1236 sq feet is more than acceptable. I presently live in a little over 1700 sq feet and it is simply too large for one person to rattle around in. We are old! We do not have the energy, nor the inclination to clean a big house with many rooms. I would welcome 1236 sq feet - gladly.

These homes, from the smallest to the largest, are just so beautiful. Their color palettes are elegant and tranquil. The staging is great. They all have great storage. The amount of light is fantastic! Too bad that, with the pricing and current interest rates, most of the working class and so many retirees are left out. It is what it is, I suppose. I'm grateful that I got my north central corridor 863 sq. ft. (exterior measurements) 1975 two-bedroom, perpetually dark, lacking-in-storage, condo with a 3% interest rate and a hefty downpayment from a previous home's profit. I was really blessed, and I do love the character of the older homes in my area - but there's nothing like the feel and even the smell of a new-construction home, and these are really great.

With all of the ups and downs I've had, I am grateful to have been able to retire and have a nice little place and a mortgage payment that is about 25% of what many of my neighbors have even in my complex. And I absolutely LOVE the North Central Corridor. Never in a million years did I ever believe that I could live in this area until I found myself here, LOL! But those Robson community homes sure are beautiful, aren't they? Well, have a great day! No need to reply. I understand you've got work to do!
Home owners Associations = always someone needing to CONTROL the population of the community. Just like PTA's. Home owners associations have been hideous for me in the past. NEVER again. No room for guests to park if there is the people with two cars OR MORE - use it. No fences for your dogs - if they are allowed. Same in senior apartments. Oh and if you want to repaint your home - you have to get approval on the color white - they may not like your white paint - so they fine you. So many fines. I watched your video to see the layout of the homes. They are all very BIG in my world. Very nice for people that like to compete with neighbors. I would prefer OFF GRID with chickens and goats, dogs and cats, and a garden to grow my own food.
How about don’t come here and retire at all? It’s crowded, you bring your money and price the locals out of housing, and you whine about the heat and the critters. Please find somewhere else.
Unfortunately, land leases and the fact that they continue to go up, and we have no saying keeps me away from this communities.
Not sure where you heard me say that this was one of those areas. These homes and all of the homes featured on my channel are on owned land. These are not manufactured homes.
No, you never mentioned that, you are correct. What I meant to see was HOA fees and the like.
HOA fees in Robson Ranch are only $268 per month. That includes all of your amenities/activities for the most part. Definitely a good value for country club level amenities. The Land Leases at mobile parks are getting near $1000 a month and you'll never own the land. Scary idea! Thanks for watching my channel!!

The question is: Where can healthy, clear headed, clear thinking, non religious, non racist retirees go where there are not abusive senior parks ready to snap up your property - which is why there are so many of them.
The key is to stay FAR away from senior manufactured parks! Lots of affordable options in single family homes. Sun City and other Del Webb communities have some nice homes where you own your land and have a fixed cost. Call me and I'll give you some info! Thanks for watching.
1226 sq ft is not a small home. My 2 bed/2bath is just over 900 sq ft. It feels big and spacious with an open floor plan and a large covered porch that spans front of house!

We bought a Dell Webb new build in a 55+, similar Floorplan 1280 sq ft. Love it. Were done with larger homes that too much energy

I am so glad you think so! At Robson Ranch the HOA right now is around $276. Budget about $2600ish for taxes in 2025. Super affordable for a country club community! Quail Creek will have similar fees. Call me when you're ready to come and take a look! We would love to help you find your new home!

I don’t like all the pieces to clean on a gas range. I’ll take a good flat top electric range any day over gas. Face it,none of us are Michelin star chefs who cook enough to make a difference. Go for what’s easy!

104 - 110 in the summer. NO Thank you! Isn't Arizona running out of water? Climate change will impact the area greatly. And you may pay less for a mobile home but you don't own the land so you will be Renting on top of your mortgage AND will be at risk of uncontrollable land lease increases. Not very secure for a fixed income. I would hate to be 80 and get and notice the land lease is going up. At that point, you are stuck since your mobile home is NOT mobile. Do your research.
If you're talking about Yuma mobile homes then that is a different story. They are priced super low and have much lower lot rents. These are Snowbird places with very few year round residents. Watch more of my videos and learn how I NEVER advise people to buy a manufactured home in a community with high lot rents. Seniors should not go this route and I don't even sell them. But there are plenty of very affordable homes both mobile and stick-built where you won the land. You're so right when you say to "do your research!"
And we do have enough water. Climate change will impact the entire earth if you belive the "experts." The 4+ million who live just in the Phoenix area are not worried so as we are all mindful of the fact that we do live in a desert, we continue to exist and thrive here. If the people of Dubai can figure it out so can we!
I see a lot of comments about not being affordable anymore. Housing went up everywhere during covid, including Green Valley. A lot of boomers retiered earlier than expected driving up prices 40-50%. The old folks selling now want the 2022 covid price for a home with no updates. Those are not selling, they sit on the market. Most homes are about 40 years old now. No one wants your 40 year old bathrooms and kitchen. Nicely updated homes priced below 2022 levels sell imediately. If you can buy cash and have patience you will score. Green Valley is nice!
You are exactly right! Affordable has a new meaning now. Selling a home now requires a serious plan to be competitive with new homes with updates and modern decor. Yuma is hottest place in Arizona. Summers are horrible. Same as Bullhead City. No one should voluntarily live in Sonoran desert area in Summer. That includes Phoenix and all areas around it. Winters yes, are very nice.

Well it is a tiny bit cooler there so that is probably a good option for you. I truly don't mind the heat. The first year was hard but now I kind of like it. I just really don't like being cold. Anything below 65 is not fun for me. I guess I'm getting old. These bones need it to be warm.

What is the option for seniors who don't want to live in an HOA 55+ community but also DON'T want to move into a regular neighborhood with all of those problems? Seems like you are screwed either way.
Sun City and Sun City West in Arizona are two great options. No HOA but you just pay a small amenity fee per year. Sun City is 500ish per household and SCW is per person. Super affordable but without the HOA nonsense that some people do not enjoy. Thanks so much for watching!

I am looking at a Del Webb community back in CA. where I am from since I need to be much closer to family and friends at this time in my life. I wish more senior communities were like the ones you mentioned but the thought of moving back to a regular neighborhood with all of those problems again like in my last neighborhood just to avoid an HOA does not sound like a viable option for me. I will read the CCRs in the community that I am most interested in and go from there. I have also visited this community twice before and the feedback I got from residents was VERY positive and there were NO HOA issues with them. I will see what happens on this journey.

It's not just Arizona. Anywhere there is or was reasonable housing/living costs has seen a population increase as folks flee the super expansive states like CA NY NJ MA CT. They come from everywhere to AZ. I still like AZ
Arizona is NOT cheap, car insurance, home insurance, and housing has gone up so high since moving here in 2020. Besides being too hot, we are moving.
Nowhere is better unless you go with something super rural and then there are other issues. When you look at our insurance vs other states we are still lower. Housing is lower than other states when you include property taxes. Our utilities are way lower than other states. Let me know what other places you find that are better so I can check them out for the audience. We are all trying to find affordability and it is becoming a challenge. Arizona is a driving city and if you cannot drive, you are stuck! Also be prepared to pay $300-$500 a month during the hot summer and it finally cooled down about a week ago. My sister said but her bill have been running about $400-$500 for the last five months.
Those bills sound high to me. My highest bill is only for one or two months and is still under $300. I keep my home reasonably cool. But you're right about the car thing. Here in the Phoenix Valley, we need cars to get around. No way to be without one. I'm hoping to see more driverless cars soon for our non-driving friends.
Association goes up every year. Just sold my miami condo. Then there is an assessment if a new roof is needed
Florida condos are a mess right now. Insurance is crazy high there and the new regulations are making it impossible to stay. Arizona is different. The HOA laws here work well to protect owners. Thanks for watching!

I used to pet sit in an upscale 55+ community where 3 car garages were standard. Most of those garages were full of unopened boxes my clients brought with them when they downsized 2-3-4 years previously. (The community was 4 years old.) You don't need that stuff. Get rid of it.

Homes may be affordable BUT the HOA is unbelievable unreasonable
Thousands of residents in Victory at Verrado would disagree with you on your idea of unreasonable. They have exclusive amenities to include private pools, clubhouse, spa, activity center. There are many social clubs to join plus a large pickleball club. All 55+ communities will be in this range and many are higher. Probably not your place but thanks for watching.
Thank you for your helpful information. I moved into a 52 plus in 2017. I made a couple of friends. But this facility was owned by City investors. Lawyers, Doctors, people with money who needed a tax write off. Sad to say this building was not owned by the Housing Authority but was managed by one. They had 3 buildings there. One was market rate which was independent senior living and the one I lived in and the other 2 were owned by them. One building was assisted living and the other I do not know. I just know that they had their power bill paid and probably auto draft on rent. It was on the beach and was redone for seniors after a major hurricane. It was nice, right across from the beach and I felt I had finally arrived, but unfortunately they started putting housing choice vouchers in there. Now let me clarify that we were full rent and they were paying a third, but again I had friends on housing choice that came in and obeyed the rules and were very clean. My neighbor however started smoking inside and also doing meth. He would scream all night screaming help me help me. I almost did not get out with my life. I lost all my furniture that I loved that I bought at thrift over a few years after I was abandoned by my deceased husband. But that is nothing. 2 ladies across the hall were not so lucky ... they died. The ducts were interconnecting. Anyway I tried to get the managers to do something. They just told me I was imagining things. I tried to talk to city officials who wrote me off and I know that now it is because they were all in bed together. I did not stop working on that problem and realized that the State Health department is gonna to see about that. It was right after I left, I wrote them and told them all the terrible things that were dangerous. But especially about this guy. You may wonder who regulates things, why the city of course, but the state does not answer to the city. One other thing that they watch. They look to see who has family that comes and sees about their loved ones. That is another reason why they fired our security man, and they pulled up the pool with no reduction in our rent. We did at least have a guy that would keep an eye on things but they framed him because they did not want to pay him and that is another reason why they pulled up the pool ... because he kept it clean. It is a drug free, smoke free building but no one enforced it after they let the little guy go. So when the State Health Dept got it, they showed up and guess what??? Yes you got it. They told him to answer the door and right now. They had to gut his apartment and redo everything. A little late for the ladies across the hall.
Problem...you have a high hoa's fees with this area. Victory's and Verrado.
Not true at all. Right now the total fee is just $240. That includes access to all amenities. It’s very reasonable!
There is way too much money in this kitchen, half the cabinets are totally out of reach. No older person should have to climb on a stool to reach them. Every shower should have a build in seat and grab bars and needs to be deep enough to maneuver a wheel chair, which is at least 36 inches deep. The water closet can only be used by people who have full mobility. It is way too small for people with handicaps and the door is not practical. Most older people will use their own bathroom in the house to avoid conflicts. For seniors it's better to design two different spacious suites with generous bedrooms and bathrooms because most older couples sleep for many reasons in separate quarters. There needs to be at least 3 feet to the right and left of the bed to get safely around. Don't buy a home with a free standing tup. It's extremely hard to get in and out (especially for short people) and very dangerous especially when wet because there is nothing to hang on to.
These homes are designed for “Active Adults” who do not want the features that older seniors require. We have lots of options for people with disabilities though. Every home might not suit every person. If you want two large master suites then you will pay a lot more. These homes are great for many but probably not for you. Thanks for watching!
@@Southwest55Plus even active adults have to be 6'4" tall to use the upper kitchen cabinets. And even children are in danger if they use free standing bathtubs.
They have other options for cabinets. Some people like this look so they can display things. They're not putting daily items there. And children won't be using the bathtubs in these homes. I think you might have to explore other neighborhoods since this one seems to be very triggering for you.

Great tips on things to consider first before moving into a 55+ community! On your glasses--- I think you would look friendlier with more feminine glasses that have a little bling at the outer corners. A little bling will highlight your stunning blue eyes!!! No reason to hide them with black glasses....
