Southern Leyte Build Days 107 to 122

We are building a house in Southern Leyte. Progress is fast with expected total duration well under 180 days. The house is close to a beautiful beach and will be a single story, fully accessible, 3 bedroom, with a pool and solar. It's not a traditional Filipino home but it's based on one we saw that was built many years ago by a relative. Along the way we have had more than a few challenges and...
106 Days. Lots of progress in the last week. Building on target! Champagne to ice!

Lots of progress in the last week. All the Windows are in but waiting on tempered glass for doors and the window in the kitchen. The rebar is in for the pool and the formwork being readied for the concrete pour.
SOUTHERN LEYTE 100 Days of Building

From a bare shell to somewhere you can almost live in. The last 35 days have seen the building completed, electrical almost done, painting and tiling mostly done or under way. Solar hotter on the roof. A backhoe brought in to dig a cistern, septic tank and more importantly the pool takes shape.

Talking head towards the end. The roof is complete. The kitchen taking shape and a section on how walls are rendered. Lots of progress in just another 11 days. It's Holy Week so 3 days off!

Build to Day 56! Apologies for the delay in uploading. Whilst it looks like it's easy to create a video it's not so simple and takes time and takes.

Fun and Games: Constructing our House in Southern Leyte We are at day 38 of the build. Along with the build there are puppies and dancing and an attack cat.
26 building days so far and it's never as easy as you think. Who knew that rocks aren't your friend?

We are at day 26 with delay due to the sheer amount of rock that needed to be removed so the columns could be placed. As a newly I've had to learn how to video, choose software to "UA-cam" the video and find time to put it together. I am impressed by the work the build crew put in and the efforts of our builder, Lito coordinating the workers and the materials. Hopefully you enjoy it.

Looking great. You did just like me make a extra extern cr for the people then they dont run around in your house. LOL. The pool is great did you let them make it bye a contractor or with the local people. Also the seat in the pool is a good idea i take it with me in my drawings plans. Cheers mate
An external CR is a must here as we expect the pool to be used a lot.
SO glad you poured the walls of your pool, and didn't use hollow blocks! I cringe every time I see HB being used for pool walls! They are NOT load bearing! Best of luck with the remainder of your build.
Before we started we looked at previous work our engineer had done and one of the pools he made - a lot more complicated than ours - so we knew how it was built.

Go for it! The choice we made was for a basic no-frills design rather than follow the fancy - to us anyway - local ideas. As they say - to each their own. Make sure you get a good engineer to supervise unless you are having an architect do it which is more expensive.

Our engineer is extremely good and he listens to me but more importantly the workers follow his instructions pretty much to the letter. The new mall could be more foreigner friendly but it's a step up on the other one. Still have to go to Ormoc or Tacloban for some stuff periodically.

In the Philippines unlike some places family and close friends are important and we will see many visiting our 120 m2 home which is about half the size of a home in Australia or the USA so indeed it's perfect.

Thank you so much! The layout is based on a relatives local home. but modified for a Western lifestyle. Last home built was over 40 years back so not much practice.
Looking to move into the area I was wondering if you knew what land prices are going for right now in your area
Hi land prices depend on how close to a beach you are. There are some lots nearby to me asking for around PHP 2200 per m2 but negotiation may lower that. Very close to a beach and the prices can be very very high. drop me an email to southernleyteandbeyond@gmail.com and I can pass contact details for the couple of lots I know about. One is 100 m2 and the other 850 m2 I think.

Greg & I are impressed. Greg built a house for his mother at the beach in Aspendale years ago, so he knows what it takes. Recently he rendered walls for a friends bathroom to help her out. We are hands on renovators with loads of years experience on what it takes. Kudos to your team 😊🎉

Thanks a heap John. It's a relatively modest home if I look at where I'm from with the exception of the pool which is an extravagance when so close to the beach but as with many places in the Philippines the beach is great at high tide but a long walk at low tide over the coral. I'm learning a lot about video which is hard compared to still photography.

Thanks for the great update on your build. I’m starting a build here on Bohol, but the hollow blocks are so bad they disintegrate as they unload them off the truck, absolutely total garbage. Luckily the bad blocks were only used for an outside CR for the workers. How do you test the blocks to determine if they are good?? I refuse to use the crumbling blocks in the past, I’m willing to pay more for good blocks.
Before we started the build I had some experience in Cebu where a friend makes them and agree the usual quality is not great. My engineer and I discussed it as I was thinking of AAC blocks but in Southern Leyte they are too expensive. Our engineer sourced "high quality" ones and they are good compared to the others. Just ask the supplier to give his best. You may pay a little more but worth it.
