      I had to order all of the stone. Most building supply stores in my area have very little stock however anyone that carries Versetta stone should be able to order the sills.

    If I am building a deck for home (Michigan), 10" concrete sonotube, do I need to use rebar? If I can, what's best way to do?

      Where I am building we are using the 2018 North Carolina building code. Appendix M is where the wood deck info is located but it is specific to NC and is not part of the 2015 IRC. So….I cannot tell you what is specifically required where you are building. However, I always add rebar/mesh to give the concrete tensile strength. Concrete is very strong under compression but weak when placed under tension. For this reason I would suggest adding rebar to help with lateral movement. Especially where you are with the freezing and thawing cycles. Keep in mind a lot also depends on the type/size of structure. If you wanted to add rebar what I would do if you don’t want to go through the pain of building cages is to pour the columns in multiple lifts. After the first lift set the vertical bars in while the concrete is wet and then pour the remaining lifts while ensuring the sticks remain completely encapsulated in the column. I am not a structural engineer so I am only detailing how I might complete this project based on the information you presented.

      @ncbarndobuild thanks! I am doing drawings right now. Thinking of 6feet 12" hole and fill 3" of gravel and 6" concrete to create base and then 60" on 10" sonotube. The footing i am planning is 6x6. Thought of reinforcing concrete in sonotube with rebar (my initial thought was similar to your suggestion). Which concrete do you use? Quick ready mix or regular?

      @@selvaspk I used a local supplier for the concrete. It would have been almost 100 80-pound bags if I hand mixed it.

    What were the requirements for cleared area for your slab. We are having a pad cleared and have brought in tons of dirt and the company has stated that we need 10’ on all sides of pad per nc code…we can’t find anything stating such! Help please!

      I am guessing they are referencing R401.3 which requires the grading to have a minimum of 6” of fall within the first 10’ around the foundation. If you have any fill dirt that will be supporting footings or foundations you are required to have a test done to ensure that the soil is properly compacted and will support your structure. We have a video on our channel that details our geotechnical evaluation. It was done shortly after this video. (Reference R401.2). It is not expensive to do and will give you peace of mind. We were borderline on the compaction test so we elected to put our barndominium on a crawlspace instead of a slab. A bit of a spoiler alert for the channel but if you are interested keep watching the videos sequentially it will help you understand the full process.     What exactly are you achieving by putting vertical rebar in your piers? Are you expecting a lot of latter movement in the soil? Seems like a massive waste of time and money for no gain

      @@porcusmisanthropicus5659 Based on the unfactored post reactions of: DL 212 KIP RLL 2.6 KIP WL 2.2 KIP along with the soil analysis report, our engineer wanted rebar in the column. So, I followed his instructions.

      You will appreciate the breezeway. It allowed us to break the build up into 2 different projects which allowed us to get the occupancy permit before the entire build was complete.

    I just had my crawl space and footers poured. It is the foundation I am going to use to build the Barn dominium that RR Building built. I got the plan from them. You are the only person on UA-cam that is building on a crawlspace. I plan on encapsulating my crawl space as well. Thanks for making the videos!

      That's what caught my attention about this channel. Loved the barndo build on a crawlspace. Or you could modify it a bit to make it a full basement. Almost every one I see is built on a slab.

    Great final fit under the windows. What is the window seal framing height? And or measurement from bottom of stone to top of top finish stone?

      Window sills were set at 36” above the concrete foundation with a laser. Stone height was just slightly less than that due to the fact that I dropped the starter strip (j channel) below the top of the foundation. The stone is roughly 36” tall give or take. Remember Versetta stone is not a perfect product. You will have some slight variations on height.

      You are absolutely correct. The only downside would be losing the pre charge in the line set. If I ever need to service the unit that is exactly what I will do.

    just seems like a lot larger diameter tube for just a porch. what size posts? a 6x6 post should only need an 18" diameter tube. I agree with not jamming the rebar into thw mud below though. I dont really have the time and money personally to do all of this. I'm about to build a deck. I'm in Tennessee with a frost line of 12" so that could he the difference. I plan on going 36~42" into the ground with 18" tubes. 4 or 5 vertical rebar rods. is making a cage really all that necessary?

      Posts are 8x8, ridge beam is a 6x12, plate beams are 8x12 and the timber truss is between 800-900 lbs. (all timbers are Douglas fir).To get the full picture you should check out the truss assembly video. The rebar was called out by the structural engineer who designed everything. I have to follow the plans or I won’t pass inspection.

      Yes it is time consuming trying to get a good fit sometimes. I might swap 4-5 pieces out before I find one I like. If I recall maybe 4 days roughly to finish this project.

      @@ncbarndobuild what an insane ask. I'm guessing it had to do with the soil, but that still seems super excessive. I'm glad you got to do it though. Getting a modern aerobic septic system with multiple chambers, chloride treatments, etc costs a fortune to install and maintain. (And it's the maintenance that no one takes into consideration)

    An out-of-box suggestion for future footers is to consider using a Ferro cement technique. If you are going to go through the work of constructing a rebar cage, why not add some wire mesh (alot of wire mesh) and create an armature which you then plaster with a sticky cement mortar? That would then serve as both the leave-in form as well as the steel reinforcement and you could skip the sonotube altogether. Just a wacky idea.

    Im getting ready to build my own barndo and I like your foundation wall. I think I will do mine the same way and use the perma brackets. The one thing that I might do differently is using steel trusses and framing my walls out between the posts.

      @@ncbarndobuild Let me ask you a question please. Would you advise against doing just the metal roof without the plywood sheeting and then spray foaming the back of the metal? Is the sheeting really necessary?

      @@TaylorHaubrich it depends on the type of steel you use whether sheathing is needed or not. Standing seam requires sheathing because it does not give any shear strength to the roof assembly. So….if you don’t use sheathing then you must use steel panels that ties the roof framing together and that will most likely mean using the through fastened ag panels with exposed fasteners. I do not like exposed fasteners on the roof system because you are relying on those neoprene washers to seal up every screw hole. Reference 2018 NC Building Code Section R905.10.1. Hope that helps.     If a rainscreen is used under this siding, do you know what type would be best to use?

      I use a synthetic roof underlayment for the house. For the garage I used a 30lb felt and I have not had any noticeable water issues. Anything to keep the water off your wall system is all you need.

      Yes to all three questions. I think you should check out part 1 and 2 of the floor system. They have all the details that fills in the backstory. In a nutshell, it is an encapsulated unvented crawlspace much like you would find in any newer build.

    Excellent. I am planning to self-build a post frame shop and house on my land in central Texas. They will both have concrete floors on top of ground with about 6 inches of topsoil and solid limestone under that. So, the foundations will be interesting. Currently using Sketchup to design all.

      Have not heard of sketchup. I will have to check it out. Not sure if you seen our soil compaction video but that is why we went with a crawlspace. The test results for a slab on grade was borderline so we played it safe.

    Why didn't you just build a 4 or 5 foot crawl space and save a heap of stress.. Would it have cost you more than a few grand?

      Not sure what additional that would have cost. The beauty of doing your own build is you get to pick and choose where exactly you want to spend your money. Unfortunately, in the end our budget dictates many decisions. We have a few no compromise items so in order to make those happen we have to sacrifice in other areas. You bring up an excellent point to consider though.

    Looks great. In hindsight, would it have been easier to install the vapor barrier before installing the floor system? Keep up the good work.

      Yes it would have been a lot easier. I was nervous about working on top of the plastic and tearing holes in it. If I had to do it over again I would do the side wall plastic before the joists and then roll the floor plastic out after the floor framing was complete.

      Is this in reference to the CRSI manual? I don’t see where a hook is required in any of the ties listed in the manual. The manual shows 5 types of ties and I tried to emulate the “wrap and snap tie”. Always willing to learn if you can point me to a reference.

    Great video, thanks for this detailed review, very helpful! Question, would recommend the 24k or 18k in a single story ranch approx. 1035 sq ft.? BTW I’m located in Connecticut. The home is open floor concept kitchen to living, dividing wall was taken out.

      Our mini was intended to just temper the air in the garage and not fully condition it like you would with a living area. For living areas I would highly recommend having at least a manual J calculation run to make sure you size the HVAC unit properly. There is a lot that goes into the calculation. For example, insulation r values, window and door performance and locations, along with total volume of space being heated/cooled. I know that probably isn’t the answer you are looking for but hopefully someone more qualified than I can point you in a good direction.

      Yes. The same engineer that drew the original plan made the change. It cost an additional $500 for the change.

      @@NotTelling51 a 9.5 inch wide 16’ I-Joist is about double a 16’ 2x10. (Where I get building materials.) The girders and piers in our layout will be carrying the majority of the weight (which is why the joists run in different directions). Would I-joists or better yet floor trusses have been better? Probably, but not necessary in my opinion due to the design. That’s the beauty of building your own home. Spend the money on the things that matter most to you and use suitable alternatives in areas where you want to save money.

    Trying to decide on what to do with heat and air myself right now. I'm in MO so with her both extremes. It'll be interesting to see what your hearing is like. Four Seven Romeo.

      We have had the mini running now for 2 winters and no issues with heating the garage. 4 inches open cell spray foam in walls and 4-5 inches of blown-in insulation in the ceiling. Still deciding on what to do for the house.
