I’m with a small broker firm here in chicago. I’m thinking about switching to @properties or Coldwell. I just applied for my FL license last week. Waiting to hear back on the approval.

Yes it was completely nerve wracking. So my husband retires this month so he stayed in NY. We sold our home he moved into an apartment and visited monthly. I moved with my four kiddos(definitely has been challenging!) so as a realtor (soon to be broker) I will suggest not to leave your jobs if you can transfer look into that if not start looking for a position here and get offer letter with start date/pay etc. once you move you can always seek a different job if that doesn’t work out. But yes stability is a must have for approval. There are a ton of new builds here in Davenport so you won’t have any issues finding a home. Look into HOA because I am surely NOT A FAN! So first get a am approval go the full route not just a pre approval trust me it gets things moving along. Have a good savings. Don’t touch your credit. Once you move you will hit the ground running. Thankfully there are a ton of Facebook local sites to help you navigate doctors schools etc. if you have kids, once approved and you know what area start looking into schools and daycare!

Thank you! Ok, so it will be as difficult as I think it will lol I have family in the area, they mentioned that I should fly out with the kids first but I just thought that was crazy. I guess it makes sense in some cases. Oh man, need to do a lot more homework. Thank you again!

Also from NY. Traffic definitely has its days but I wouldn’t exactly say it’s a “pro” to me it’s definitely a con when a 20min drive takes 45-1hr or 10-15 min takes 25-30min. But again I can see where you’re coming from.

@@jensenrealtyllc I agree but not as bad as NYC. I moved to the Horizon West area from Bronxville NY and it's better here due to options. I stay off I4 and only do toll roads, even if you take I4 it still beats NYC traffic.

@@jensenrealtyllc also the weather is a huge selling point. I am originally from Philadelphia where today is a high of 45 and we are currently at a refreshing 71 with a nice breeze. Perfect to stay active and go for a walk around your neighborhood! I also felt the humidity was worse in the Northeast and temps in the high 90s low 100s in July and August where here it's always in the low 90s.

Honestly I’m being told it’s simple Duke energy. Since certain areas such as Davenport doesn’t have an option this is what we get. And I’m telling you people say my bill is good compared to theirs and I’m like whattttttt…. We do our best to keep lights off and things unplugged. Just budget it in but depending on how big/people/pool/spa ours is 5b3b pool and spa $550max in summer and has been as low as 450. I will be uploading an update on my 6m journey/opinion/must knows

@@jensenrealtyllc 😱 that’s a lot of money, I have a hot tub, pool, 4bed/3 bath and my bill the highest was 300. But ideally 200 and like that. But we switch to solar panels and now pay form them 150 a month

@@jensenrealtyllc we moved to Davenport in June renting a brand new 4br/2b 1800 sqft house and I opted for the budget billing with Duke and only pay $125/month.

Absolutely!!! I think floridas cons are welllllll worth the move. I have no regrets thus far as you said every state has pros and cons but Fl aligns with more of my husband and my beliefs etc.
