June 2024 Oahu Real Estate Market Update
June 2024 Oahu Real Estate Market Update: Fed’s kept interest rates unchanged in the 5.25 to 5.50% range at its policy meeting last week and hinted at maybe only 1 interest rate cut this year. This is to keep pressure on the economy to cool inflation back to the 2% rate as it was running at 2.7% in April. Interest rates are currently about 7.12% for 30 year fixed with 0 points causing a slower than usual summer sale for housing. Currently, I have 14 listings available on the market and very few showing requests. Sellers will have to be a little more patient in this market or price it accordingly if they need to sell soon. Buyers looking for decreased competition should take advantage of discounts from motivated sellers. Single family home median prices were down 2.2% to $1,085,000 and condos were down 2.0% to $495,000. The feds were supposed to cut interest rates, but they pulled back so rates actually creeped up a little bit and are hovering at about 7% right now. Single family home sales were much stronger than condominiums for last month with close sales up 26% vs 2.8%, respectively. do you have a guestimate at how much the lobby refurb is going to cost? this building drew my attention the yesterday when i saw a studio come up with a $90k price reduction. I thought why the fire sale, its only a name change. Thanks that clarifies why some are running for the doors. Have the owners ever talked about adding washer and dryers to the studio units?
Hi Greg, you sound familiar with the building. I own a studio unit about 420 sqft and my special assessment is estimated at $25,000. The developer is making the owners pay for the renovation which seems unfair. That's why some are selling. The new renovations do take into consideration adding laundry to the studio units. Ben, I'm going to email you as well! I'm familiar with the Trump, I stayed there for 3-4 months on an executive lease when I worked at Hickam back in 2010 and 2011 (when it was NEW!). We wanted to purchase in 2015 when our realtor steered us to the Ilikai instead (the new refurbished high floors), and that was a great condo-hotel investment until COVID. We have since sold. Anyway, I've always been eyeing the studio units but was bummed when they didn't have laundry, so that's nice it'll be an add during the renovation. I'll email you soon, as I'll be on island at the end of the month and wonder if it's too soon to scoop up a small unit at these discounts! Thanks! @@benfieman

Wow 15 million for this it looks like it was built in the fifties and it’s sitting right next door to a building plot, I would be looking for a blind and deaf person to buy this house because basically this is a building plot it needs demolishing and rebuilding so well over priced.
Hawaii's properties are often outdated looking and require lots of fixes for the price.
Is this for sale? If so, where is the listing?
Sorry it's not for sale. My client bought it recently and fixed it up so he is using it as a vacation rental property for now.
