You don't take any risk you spend 3 minutes posting it to the MLS and a few hours showing the listing if that. Usually the seller's agent isn't even at the home when the buyers are touring it. You spend no time or effort marketing. Nope you have no risk and get a large percentage of earnings that you did nothing to earn. The mortgage and Title Company do all the paperwork so you don't even do that!

The politicians of my state (California) won't do SH** about the lack of affordable housing. They seem to think that ignoring a problem long enough will make it disappear.

I bought my last 2 properties without an agent and it worked out great. Sellers can use a listing service to get on the MLS and all that is needed is a neutral 3rd party to assist with paperwork, scheduling inspections, etc at a FLAT rate and a la carte for their services. There is way too much greed in the real estate industry.

As a former investment banker, I can read and write contracts, conform to deadlines. In Florida, there are standardized real estate contracts, as in many states. I have sold all of our family properties at the top of the market. About to sell a 2 bdrm 2 bath in Florida that is 2 story bldg and doesnt require the collapse assessment and funding. We have had capital accounts all along. I will be putting it in MLS and every time that a realtor calls me to say I should list with them, I say, show me your talent, bring me a full priced buyer and close a deal. Happy to compensate you for buyside.

I believe there are agents working for reduced commissions, are agents in competition now?

Problem is the vast majority or real estate agents aren't well trained, they don't truly know the houses they're selling/showing, and they're totally incentivized to close a deal, not to do the right thing. I believe AI will allow writing offers, negotiating, writing contracts, searching title, financing, and virtually every step of the process. The value of the agent and many others 'managing' the deal has already gotten way less over the past 10 years and will get even less in the next 10 years.

Real Estate business has totally changed for agents. Imagine a huge shake out ahead as it becomes impossible to show a profit.

Not everyone or every transaction NEEDS a REALTOR, but most people and transactions do need us to get to the closing table. I am so thankful for President Biden making the funds available for all people in any City in any state. I know some people are caught in the middle like 30 year old working people but there's a place for all of us and it's going to be comfortable and affordable and safe.

I'm in Cottonwood Heights, Utah. We have the exact same issues with investors who don't care. And they give us small, mom/pop investors a bad name. We care about our properties because they are our retirements and our gifts to our children's futurs. Well done.
