Lucy. Great content One question I always struggle with is : if launches are so busy, then why do we have dubai real estate events every weekend in San Jose and San Francisco. Also why are the agents here so persuasive if indeed the off plans get sold out on launch.

Nice video, just have a few questions; It looks like it is a slope from the sidewalk to the house, is the main road higher? How does the water flow on those pesky rainy days (even if it is just a few of them a year)? How was this during the flooding that happened not so long ago? What are the annual homeowner fees (to pay for street sweepers and general maintenance) who runs the community after all the houses are built? (sorry for all the questions, but it is interesting to learn as I am quite fascinated with Tilal Al Ghaf and want to live there one day.

Please stand corrected. Dubai mall isn’t the largest shopping mall in the world. The largest is the Iran Mall in Tehran.

Its Basically a 4BHK Townhouse with additional Floor add to it. plot size is small as well 2400sqft on average.

Rental and property costs have gone up so much but wages have remained steady. Gone are the days of massive expat packages except in exceptional cases. It's still probably worth coming out to dubai but it's not as brilliant as it used to be.

Thanks for the great video Lucy! Just one observation- you mentioned about the bigger living room size in comparison to the townhouses! Actually its the same size as townhouse- only difference in the plan is that the villas have an additional floor and are detached. This openness is because the buyer has chosen no bedroom on the ground floor! And a dining room option instead

Very nice video, Lucy! Since we already had our snagging we really can’t wait to have the handover and move in in January. Despite minor cosmetic issues found during snagging the building quality is really outstanding and way above average compared to other community projects in Dubai.

I agree with you no tax but you have some hidden taxes such as service charges dubai tax municipality each month Electricity and water really higher cost in Dubai

May I add cleanliness, it seems many visitors don’t give enough credit for how clean the public spaces of the city is 😊
