    2008-09 type world global recession has started in India which has adversely affected the job market and other sectors. This has also badly impacted the real-estate sector and Property market is badly crashed in many cities and areas such as Yamuna & Noida Expressway, Greater Noida, Noida, Gurgaon, Dwarka expressway, NCR and other cities due to unrealistic prices demanded by Builders and other investors. Pls avoid investing in these areas and better to wait & watch for another 6-12 month to get the clear picture. Local authorities in many cities/Town have not approved OC and have not opened the registry for many peojects due to which both builders & investors are not able to sell their huge unsold flats at unrealistic higher prices. Its your hard earned money please never come under any influence after seeing any such news or videos where these middlemen (TV channels, Broker, agent or social media influencers) are misguiding the general public by spreading news that market is doing great & prices will go up in future whereas opposite is happening on the ground. Pls avoid investing your money in any construction linked or plot scheme where chances of fraud are much higher and stick to only ready-2-move in category (only if OC & registry is present)

    Prices have gone up sharply and far away from realistic levels. Selling projects at above 15k per square feet and possessions still years away and a lot of the builders don’t complete on times.

    Simple thing to understand is mkt run in cycles ,it has peaked now ,ot will correct for 10-15% ,then stable for 4-5 years before it can move up .

      U r right, that’s what we are trying to convey, don’t sell in panic.. market needs breathing time to digest the real estate inflation in last 2 years to stabilise the market .. so we just need to have a holding capacity in our investments ..

    I have been observing the market for the past couple of years and the one thing that I have noted is that the whole developer lobby is rushing into the ultra lux segment, the prices aren't really over inflated but the project segment is higher in itself. Players like signature, who have mastered the mid segment have also gotten into the ultra luxury game. There is a gap which no one if focusing on which is the mid luxe segment, from SPR to DXP all you see is luxury projects. I hope this comment can reach the builder lobby and they realize that at the end of the day they wont be as profitable by serving the top 1% as they could be by building projects for the middle class. Another issue I see are the sizes, 2800 for 3BHK and 3800 for 4BHK have become the class standard, This makes the ticket size beyond the reach of most of the people. Individuals who are looking to buy their first house, people with good packages are avoiding entering the market. So in conclusion what the developers need to understand is that there is a abundance of luxury apartments, the supply surely exceeds the demand and they need to launch projects in the 1-3 Cr bracket, Secondly the investors and end users need to understand that what M3M and signature global did wasn't pointing towards a crash but a mere price correction, M3M understood that they've launched their products at a price that wouldn't be accepted by the market. On the other hand, SG fumbled the ball all together, from their marketing to their launch price, If they would've launched 71 at 16k psf the first time only it would've been sold out by now, Instead they got greedy and took a very big hit.

These people have very limited knowledge of real estate...they have only what builder telss them to play ..they do not have their own analysis.... Aur investors bhi pata nhi kyon in par aankh moondkar vishwas kar lete hai.... Biggest and safe cheaters of real estate are these influencers or so called consultant.....ya toh builder doobta hai ya tph buyer but inka commission full safe rahta hai

    well you are defending builders ! first they sell at any damn price they want and when not able to sell at exorbitant prices they reduce the price it is typical demand are and supply game. but you call it inaugural discount ? inaugural discounts are for limited time and limited units did they mentioned any time frame for "inaugural discount"? this is not the first time realty market is going down

    Brokers builder ke pass gye aur unke khane se 2000/ foot price reduce kar diya. Kya logic hai. Builder reduced because their flats are not selling,. Just wait worst is yet to come for builders. It's bubble and already started bursting.
