax bill arrived my jaw dropped, I was taxed more on my camper in Caroline than my house in Stafford.

Spot on with putting traffic #1. I live in Maryland and have family in Fredericksburg. It’s typically a nightmare going to and from there. And I have many memories of coming back from Carolina beach trips on a Saturday night… and hitting the massive truck-filled backups.

I think this is very loose about calling this the Fredericksburg area lol some of these places are way the heck out there. I have been to Fawn lake and Lake of the Woods and if you like being near a lake they are nice enough. The 20 minute drive to Fredericksburg could double in the early morning and afternoon on Route 3, but there is a short cut or two (Maybe).

Why is the city not developing? This a problem because everything is in Fredericksburg. Why should I need to drive there to go to a nice restaurant, Costco, movies, etc. This area feels like a small rural town. This is silly because there is nearly 160,000 people living in the county. Make a real downtown in Stafford City and develop the city.

If you're watching this video and planning on moving to the area, please reconsider. It's already waaaaaaaaaaaaayyyyyyyyyyyyyyy too crowded here with all the "beltway bandits" that want to make the big DC bucks and not pay the high cost of homes closer to the city. It doesn't matter what time of day you try and get anywhere in the area traffic totally stinks. Plan on a 20 to 30 minute drive to get anywhere in the area and that's on a weekday. Add a few minutes to that on the weekends when everyone and their brother are out and about. It's definitely not the same as it was back in 1973 when I first moved here and you could drive 555 - 65 mph from Culpepper to the I-95 onramp with no traffic signals. That certainly isn't the case now with every road loaded with traffic lights and drivers glued to their phones in their own little world while they wait on a light and finally realize that the light has changed when it's almost red again so the people behind them have to wait for another cycle. No, we for sure don't need any more residents in the area, if anything, a few thousand need to move away.

I just came across this video about Caroline County and have to give my opinion. If I could go back to Stafford I would in a heartbeat! There is literally NOTHING out here but woods & open fields. There are zero employment opportunities, no medical centers/hospitals, no choice in dining or groceries. The diversity is almost non existent, no kind of entertainment, it's ridiculously far away from everything. I've seen more churches than anything else around here. I honestly believe this place is for retired Caucasian people

Stafford sucks. I grew up there. Even back in the olden days, traffic was a nighmare. My parents found it difficult to make fruends because the adults commuted to DC and had no time for life. No where to shop. Have to go out of the county to work. Not really any sense of community to be proud of.

Stafford is not a good place to live. Its proximity to Route 1 and the 95 highway makes it a pain in the arse especially around rush hour, holidays, or if there is inclement weather or a road accident. Stafford lacks a movie theater. Mom and pop stores have closed down due to high leasing costs.

    • @wheretoliveFredericksburg

Property taxes in Virginia are calculated by multiplying a home's assessed value by the property tax rate. The tax rate varies by jurisdiction. Stafford sure has changed since then! I first came here in the mid 80s and it’s changed a lot since then too.

Highest crime ridden city in all of Virginia!

I knew that Fredericksburg was not the highest crime rate city in Virginia. But I looked it up anyway. # 1 is Portsmouth. Fredericksburg is many places down the list from highest crime rate. That being said, in the city itself property crime rate is definitely higher than the national average, which is something we have mentioned in other videos.
