Welcome to the official UA-cam channel of David Wintzer - Learn the Ins and Outs of the Construction Industry 🧱
David Wintzer has been involved in the construction industry for a number of years. Within the past 18 months, his company located in Utah has secured over $15 million of work. Here he’ll share his insights, opinions, and experience in the industry, starting and managing a construction company, and more.
➡️ Construction is a unique industry that has many intricacies to consider. For a new business owner, this can be intimidating to navigate while trying to manage employees and make sure projects are staying on track and on budget.
It can feel like there is so much to learn and organize to get started and, of course, remain in operation. This can easily become overwhelming, but know you are not alone. Learn from those who have come before you in the field.

My Idea For Changing The Construction Company
Переглядів 1444 місяці тому
In this episode, David discusses the idea of changing the construction industry by implementing an incentive program for performance and consequences for non-performance. He shares a conversation with a mentor who suggests that subcontractors should be rewarded with a 5% bonus if they complete their tasks correctly and on time, but also face a 10% deduction if they fail to meet expectations. Da...

What’s the best way to market you construction company?

What’s the best way to market you construction company?
Been a super 26 years. I just tell my new hires "Twice a day, ask a trade "What do you wish I knew about your trade?" Or "Think about your favorite supers. What do they do that you wish I did?" If you ask those questions, you will blow by your hiring class. You will spend no money on seminars. You will become "the sheriff". But, if you are not humble, then attend the seminars and spend money to overcome your ego premium. That's hard. We can bring all the tech into it, but if you don't know how to build you will fear Monday morning. I want everyone in my beloved industry to feel like I do. I NEVER drive to work apprehensive, and I NEVER drive home defeated. This wonderful industry has afforded me to raise 3 children to meaningful adulthood and now I can max fund my 401k every year. 5 years ago I paid off my house. I'm debt free for the first time in my life. Thank you to all my mentors that told me NOT to get a degree or go to seminars. Just be the servant, and the industry will take care of you.
Awesome and Authentic... Thank you!
My pleasure!
Just cool... Growing through content. So true. Thanks again David and Jesse!
Yo I just found your channel and website and its everything I needed man thx. I am starting my own Const Company next year and really appreciate your candid info on this channel. Please keep it up.
Thank you very much means a lot. Truly, If I can help in any way please let me know.
@ Thx yea couple questions. My background is like yours i think all commercial. What would you recommend is the best way to get into commercial work as a GC? Im planning on being a solo GC with all subs I may self perform the electrical cuz thats my main background. But id like to start small and focus on TI work in commercial buildings and strip malls. OR im wondering if I should start with Resi first. Also how much did you start out with in the beginning? Do you keep enough money to pay all subs right away or are you on a pay when paid arrangement with them? Any tips you can offer is appreciated. Thx again.
@@Eniggma520 All great questions. I would say start off with what ever you're more comfortable and excited about. If commercial is where you ultimately want to end up I would start small in that arena I didn't have any money when I started. We just paid the subs and ourself directly through the draws with the owner. I think TI work would be a good start. Call the local developers who are doing the smaller projects. Call the local commercial realtors and see what buildings are getting renovated and who you should contact. Realtors are a great resource to find clients. Best of luck...Excited for you! Keep me posted and don't hesitate to reach out. David.
@ okay thx last couple questions, what profit margin are you aiming for on each job on average not counting giving a good discounts to get those first jobs? Do you pay yourself a set Salary or a certain % off the draws during the job or just whatever is left when the job is over you get paid from that? Also do you have sample proposal and sub agreement I could look at? Thanks again great info!
@@Eniggma520 We do an overall GC fee of 12-15% of the total build cost. Our overhead margins are baked into that. If the project is big enough we charge a superintendent fee as well of $100-150K We draw our fee every month based on schedule. i.e. 12 month project, we draw 1/12 of our fee each month. I'm working on some new templates. I'll send it your way when I do
Hi! Thanks for the great video! Would you please explain how to determine stem wall heights if there is not a Isometric foundation page available and not called out on the foundation structural page? Thank you!
A section of the building or potentially and elevation will show you those type of heights. Sometimes you can do the math based on the slab height if you have some elevations called out on the architectural. Thank you for very much for the support and comments!
Awesome video David! :) Thank you!*****
Thank you Paul! Appreciate your support
I agree. You must keep very good track of the money coming in and out; what's a liability such as a deposit, and when the revenue is earned.
Yes sir! It's a must! Thank you for the support.
I like these style videos, they’re actually real, I also learn more it’s all straight to the point. Also Congratulations I hope it’s going well!
Thank you, much appreciated.
Great video!
Thank you! Appreciate your feedback.
Thank you for this Sir, Im an aspiring architect in the 2nd year of my degree looking into working for a GC when I graduate, this was highly useful and valuable!
Thank you, much appreciated. Best of luck with your journey. Please let me know how I can help in any way. Thank you again for the support
I thought you was Austin Forkner at first 😂
I could see that a little!
I like your honesty, raw as it is moment recording, impressive and engaging. 👍👍 The key is focus, keep it sharp, short, on point, focus always. Thanks for the video. Focus, focus every thought, second and action. 👍
I appreciate that!
Do you have another contact for sharing the template? I don't have IG.
davidwintzer.com
Do you move the folders when the job is completed?
Yes, We have a completed Job Folder
I like the idea, not sure clients or Subs would go for it. Sub’s bid price includes completion to specified standard. No bonus, their profit is baked in. Penalty comes from withholding final payment due to non-performance or back-charging for repairs… Super’s job is to check for quality and completion prior to final payment. Project Slack Time placed between tasks should accommodate for last minute fixes or repairs. Construction industry isn’t broken. It’s lack of trade talent and ground level incentive. Rewards should be issued for performance at the ground level to the actual guys doing the work by their employers. Many of the laborers are underpaid and thus stop caring (at best).
I love this response. Truly, appreciate you giving such an in depth insight. I 100% agree with you. Looking forward to finding some version of this work in our industry. Thank you for your input!- David
Good tips but your speed was super fast. I think when making next video, consider your target audience. People who are watching these videos, mostly are new in the industry, learning the trade therefore going slow , helps everyone learn what you are trying to teach here. Btw I am based in Melbourne Australia and watching US Construction videos just gives us another perspective on the techniques you guys use.
Thank you for the critical feedback! Appreciate the support
What’s the width of that entry way if you don’t mind me asking. Trying to get a perspective on entry widths for future references. Everyone wants 10-12ft entrances to a house.
10' W x 12" H
Great video mate, pumped
Thank you!
I’m entering year 42, I hope I learn something new every day. Good job.
Me too! Construction has a pretty sneaky way of doing that to us. Appreciate you watching!
Literally driving the 248 looking at nearly the same views as this video pops up… It’s not about not making mistakes that makes a good builder, it’s how you learn and fix them. -Adram
100%!
I wanted to learn how to build hot rods and work on classic cars. I sent an email out to over 40 local speed shops in Orange County, LA, IE and out of those 40, four replied back, 1 offered me a future role in their shop. And finally one company told me to come tour the shop. I offered to mop the floors I just wanted to be in the shop around these cars. The owner had me in there the next day working on cars and even taught me a little mig welding. 2 months in he started paying me. If you want something bad enough you have to go get it. Most of the time it will exceed your expectations. Like I said I was willing to be miss doubtfire just to be around a custom car shop. Edit: since beginning my CM degree just the fact I’m in a BS degree program for CM it has opened up the door for me to internships I otherwise wouldn’t have. You are right about mentorship. Through these internships I hope to enter a working relationship with a mentor that can teach me the nuts and bolts of a construction project on the front side of the business. I have 10+ industry experience in ready mix, residential and most recently pipeline construction, on the Labor side of the business. But have hopped around a little more than I probably should have chasing a higher hourly rather than thinking of the future and growing within one company.
As long as you're soaking in all those little pieces of information and lessons where ever you are...you're putting yourself in a great position to pivot when the time is right! Good luck and thanks for watching!
@@davidwintzer Absolutley!
Couldn’t agree more. What’s that old saying about assuming?
Thank you!
Great vid man! I am a freshman starting my CM degree. How long did it take you to fully understand scheduling on a micro level? Did you have a mentor who invested time into you? How did you get your start? I’d love to pick your brain.
Thank you! It took me a solid month or two of really studying these schedules to understand the successors and predecessors. I did have a really great PM who put in the time to teach me the software's and understanding how the entire things flows. What helped me was I started building schedules for just one wing of the building. Something simple with 10-15 schedule items. Then I could break down the sequence of events and understand the flow a lot more. I started with a big commercial company as a PE and then transitioned into my own thing in the residential world.
@@davidwintzer Thank you for sharing your experience man! Can’t tell you how valuable that is. Trying to gain as much knowledge as I can hoping to land my first internship. Congrats on all your success I wish you more success now and in the future. Thanks again!
@@ScandleBar Much appreciated
I have a minor suggestion for future videos: either do not have coffee before you start recording, or you can make a list of items to cover and stick to it. This would help the video flow better and allow people to fully absorb what you said. I have been doing this a LONG time, and you had my head spinning a couple of times when what you were saying did not match what we were looking at. With that said, it's an awesome video! Tons of information for those who are looking for more knowledge.
I appreciate the feedback. You're not the first to say this ;) I'm going to re-record the video to slow it down and be more focused on staying on the page/topic. Thank you for watching!
Is there a list within the folder you keep for all projects?
YES!
Good advice brother!
Appreciate it!
I just saw this Chanel is gold !!!!
Thank you!!
would love to collab on a video with you! i run an accounting firm the specializes in construction accounting!
I'd love that too. This is one of my biggest weak points in our business. Would love to share our struggles and pick the brain of the experts
Hi David, this is so completely relevant for me right now! I have just quit my job as foreman for a very reputable high end residential construction company here in Queenstown NZ. Everything you have said in this video relates to what was going through my mind 6 months ago when i began opening up my mind to explore other job opportunities and taking my career down a different path. I have landed myself a job as full time site manager on a $15m build for a Sydney based high profile client, starting in a week! It’s going to be full on but I am super excited and I wanna say I am really enjoying your UA-cam content, it’s helping me get into the right mindset and giving me some great insights on top of some online studying I have been doing. Keep up the great work and cheers!
I love this, thank you for reaching out and the kind words. I wish you the best of luck in your new endeavor and truly, if there is anything I can help with or any ideas you'd like to bounce off me don't hesitate to reach out. Get it!
I just turned 17 my family owns a construction business and they make over a million a year, but I really want to scale the business and help out and overall leverage the opportunity that I have on my plate. Any advice or opinions that you may have? my over all goal is to have guidance from experience individuals like you and hope I can get something out from here.
Sorry for not seeing this sooner! I'd be more than happy to jump on a quick call with you to give you 20 mins of any opinions I may have on your situation and how you can help you family grow the business. Let me know if you'd be interested. Thanks
Wheres the rest?? I need the podcast this is on
Blue collar future is the podcast
You said nothing , waht about elevation big number explanation, your video help nothing
I said 31 minutes of something. Glad you enjoyed it.
Amazing I like how you connect the plans to the reality / future things you will run into.
Thank you

Great video!
Thanks!
If it’s city water, not from a well, Get a swimming pool test kit, test the water leak for chlorine,if no chemicals then it’s ground water,if it’s positive then it’s from the municipal system.
Thank you. It actually was the worst case scenario. The foundation wall had a leak. We got it fixed but, what a pain
Really appreciate your videos,I've just passed my G.C. Residential and love getting as much information as possible. Keep up the excellent work very informative. Thank you
@corydauer let’s go! Congratulations my man, big step towards big things. Keep learning, make sure you take your time to set things up properly before you get caught in the inevitable chaos of being a GC. Happy to help any way I can. Keep up the good work, thank you for the support! David.

Yes I do. "How to read construction blueprints for beginners"

It’s” into green” not “getting black” like a stop light
I my uncle owns dozens of apartment buildings & condo properties. I used to go & do repairs on the plumbing of the ones that were vacated before they would be re-occupied. all the other trades were there fixing stuff. he was very wealthy. I asked him- how do you make any money? well- if you're doing it correctly? you don't. you break even. every dime that comes in- you pay the mortgage or you save it. the profit comes when the mortgage is paid off & you own it. he used 30 year mortgages for his first few apartments... after that- 15 year. after a time... now he just builds them with cash. but it did take him about 40 years to get past that first 8 apartments. he started being a GC at 25. storage facilities are a faster recovery- because they pay the same mortgage rates as everyone else- but they can charge 10x the amount for the same square footage and have no need for plumbing & only minimal electrical & hvac. it is easier to end up with a dead beat renter- but it's also easier to get rid of them than an apartment renter. you give them the required time to pay, then you pad lock their unit- then you sell off the contents, if any and re-rent. assuming you're doing a credit check- and taking a wrecking ball to bad ones- and avoiding ones with a bad score- you should do well. what you have to understand about renting is this: if you take a large building- and chop it up into small spaces (like a storage space, or small partments in a large building) you make more than you would otherwise.
Guys getting roasted 😂😂
Lol
Rough ROI.
Your parents sound like idiot grifters
So they were terrible business owners
Wtf? It’s a storage facility. There’s like no overhead. How could it possibly take that long to start making a profit. They must be really bad at business
