A tree crushed some tenant’s cars and broke my windows and fence.

A big tree fell at my building today, blowing out some windows and damaging a couple of cars. The tree didn’t fall from my property but it still presents a scenario where I need to act promptly. The tree is now cleaned up and I’m in the process of finding people to fix the windows. Despite todays challenge, I still think real estate is awesome. Can’t let stuff like this get to you!

      Don’t be discouraged. I thought the same thing early on. Still do. But by looking every day and making offers, I land enough to keep me occupied. However it helps that I’m in the Midwest where more deals tend to cashflow. Some markets are certainly harder than others

      Glad you got value out of it! Sounds like you have a good thing going! Industrial is hot and being commercial you can force equity by increasing NOI, which is a beautiful thing.

    I am seeing similar Curt, folks consolidating their living arrangements. In my case, it is a young adult couple moving back in with the parents (to whom I rent to), so technically I am not losing a tenant. I’m just gaining a higher water/sewer bill. 😂 To that point, there is an opportunity to find larger homes (with an in-law apartment for example) to rent to a multigenerational family, as families look to consolidate their living arrangements. Hop all is well. Have not seen you post on UA-cam recently.

    Delegating was definitely not the issue. You handled it like a pro though. In the end, research the property management agency as if, if not more closely, than a renter. Keep up the good work. Slight set backs and lessons are common amd your a great guy with a great mind. Cheers.

      Accepting section 8 was my choice and there are people on it of all ethnicities. Many of them are great residents but sometimes, sec 8 or not, you get a bad one.

      For sure, it can always be worse! I actually used the deposit as leverage to get them out quickly without eviction. I’ll have a video up Tuesday explaining the whole thing and why I handled it the way that I did.

    I am disappointed in tenants like these. I am disabled and my partner is my full time carer. We live in a cheap rental, have done so the past 5 years and it actually looks better than when we moved in and we plan to leave it that way! There are a couple of things that look worse, like some peeling on the badly polished wooden floor which isn't our fault and tiles falling out in the bathroom (again, not our fault, the house is like 70 years old) but it's considered wear and tear, nothing we have done deliberately. Our landlord is really cheap, he barely fixes anything and did not have the place cleaned at all when we moved in. We have treated this home with respect like we would with our own and we hope we can find another place if for whatever reason we can't stay here anymore. Tenants like this ruin it for everyone else.

    I will say she did some minor damage and she was not a clean person. The bifold doors that are off the track I can't put on her. Those doors are a cheap, horrible mess. They were in my house when I bought it and where one of the first things to go. It also looks like something leaked in the bathroom closet ceiling either an upstairs tenant or the roof again, not her. The same for the bathroom floor looks like the subfloor was not laid down properly, and it started buckling up. Everything looks pretty low grade. Carpet is thin, window blinds look like they are from the dollar store, and cabinets are particle board with veneer. If you use cheap materials, they will not last.

      I had pretty much the same opinion as you. The bathroom floor looks like it was installed incorrectly, and what was going on in that closet with the upstairs leak? I found it interesting that the guy that posted didn't say anything about the damage to the bathroom vanity cabinet on the floor beside the toilet. Was that an existing problem? Everything reminds me of the quality of my old apartment where most things hadn't been updated since the 70's. Even in the last room, you can see the poor paint job around the lower part of the windows. This is a place just fixed up enough to make a buck. Landlords need to stop being surprised that people live in squalor when they're giving people a space that exhibits that environment. Edit: Oh and it says in the description that he accepted a Section 8 tenant. There are enough stories about that being a problem for landlords that there's no reason to feel any pity for this guy.

      The closet leak wasn’t her. The overflow drain in the tub above her wasn’t installed properly and has since been fixed. I haven’t had this building for that long and am working out the bugs. The buckling in the bathroom however was water damage. Wood swells when wet whether installed properly or not

      @CurtBagne the fact is you posted this video and implied that a section 8 tenant trashed it is 2 months' time. You then showed damage not done by the tenant and tried to lead people to believe that it was done by her. That is not right. Coming from a construction family and having participated in the section 8 program, I can say that if you use quality supplies, they last. The doors were garbage when they were hung, even the front door was hollow. The truth is, you use the cheapest materials because it is a section 8 rental. That does not make you a victim. It just makes you a sub-par landlord.

    Honestly I’ve seen a lot worse. You got off pretty lucky. I’ve seen units turned into total biohazards with huge holes punched in the walls, doors torn off, windows broken open, all the appliances torn out and sold. Not to mention the actual crap, pee, and blood on every single surface requiring tens of thousands for professional biohazard cleaners to make it legally livable again. I’ve seen tenants set fires and just totally destroy a unit just to screw the landlord over. You have a few thousand in damage at most, and maybe a full day of cleaning. Your unit isn’t trashed at all. And if you pay any more than a few thousand in repairs (which is actually pretty normal in between tenants-though two months is a pretty short stint I’ll give you) it’s because you were too lazy to clean the unit yourself. Quit your complaining, and be thankful for the fairly cheap lesson you learned, and the fact you have a spare home to rent out in this economy.

As for numbers, getting it back in order was around $6000, I think $225 of that was cleaning. It’s now nicer than it started to attract better people and hopefully get re-rented faster.

      each closet doors is like 200 ea, the tile job in the bathroom would be cheap if done yourself but if you contract it out prob a 1k right there. New vanity 180 looking like 3 - 5k in damages

    Looks like a t-bone fron a T-bone steak in the bathroom. Damn, we lived for 7 years in our last apartment with a special needs child, and even our place didn't look like this. How the heck does someone do this in 2 months? We had next door neighbors who only lived there for 6 months and they were constantly banging doors all hours of the day, didn't matter if it was 2 pm or 2 am. And when they moved out, one of the men fixing it up told me they completely trashed it. When they moved in it had been newly renovated, freshly painted, new carpet, new blinds, etc. Now all the doors are broken, cracked, every pantry destroyed, carpet needs to be replaced, etc. I told him, "it sounded like they were smashing up the place, and breaking down walls". Apparently, that was precisely what they were doing. I was glad when they moved out, because of the noise.

      All of the black tiles have been replaced with vinyl plank. The bedrooms and living room are in the process of getting new carpet. Most of my other properties have vinyl plank throughout but this building has carpet in the bedrooms and living rooms. I kept it like that to save a bit of money. Time will tell if that was smart.

      I wish that A) landlords would take their own lives, and B) that there were a database or point system that could be recorded for landlords as well

      Larger operators and apartment complexes will often have business accounts on google where people are able to leave them reviews. Also, if I took my life, how would I get to enjoy the airplane that I recently put a deposit on?
