As of 5/25 the water resources in SMA are VERY LOW and the heat wave is record breaking with no end in site. Howler monkey in the Yucatan are dropping dead out of the trees. People, please google "Drought, Mexico etc. In 10-15 years 50% of Mexican agriculture will be gone. In general the Americas are a climate change disaster. IF you are going to move somewhere please do due diligence and move to areas of the world with potable and large water resources. If you own property in San Miguel de Allende you should think of selling within the next 10 years.

I'm sorry you found it mean spiriited. It was not meant as such. I love it here and have been here (with one break) for 22 years. I have just returned from the States and "feel" my love yet again. from the Caminos de Agua which was cited in your video : "The Alto Río Laja Watershed stretches across seven municipalities in northern Guanajuato State in Central Mexico. Ninety-nine percent of the water consumed in this region comes from a large underground reservoir known as the Alto Río Laja Aquifer, which serves several thousand distinct communities - including San Miguel de Allende. The aquifer supplies water to over 680,000 residents. Our aquifer is declining at an alarming rate, from 2-4 meters per year. The underground water that remains is contaminated with arsenic and fluoride - " Also don't some of the local villages outside the tourist districts have to truck in drinking water because their wells dried up? So if one is affluent, there is plenty of water?
There are many, many homes which receive trucked water including my neighbors. I am not aware of any entire villages which do but would guess there are some. The government drills wells for poor villages but there is not always water down there. Water which is trucked in is free for poorer people and costs a bit less than 100 USD for 10,000 liters for others. Many wells have been drilled deeper .... mine has. The water level has fallen 18-20 feet over a bit more than 20 years here. The new buildings in my development require use of rain water and other kinds of grey water to water the land. Most new developments have similar requirements. The minerals in the water are from the rocks. I do not have filters or softeners on my water but plan to add both in my next house. The makeup is a lot like Northern New Mexico. Recent water concessions have been stamped, "may not use for irrigating alfalfa. As I mentioned, the overwhelming per cent of water is used for agricultural purposes and there is a 100% chance the heavy water using crops like alfalfa will disappear and more water efficient crops or irrigating practices will replace them or more land will be put in conservation.
Please google "Climate change and Mexico's Water Supply." Also research which Countries are impacted the most and the least. Google Caminos de Agua. "The Upper Río Laja Watershed stretches across seven municipalities in the northern part of Guanajuato State and includes San Miguel de Allende and more than 2,800 urban and rural communities. The quantity and quality of the water supply within our watershed is not only being severely impacted by the overexploitation of our finite groundwater resources by the agro-exporting industry, it is also being increasingly threatened by climate change, which is directly connected to the disruption of water cycles in our region. As such, the increasing temperature in the region has created a considerable decrease in annual precipitation, making the rainy season shorter and the dry season longer. When the rain does fall, we will tend to receive fewer, shorter, but much more intense rain events. We need to prepare for the results of climate change or we will be facing flooding and landslides that no doubt will have detrimental economic impacts on everybody living in San Miguel, including the tourism sector. These kinds of disruptions are exacerbating the water scarcity issues in our region. Further, the drier it gets, the deeper we are forced to drill our wells in order to reach the water necessary to support daily life. At these depths, our water is increasingly contaminated with naturally-occurring chemicals such as arsenic and fluoride. Arsenic and fluoride are related to a host of serious health threats when consumed continuously over time. Most of which are chronic and irreversible, such as: dental and skeletal fluorosis (teeth become stained brown and bones become brittle and deformed), chronic kidney disease, skin lesions, cognitive developmental issues in children, and several types of cancer.

Yes, its a different coutry with its own culture and customs. You should expect to assimilate into the culture. Otherwise stay in your own country, with 711 and starbucks on evey corner.
Are leases with an option to buy viable? If you lease property in the US, many times a lease rate of 1% a month of FMV is the goal. What rule of thumb is in San Miguel de Allende? Love your videos!

… I just left a comment on your original video regarding rain water capturing … in addition to the possibility of using a system that collects moisture from the atmosphere and converts to usable water … as far as the soil, composting can turn a sandy soil into a very fertile soil .
Excellent ideas all and plenty of folks wanting to use them! I am requiring all the homes in my development to capture the rainwater that falls on their roofs and to have biodigesters.
… is it possible to do rain water capturing there ? … also … there are systems available that can capture water from the moisture in the air to convert to usable water for both commercial and residential use …

… thank you … this is great advice. I was wondering the possibilities of getting a long term rental. I was also wondering about getting a place partially furnished so that I could bring some of my own favorite pieces of furniture, and also being able to have the landlord remove furniture if I want to use one of the rooms as a studio space . Another consideration was the possibility of renting a space in the Guadalajara neighborhood as a studio/gallery, and rent a separate space in a quieter neighborhood for my living quarters … what are your thoughts about that ?

Thank you for taking time to enlighten so many people who have no idea about the difference between the US and Mexico. I lived in Arizona for many years and chose to cross the border to go to the dentist because the professionalism was impeccable and best of all, honest! I took a class in Spanish at the CC in one place where I lived where the streets were mostly Spanish names and I wanted to pronounce them correctly. I love the Mexican love of life and family. And I know and have for a long time that if I am to learn to speak the language as I would love to do I need to live where that is the language. There are concessions as there would be anytime one moves to a different culture, even in cities in the USA. But I am getting older ( am a senior already) and am shaky about making a plan. Time marches on so I need to decide sooner rather than later if I am up to the task. I think I just might be. Your video was very helpful. Thank you.

If you live in the country and are not resident full time I encourage you to have a live in couple. If you are here full time I think a live in couple is still a very good idea. But a gated community is an excellent choice and there are several that are wonderful all around the area you are asking about!
Leases with an option are rare but have and can be done, more and more we are adopting US style deal structures

So I'd love to know what are the costs to expect with building? Architect, builder, other, how can you plan and budget building a home? Pricing out things like grounded wiring, and how to budget for the finishes and also things like filtered water, a cyctern, irrigation system, solar pannels, good quality windows/doors, landscaping etc? How can you find out what is available for the finishes, will the architect take you to stores to pick? Do you hire one person and they do it all/have a team? Or you have to hire different people? And what about cost of land, factoring in if you want a gated area with security or not, and proximity to SMA? What about payment schedule? When do you pay your team, and in what percentages? What is standard/good practices as far as keeping thr propery secure at night/weekends? Expectations as far as how to treat the wokers, as far as buying lunches etc, giving bonuses/etc? Thanks!
In Mexico most architects are also builders. You can make all the choices you mentioned and they will be factored into the price. The payment structure will usually be something like 30 to 40% down and then weekly or biweekly payments with a final 5 to 15% payment to settle any work with which you may be unhappy or up charges during construction. A first class builder will include a clear schedule and fines if he or she does not meet the schedule. Contact me by email if you'd like to chat about this.

Good question! Easy answer. They don't take them. No Mexican child ever hears "the customer is always right" "time is money". I had an immigration visit as I am beginning my citizenship process. Immigration does take US bank cards for everything but my request so off to the bank. They are getting better. I remember when they took no cards. For Americans patience is always the key. If you deposit USDs into my account I will get it paid for you!

Ben where are the machine in town that allow you to take out a higher limit?
Your best bet is the machine inside CITY MARKET. BANORTE at the Liverpool Mall has an 18000 peso limit but that is turning out to be an urban legend as their limits adjust based on what is the machine and so can be much lower. Banamex is also a good bet as is Scotia Bank and Banco del Bajio.
