    Real estate generally tracks inflation plus a percentage. However, the early boomers who own half the real estate in America are approaching end of life. If you can hang on for another 10 or 15 years, a lot of property is gonna hit the market.

    I totally agree - especially the last advice. I plan to live in my just purchased home for at least a year before I do any personal upgrades. However, I spent quite a bit during the first two months living here, and I know it will not add one penny to the value - but I did it anyway: I decided to make sure my house was totally ready for an emergency. The odds of it happening are slim to none - but if I should ever be without power for an extended amount of time, I won't be the least bit concerned. I own large dogs so I knew there was no place that I could go if I needed to leave (no hotel, friends, etc.) so I just did it for me. Of course, that will guarantee that I'll never need it, but that's ok - better to be ready, than just hope it doesn't happen. :-)

    Being older, I do plan on downsizing. Smaller maintained homes are enticing. I'm not talking about tiny homes...I'm too old to climb the loft ladder or go pèe and poo outside. Love love the idea of in-law converted garages. basements or seperate dwellings. No one wants to feel like the forever guest and family needs privacy Im not sure of the critical issue you're speaking of. I better binge 😅

    Debates matter. We're in this crisis because of pandemic restrictions and democrats wanting to give every US citizen a 1,200 dollar check followed by another 600. You literally have a democrat administration letting in 25 million illegals. Then making polices that go to aid them. Like Kamala is doing for 1st time home buyers. This was just debated with JD Vance and Tim Walz.

Because that is something you cannot change you will need to wow the buyers inside by doing some low cost fix ups to attract buyers to come inside. I meet with my sellers 1 to 5 years before listing heir home which allows the time to get things done. Home sellers just need to realize that a not so great location will Affect their value.     You are right, history has proven that new tax laws eventually trickle down to the middle class - that may take a decade or two. This tax proposal targets those with a net worth of $100M or more. There in lies the real danger, if this proposal gets put forward, I would wager the uber wealthy will drop their shares on the market cause a crash, they'll wait, then buy back at 1/10th the price... then wait it out sitting on large cash reserves. In the mean time, the middle class will lose their shirt, go bankrupt and those uber wealthy individuals will also buy up all the foreclosures - It could turn into the GREATEST WEALTH TRANSFER IN HISTORY!

      If you want the gov't to protect & take care of you, the gov't will need money. Lots & lots of money. Where will the gov't get cash? It needs to steal it from people who have assets to give it to those without assets. This is what unrealized capital gains is all about. My advice to those who are poor: make more money and don't ask for help from anyone.

I do taxes for a living. I most definitely know what they are. I paid some capitol gains taxes on a rental I sold in 2021. I am very familiar with taxes and capitol gains taxes.

      Is this constitutional. Unrealized gains is not a taxable event. You are suppose to be taxes on a taxable event. There was no taxable event incurred. Therefore no tax should be assessed on unrealized capital gains..
