Im sure all these programs are BULL. Remember when the government said they would forgive your student loans if you were a teacher or worked in the public sector. Less than 1% of those people who thought they would quality actually got loans forgiven. I dont trust anything other than hard cold cash upfront.
From what I've found in my research these are all legit programs that do pay. I'm sure there are some others that aren't all on the up and up, but these seem to be the real deal!
My #1 deal killer: H(orrific) O(ffensive) A(uthority) on the deed. If I could get it for free with the catch that I had to live with an HOA for a decade, I would pass.
HOAs can really be a pain! I've seen and heard many horror stories over my years in real estate.

I think a good portion of homeowners saw an increase. I'll be interested to see if this prompts more people to sell.
Really nice video, especially considering your subscriber count and total channel view count. Honestly it was great. If i can give one piece of unsolicited advise, the constant cuts are really distracting and jarring to the eyes. It might take more time to do the script a couple times and not need those jumps, but really makes viewing much more enjoyable. Yeah, with many of these 100+ year houses, you need to go down to the studs to ensure you are doing it right!
@@georgemyrealtor unless the homeowner actually took care of it? My house is 65 years old. I have lived here 24 years. I budgeted a minimum of 10k per year in repair/remodels.
@@e-spymine was built in 1911! We adore it and it's been a ton of work, but we knew that going in. I think the average homebuyer is usually unprepared for the maintenance and upkeep needed.
@@georgemyrealtor ain't that the truth! But there is nothing like knowing you are giving your kids a home they can count on. Expensive as it is, that is what I am happiest about. They knew where home was, they knew they were safe here.
@e-spy my house is 45 years old, we have spent $10k/ year the past 13 years and we have about $50k to go. Oh well

What would happen if you invested that money instead of paying extra on your loan?
Great question...it really depends on your specific situation. If your mortgage rate is higher than your expected investment return, making extra mortgage payments might be the better choice. If your expected investment return is higher than your mortgage rate, investing might be the right move, financially. I think you just gave me another video idea, so thanks!
I'd add "new builds." The quality of new builds in many places these days is abysmal at best. Poor craftmanship, (if you want to call it that), along with home builders that are not quick to honor any warranty is enough for me to stay away
Definitely! Of course there are some great builders out there, but most are in the business of getting homes built quickly. I see more problems on inspections of homes less than 5 years old, than I do on most others.

I live in CA. I see a condo in downtown Cleveland for 80k. Im strongly considering buying and renting. Any details about the rental scene in Cleveland?
Good downtown rentals are definitely in demand. The biggest thing to think about with condos is the HOA and maintenance fees. They can really take away from any real investment income. Reach out and let's talk!

Land Bank has been working hard for over a decade demolishing anything under $50k. Their goal is to eliminate lower class homeownership and make us rent. I can overlook asbestos and lead if it means never having to answer to a bank or landlord.

Land Bank is demolishing historic houses better than McMansions because of basic asbestos/lead violations. Ignore it! Those are only issues if you mess with pipes or have a taste for paint chips.
Also... Knob and tube wiring is totally safe so long as it isn't sagging along wood -- that's the point. With modern LED lighting power draw is significantly less so nothing gets hot. Fusebox from 1923 worked as intended when a toaster had a fit it blew so I had to find a hardware store that still sells 15A glass fuses.
Totally agree. The problem is many home insurance companies are refusing to issue policies for homes with knob and tube around here. When the homes are all 100+ years old, most of them still have some amount of knob and tube running through them.
Most of these old homes are built far better and with better materials than what's going on up today. Many young buyers just don't want to deal with the problems and quirks that come with owning an old home

Good video and question i got a metal roof how often you what to get it check like every 10 or ???
Thanks for watching! Metal roofs are great. They can typically last 40 years or more. But they can have problems due to thermal expansion and the fasteners, both the rubber washers and the screws, can degrade over time. I know some installers reccomend having them checked every couple of years depending in the weather and climate where you live.

Great video, George. I’m an appraiser in the Cleveland area and it’s blowing my mind that I’m still pretty busy in this environment. Nowhere near what it was like in 2021-2022, but I’m still getting a steady flow that I’m thinking will drop off once winter hits. I’m also seeing some really great multifamily properties starting to hit the market in the Cleveland metro (specifically eastern) for cheap since some investors are looking to tighten up their portfolios…
