It's so full of history and authentic 1700s charm! I love that! Yes the garden, as I mentioned, is accessible down the inside staircase and out through the cantina door, hence making the cantina into a garden kitchen would make sense and be so cool in the summer months! The coffee balcony off the bedroom is a lovely touch ...just coffee, wine and a good book there! How gorgeous! Ciao Martha! Thank you so much for watching with us today. Yes, it's a lovely property which does need some TLC and renovations but is worth it. The regular bus service runs from Chianni to Pontedera (train station to all major stops) and runs through Rivalto, so you can use public transport. It's an easy walk to Chianni as well, which people from Rivalto and Chianni do every day, just for a lovely stroll. I've done it many times and filmed my walks as well. You can see videos of Rivalto amongst my weekly vlogs. 😍🤗😘

Hello Robert You are absolutely entitled to your opinion but the value has a lot to do with land value and location. It’s in a Noble Vineyard denomination area and within quick reach to some of Tuscany’s major towns. The building is not only “old” it is of historical value as being the only vestiges of the ancient ROCCA or castle. That raises its value, not lower it. Value is not based on kitchens and bathrooms I’m afraid. It’s a very large historical home on significant land and cherished land in a scenic position. This property in this location would never sell at the price you mentioned. The vendor however is negotiable but within a limit. Thank you 🙏🏼
