You forgot to mention that Colonial Drive is the center of the Vietnamese community in Orlando. The cuisine that it offers certainly adds variety and interest to the Baldwin Park community since it is so close by . It is for sure not an area as attractive as Baldwin Park, but having said that, I think they have started to update the area.

3:10 - The buyer's "costs" for buying a home are NOT the sellers problem or responsibilty to pay. Since when is a home transaction any different from any other sale transaction? NEVER is the answer. If a buyer doesn't have the funds to complete the transaction they simply need to buy less house.

Both buyers and sellers need to be VERY cautious and READ and UNDERSTAND every listing contract and new buyer's agreement before they sign! Every agency nationwide will have their own type of contract/agreement. DO NOT SIGN any agreement if you find this written on it: "Compensation is earned when Consumer contracts to buy OR defaults on contract to acquire" or "Closing is not a prerequisite for Broker's fee.” Many of these buyer's agreements nationwide are locking buyers into paying compensation (commission) to their agent even if they do not close on that house. These agreements, if written in this manner, can financially devastate a buyer, so be careful. Here in AZ, on the AZ State's Real Estate Dept's website, they caution all consumers to read before signing any agreement! Also watch out for added administration fees, on top of the commission fees. And, the same goes to sellers; read your listing agreement very carefully, because here in AZ, their legal jargon in that contract makes sellers responsible to pay the agent commission even if the house does not sell, simply if a party is "interested" in the house, without having any accepted offer! These sneaky contracts and agreements are worded to put added money into the pockets of the real estate agencies, without any protection for the seller/buyer, and why many consumers are mistrusting the real estate industry. Even if the agent sounds nice and honest, and many are, they still have to follow their broker's rules, and use the contracts/agreements their broker provides.

Winter Park is a developer's dream come true. The city council will approve anything. Parking is not an issue. There is not any. Please expect more development, as there are some blades of grass that have not been covered with a building. I may be old, but I grew up here-since 1965. I left after college for 35 years. Winter Park is a mess.
