Is this the plumbers or the roofers fault?
On this new construction home inspection the plumber ran the vent pipe through the middle of the roof valley. Once viewing this from the attic access it was easy to understand how this happened. But it should have been corrected once the boot was installed and they saw the pipe was in the valley.
You don’t want any penetrations in a valley and certainly not a vent pipe.
City inspectors didn’t catch this and it wouldn’t have been caught without walking the roof or using a drone.
This is not a complex fix but needs repairs.

Deck attachment errors

On this home inspection this Nashville area deck was attached to the sheathing with no flashing leaving the OSB sheathing exposed to the weather for multiple years. This is what happens when you don’t properly install flashing with your deck ledger.

Inspecting during the rain has its benefits. This home was under the builders warranty and the roof leaks had supposedly been corrected by the builder. These were only 2 of the three active leaks found on our inspection after the repairs had supposedly been corrected. This turd sandwich starts with the architect putting the toilet under the valley, and not leaving sufficient room to redirect the vent. Then it becomes the superintendent fault for not catching it and RFI-ing the designer. The lazy plumber fails to point it out, the careless carpenter sheets over it, and roofer, just didn't care. It takes a team effort to serve up a turd sandwich like this, the question now is, whos going to eat it?
This isn’t an issue, I’m licensed in both fields, you inspectors be over the top sometimes. It works and it will last in its current configuration

Plumber here: Not so fast on automatically blaming the plumber, there’s a small chance that vent pipe was already in a good location, then there was some last addition put on for a covered porch, etc. but if this was entirely framed, and no changes after the rough in, then yes, it’s the plumber.
The roofer doesn't place the pipes... he does what he can to get watertight

When people are getting paid by production, correcting other people’s mistakes takes money out of their own pockets. So a bad drawing leads to a misplaced vent and then a future roof leak. Who’s wrong? Everybody. Especially the plumbing inspection.

I agree that this plumbing vent should not be located in a valley ( ideally) however …., I don’t think there is a code for the placement of plumbing vents. …..hopefully they will move the vent and make the roofing repair

If you want to be nitpicky code stipulates Jack has to be installed according to manufacturer which probably specifies a flat surface. That said, roofer made the best of a bad situation. It could be worse…

What do the plans show?
Plans wouldn't show it. Everyone knows plumbing needs a vent. The vents are easily directed in the attic.

Plans don't show every roof penetration. If the vent is coming up in that area below, it's easy to redirect in the attic.
The roof was framed when the plumber put the vent in the valley. Why put the vent in the valley, offset it to either side

I'm a licensed Plumbing and heating tech. That's the plumbers fault for throwing it there, inspectors fault for passing it, GCs fault for not catching it, it's the roofers fault for covering it. Lots of blame to go around.

@@coreyfranco7060 A corner collects and directs water onto the same path. This makes it go faster and have more pressure. That means more water squeezing itself into any leaks that form. A sealed hole like around the vent is still more vulnerable to leaks than shingles because the overlap of shingles prevents backflow, but the hole there does not. This makes it more likely for a leak to form in an area where leaks are more damaging. So, uh, common sense?
Who is the majority to blame in my opinion the inspector. He should have taken a look at that and said nope that needs to move

If common sense was a thing in construction then we wouldnt have to have inspections.
"common sense" is knowing your fingernails need trimmed. It is NOT knowing all the sometimes very complicated things that go into building a safe home, especially in today's world.

We could talk separately about the schools of thought for dealing with valleys. One school is okay with the overlapping shingle valley. Another insists on a metal trough valley. There may be other methods.

@@coreyfranco7060 The vent coming up in the valley of two roofs is a near guaranteed leak. There will be so much water (and snow and ice in colder realms) channeled into that valley. And the boots that normally prevent water ingress for those kind of pipes are made to apply against a single plane of roof, not be bent in the middle.
@@MonkeyJedi99lool at it, its off the the side of the valley and it definitely wont leak and furthermore its not a code violation. If someone wants it moved they can pay for it...
Plumbers. He can literally see that he was going to be going into the valley of the roof when he made his penetration through the roof. But also the GC's fault for not catching it after it was done. Roofer should have WTF'd it too. IMO
The plumber is at fualt. The Plumber should be forced to relocte the vent pipe 2ft over and and update to plumbing should be added stating, no vent pipe shall be allowed to protrude through the valley of the roof. Im from Baltimore City,

What does the vent pipe have to do with not enough air supply for combustion?
Those were two separate issues. This video was done a long time ago, so I don’t remember all the specifics.

If that furnace has an induction blower there's no way the combustion gases can escape, cause there's negative pressure in the flue pipe. Thanks.
If it was leaking out, it would trip pressure switch as safety. Those stains are from flue gas condensing, it’s losing its heat too quickly.

Leaking tub motor found on home inspection in Brentwood, Tn. This tub appeared to have been used little if any. Thankfully I was able to find this for my client prior to taking ownership and it was repaired with a simple fix. Otherwise this could have turned in to water stains on the ceiling, mold, rotting subfloor, who knows. It pays to have your purchase inspected. #homeinspectorsbrentwood #homeinspectors
A Nashville home inspection found a live electric wire hanging in the yard. This appeared to run to an old shed or some similar structure which had been removed. This unoccupied home had the utilities off for a while. Then when the electric was turned on by the power company, this wire was energized and hanging in the yard for anybody to walk in to or touch. This is another reason to leave your children at home when shopping for homes. Also be extremely cautious when checking out unoccupied homes. You never know what you could encounter.
