Solid review. Thanks. I've been in Pattaya retired fr a year and a half and I was considering Grand Ave because it's close to the 24 hour fitness gym and Villa Market. The electric bill is shocking. My highest electric bill in 18 months covering s different condos was 1,400 baht. Yeah there can be flooding in parts of Pattaya and I would not want to lose money having a problem like that. Plus things like that driving pattern to leave the building like you said... that might be a deal breaker for me. At least the repair work on Soi 15 is done... that was a muti year problem. Being a former NYC condo guy yeah ground floor apartments are problematic for security and privacy and mosquitos. Another thing about the neighborhood is during Songkran, it must be difficult to leave the condo even to grab a bag of fruit on Soi 15. Being able to walk to that excellent gym is my goal... so I would still consider Grand Ave and look into why that electric bill is so high.
