Same thing here in NYS. Everyone is chasing that high dual income couple, so 100% of sellers want the top 5% of potential buyers. Even worse, middle class houses have stopped being sold. So it's all upper middle class 4-5 bed/3 bath houses with huge kitchens, which skews other sellers' idea of what they should ask for, but also means smaller families or single people don't have houses to buy. It's being framed by the media as a "supply issue" but it's an artificial "shortage," there hasn't been an influx of people into many of these areas at all.
West coast of Canada is the same. We are on Vancouver island and our homeless population is exploding. I think many of these homeless people are losing their homes due to inflation and higher interest rates. I can see the USA and Canada is now into an economic collapse. People wanting to sell should get ahead of the market and drop your prices. People are losing their jobs and going broke, good luck selling your over priced house. Side note, I’m not a bitter renter, we own our farm, homestead, mortgage free, I’m just calling it as I see it, people are suffering.
Yeah the market seems cold! My neighbor bought at the high in 2022 and they put it on the market 3 months ago for 60k more than they bought it for which seemed insane! It finally was sold for less than they bought it for in 2022 which seems about right. Not sure why they thought they would get 60k more!

Housing affordability index is way out of line with wages; monthly mortgage payment is more affected by purchase price than by the interest rate. Those involved need to stop cheering for lower interest rates and start realizing buyers are no longer willing to overpay for a home. Home prices need to drop better than 30% to come close to affordable. Probably current sellers need to get a high price out of their home so THEY can buy a home at current inflated prices. The reported $40K drop on asking price $669K is only a 6% drop; probably just the start.

Are any houses moving? I would say, if you got time, mark it high and right. Desperate sellers will bring the prices way down. But it takes a lot of time to bottom.
It usually starts with poor advice from listing agents who want to snag that new client.
Workers are being fired left & right. One income won't make it for most people. Hard times are here.
Oh yeah, all the people who make enough to afford a house are getting let go or not replaced when they quit, low pay jobs get created instead.
Denver does not have enough high paying jobs to support sustained high prices. Boomers leaving CA with millions made on real estate to drive up CO prices is dying out.
NY doesn't either! They keep getting rid of well paying jobs. Even if you believe the government reports, they're showing high pay jobs getting replaced with low pay ones. Seeing it in real time. How aggressive can a buyer be to fight the owner delusion? 20% lower?
The answer to that is completely different with each seller. It depends on their motivation to sell. I see some sellers taking frequent price drops while others hold out for months at their original list price. In most cases it is easier to strike a deal with the seller who is taking regular price drops. The seller who isn't taking drops likely isn't as motivated to sell and sometimes they are willing to stay in their home if they don't get what they want. Although, the only way to find out for sure is to make an offer.

I have so many windows in my home and use my blinds and direct sunlight move of the day without even turning on lights so I declined every solar panel opportunity bc my electric bill is pretty low. We have gas oven for our kitchen. I too feel like 2025 is going to be a year that we all need to save and be prepped and ready!! People need to stop listening blindly to the media, there are signs all around us!

I can easily drop $400,000 in cash on a home, but we're in that part of the cycle where buyers expect top dollar when there's low demand. I can wait. Inventory will continue to increase.

Okay...Why are these 2 things so DIFFICULT to grasp? 1] You can't trust the advice of someone who is jonesing for their NEXT COMMISSION. 2] EQUITY = ASSETS - LIABILITIES...do not purchase a property without a sound EQUITY strategy, period. It's not your fault the current owner listened to a "salesperson".
why is is it so difficult for you to grasp the concept that the SELLER determines price at the end of the day after reviewing comparables a realtor provides them? I have seen plenty of deceptive agents who are all about themselves and their $$$ (usually the ones who spout out stupid lines like "date the rate, marry the house") but I know more agents who actually do care about their clients. Personally, I have told people when I don't think it's a good time to buy or sell. At times, I've given up some of my commission to hold a deal together. I've worked for near nothing for a family on an affordable housing deal. I couldn't sleep at night if I wasn't doing right by the people that choose to work with me. When choosing to work with anyone in any industry...character matters.

There are five homes in our neighborhood that are just "sitting". They are very nice homes! Today I noticed more price reductions on some of them, still not selling. I wonder if people are waiting for the elections, then will buy? Yes, I live slightly south of Denver in CO.
