I love these videos because it educates me without you having to hand hold me in the process. I am probably most concerned with the HOAs. I want to know if they are a problem while looking at the houses, not after an offer has been made. I’m also concerned I am going to overlook something important. Congratulations on 100+ homes sold last year! As to your presentation, it’s perfect. You are fluid and natural, you smile, you don’t have awkward verbal pauses, your voice is pleasant and your rate of speech is good (for me) and you seem very comfortable without performing the fig leaf with your hands. Other presenters I have a hard time watching due to some of these things you have mastered. You also come across as very authentic. I believe you will fight for my interests, while making money is important it’s not your total focus.

Very helpful video. It’s good to know how the process differs in AZ from that of other states. I think you have a good talking pace, not too fast or slow.

My wife and I remember when Surprise was a quiet little town when we moved there in 1999, everyone we knew was like "Why Surprise? Do you know how far out you are?" Nobody was out there, and we liked it that way. Well Surprise isn't that sleepy little town any longer, she's definitely been discovered and has ballooned a LOT bigger than the original square mile that we moved to over 25 years ago. We decided to move back east a couple of years ago for family reasons and have been keeping up on our "little home town" on UA-cam and other websites and boy has she grown up and out. We will be retiring in the next 8-10 years and plan on coming back when we do, I wonder what Surprise will be like then. Flora Mae Statler would definitely be Surprised by what her little town has become.

Nothing like living in the desert where it hits 120 degrees and is consistently over 100 degrees, not to mention in a few years they won't have any water, their reliance on the Colorado river is in deep trouble and only getting worse. People are stupid they forget about the dust bowl of the 1930's that decimated the southwest and forced thousands of people to move west, the reason simple no rain and no water. Arizona it's coming but they'll still want to water their lawns and golf courses.

You need how to make a video. Zoom out and stop going up and down.

Arizona is terrible. Don't move here. Stop bringing California/Washington/Oregon trash to our city.

Capital improvement fee seems a bit steap. $12,500 for a $500,000 house if i heard you right. But HOA is low. Are pools heated? Are there extra fees on the woodworking and other activities? Thanks much for video.

I have a question for you. I have a house that will be going on the Market. This house was condemned because of cats urinated and defecated and caused the house to be condemned. This was an inherited house and is going through probate. An attorney in the process doesn't want me to disclose that the house was condemned because she wants to sell it. Is this a legal liability issue for me as the seller

We live in CantaMia and the "farm" smell usually happens in the evening and if the wind is blowing slightly from the SW where some of the dairy farms are. The farm smell is very random but we definitely have it. Also, the fly's can be bad especially when your cooking outdoors but that seems to be more seasonal, this time of year we don't see very many.

How much would it cost to include the furniture?

If that is a gift for new resident.....what a GREAT idea.
