Are more people leaving Las Vegas than moving here? We have literally the lowest YoY inventory in the entire nation (-11%) for homes, and delusional sellers are still seeking COVID-level prices (which they aren't getting). In any case - it seems like more people continue to move here, rather than actually leaving.

I'd love to see more people leaving Las Vegas! But the real estate inventory and prices doesn't seem to suggest that is the case.

It too expensive to live in Vegas. The only benefit for living in Vegas is that there's no state tax and low property taxes. Everything (Home and auto insurance, awful schools, over priced sh*tty restaurants, grifters, casinos, high utilities, awful weather for 5 months, Shady realtors, home repair workers, builders, awful health care and works, uneducated dumb people, high crime level, drunk drivers, traffic, illegals) is just as bad as CA or even worse.

New NV construction license owner here. Where are the opportunities at?

Rates will come down and prices will collapse. This is 2009-2012 bubble on steroids.

What I’m seeing with the newer construction homes that they all look like you’re purchasing a box shape home. Who or what is getting pay to design this ugly shape houses. There’s no wow look at that home, it’s more like ,what! When buying a new construction home you should be able to admire the look and feel like you’re really home and feel comfortable and relaxed when you walk into this brand new home, and say wow now I’m home.

Wow, it’s seems that builders are cutting some corners and asking for a higher price in their newest homes. I see they’re getting away with the private toilet room and the tub/shower combo in the master bathroom. They are also cutting in the kitchen area with smaller pantry space or none at all, also in the kitchen they’re not installing the double oven in the wall.

WOW, this video is packed full of good info. This is the area we are interested in. I've found that the same builder communities cost less in NLV. You did your research, love it.
