@@ZacFolsom you realize most wholesalers target sellers that are looking for a quick easy out. They look for distressed properties that the seller just wants to get rid of. Maybe some wholesalers are unethical but most of us want to build long term relationships with everyone involved. Agents, flippers, title companies and more. The goal is for everyone to make money

Working with agent = sells house for $100,000, takes $30k in taxes, fees, insurance, then you wait for ever to get your money. Working with a cash buyer. Gives you $70k. No waiting. No bs fees.
Great math. 10% of $100k is $10k. Most closings are 30 days or less So the seller would be making $20k more with an agent than taking a cash offer. You’ve really helped solidify this point

It's just one of many options. Some people prefer it. For others it's not the best way. Wholesalers aren't sitting here telling people they SHOULD ONLY work with wholesalers. At least ONE of us can admit that. I know you need to convince people an agent is the only way. You're doing a terrible job of selling it though. Maybe try reading a book instead of trying to control what people do. You look and sound desperate
@@ZacFolsom WHAT? Dude can you count? How is the seller making 20k more with you? It's the same fucking number. And that's also CAP. Most closings take between 30-60 days. And that only IF all the stars are aligned and you're in a solid market. Some houses can take 90-130 days to sell. Some houses never sell. Then the agent abandons the seller. Real helpful! Wholesalers aren't going around buying remodeled houses. Trying to cheat people out of their money. You can't even sell your house in some places without everything being up to code. Yes, you can deal with an agent about non-compliance stuff if they are experienced enough to negotiate with code officials and all that jazz, but there are a ton of people that just don't even wanna deal with that.
@@commiezombie2477 even with all fees and a 6% commission fees come to 10%. So selling at $100k instead of getting robbed by a wholesaler at $70k makes $20k extra

This cheap suit (clearly overweight and greedy) dude math aint mathing right. Its not no damn 8%. It's a standard 3% for listing agent, + 3% for buyers agent (if you use one), then you have closing fees, taxes, and all the other bullshit you gotta pay to get your house up to code avoiding violations and making renovations, fixing broken shit, painting walls, removing lead paint, fixing plumbing and electrical, flooring, cabinets, appliances. Typically you're selling to an investor at 70-75 % listing price without an agent. SO, sometimes with and agent those fees can be as much as $30-$40k *just in fees!* not including all the other politics. You can use an agent to get top dollar, yes, but it aint no 8% this dude CAPPIN! You can sell as is, without the nonsense. Sometimes it's less money, a lot of times it's break even, and depending on your situation it can even be less money but just a stress relief to get out of a bad or upside down mortgage. Agents aren't our only option. They try to make you think they're the best option, even when they're not.
Or just hire a discount broker and save tens of thousands.

Did that wax work long term to keep the pipe sealed? It seems nearly impossible to get all the grease off. Im worried about it getting on my clothes
Years later and yes! The biggest thing was cleaning the pipes to get the grease off. You'll see that the pipes change color drastically when you do that and the wax was mostly there for rust

I clean the pipes i'm using already (i thought extremely well with acetone and then soapy water), and then i sprayed them with a clear exterior sealant (for concrete, metal, brick, etc). When i started to assemble some of the peices earlier today I ended up with black stuff on my hands still. I'm going to go over them again and then apply the wax i think.
