    I had a quick question, if an investment property is measure at cost model - is it still measure at historical cost - accumulated depreciation? sorry if I missed something And additionally you noted that, regarding transferring the item, if the item was initially measured at hist cost and now transferred -> the impact(change in carry amt) is on the OCI. What if initially, pre-transfer, it was accounted using the re-valuation model, will the impact(change in carry amt) still be on the OCI?

      Hi, regarding the first question: yes. Regarding the second question, yes, I think that what was in OCI stays there upon transfer.

    When i try to use the TVM, it keeps giving me the wrong amount. Every time i try a practice problem from the text and, for instance, with your problem above, it gave me 50,585 for the two year solution. 😭 Any ideas on why?

      Yes, go to the P/Y function by pressing 2nd I/Y and make sure you have 1 entered for P/Y (I think you now have P/Y = 12). You can do this by entering 1 and pressing Enter.

    A bit curious as to why you didn't deduct the 0.8% as well, as in the note is paying EURIBOR rate + 0.80% so I thought the margin should be: 3.355% - (1.5%+0.8%)

      Well the required margin is simply what investors require above the reference rate (in this case Euribor), so it does not relate to the original margin as such.

    What's the difference between discrete compounding and continuous compounding? And you're talking about discrete compounding here, right?

      Discrete compounding is when you have compounding occurring with a specified frequency like quarterly or monthly. Continuous compounding occurs when you compound constantly and frequency effectively goes to infinity. The latter is used mainly in derivatives pricing and valuation models.

      The student version of the calculator does not compute duration. Don’t worry, I always had the student version as well and it never hurt me😉 you will probably have to interpret and use duration as opposed to actually having to calculate it.

    I don't get why I am not getting this. It looks like very simple maths. Let's say I have a monthly rate of 1.89% and need to find the quarterly and annual. First stage is (1 + 0.0189/12)*12 right? that gives me an annual rate? then I would have 1.0191. To get the quarterly I take the 1 away to get 0.0191 which I would then divide by 4 and then power 4? or take the 0.0191 to power (1/4) and then *4? maybe I'm just tired.

      No, once you have the 1.091 (use the actual number on your display without rounding) take this number to the power of 0.25 (1 over 4) now deduct the 1 and multiply the result by 4. You will get a result which slightly higher than 1.89, something like 1.8929…. Which makes sense - with less frequent compounding, you need a higher rate to get to the same result.

    Hey man, I just watched up until 36.37 in the video, went out for a bit of exercise, came back and launched my MBS module, and slammed 8/11 questions including WAC without the formula and other conceptual questions. I instantly recognized that WAC is based on the coupon rate of the tranche, NOT of the mortgage.... Im not the best student, grad with a 2.88, but when I listen/watch someone teach and it sticks with me like this, I take it as a sign that the person is a natural teacher and special. I have only had one professor like that, and you are the second person in my entire life to teach in such an effective way. Your content is amazing, don't stop.... Invaluable.... and only $10..... Appreciate YOU!!!!
