1999年喺美國 L.A. 做了三年廣東話電台，一直好想繼續，廿幾年都係專注設計工作，四年前才重拾書包讀了個 Master ，改變了我的世界，後悔冇早廿年讀，年近六十，終於可以有機會用 UA-cam 攞翻做電台嘅感覺，內容全屬個人意見，人人意見不同，希望大家互相包容，你我也是香港人

The contents in my channel are all personal opinions, I hope everyone can keep an open mind to accept different views and respect each other.

The windows leaked at the edges to the wall in HK may be due to loss of sealant at the interfaces. The leakage persists after the repair man re seal is because the problem is the loss of sealant OUTSIDE the window- probably from being weather worn. So the tradesman should seal the exterior of the window with a weather and UV resistant sealant

2025🎉新年快樂，身體健康，世界和平！ 馬來西亞的高樓，普遍都有乾、濕廚房，呢點我好鐘意，同埋多數都有yard位置，可以放洗衣機和掠衫，唔似香港d衫通常要掠在窗外，又要靠擋板來遮羞。仲有一樣實用性的設計，就係都會有個位置用來放分體冷氣機的主機，而且係維修人員容易去到做維修的。

香港的良民証不用親身去香港拿信打手指模，只要在你居住地的馬來西亞領使拿封要求良民証的信件，再到中國大使館做認證打手指模就可以網上提交到香港警方辦理。如果你的mm2h agent仲叫人飛去香港搞就好奇怪喔。 此外馬幣的確是可以轉左錢轉去馬來西亞分行，這個你可以用國際銀行咭wise bank轉數，也可以用cimb這些馬來西亞銀行。唔太明白點解agent會覺得香港人搞笑會覺得馬幣海外轉唔到去馬來西亞依回事是什麼方面的限制。因為在新加坡好多人都有轉過馬幣，好多人在johor租樓買樓日日過關，都是銀行直接轉到馬來西亞，我的朋友早在johor置業，是用cimb都是在新加坡轉左馬幣再轉去馬來西亞。馬來西亞朋友在新加坡工作，仲話uob ocbc 好多大銀行都可以，而且匯率都幾好添。

@@招財貓-b1u 之前有片解釋過了，我現在仍未批核，還是用旅遊簽證入境，只要符合旅遊簽證逗留條件，外國人係可以喺吉隆坡租樓，政府有齊我護照號碼等等，租約亦有厘印，完全合法，放心，到攞到東馬第二家園之後，再決定要不要喺古晉租樓，到時交待❤️

@招財貓-b1u 係90日，但我經常要翻香港教書，每次都兩三個星期，所以冇問題，每次離開再翻嚟最好不少過兩星期，這是我古晉第二家園代理建議的

唔識泰語泰文真係好唔方便。系馬來西亞至少可以看懂中文或英文，可以用廣東話，英語，華語溝通。
Thai land has many different regions. Chiangmai and Phuket are nice areas. Pattaya is the party area. Thailand is more inclusive as to your personal life style choice. In my opinion.
The Guests who were speaking with opened doors are speaking Hokkien Malaysian accent. Probably had a conversation with the door opened as the man and the woman are not a couple but just friends. The man is explaining to the woman about the doctor’s appointment. The hotel must be near a major hospital. Malaysian hokkien language or may be thai chinese peranakan from Phuket island who also speak this language
